I like to see a weekly update bro. As tradesmen I think we enjoy to see the ups and downs, set backs and victories etc as they happen. Bits of this and bits of that are generally how we have to do it....we never actually know how things are going to go from one day to the next. Bring it on and all the very best to you all. 👍

Having been a carpenter & joiner of 34 years experience (thus far) I know that generally, skills were better in the past at some levels BUT there can also be extreme nincompoopery, as discovered here! What astounds me is how those gallows brackets have supported that weight at all!!! LOL! Extremely dangerous building - but fairly easy to remedy. Personally, I'd drop the front elevation, do away with the GF bay, dig footings under the gallows (all the way across, corner to corner) and have a full-width elevation instead of that preposterous gallowed overhanging nonsense. Bigger lounge, fully supported - now get on with it! 👍👍😘

The Gallows brackets are not taking all the weight, the floor joists under the boards are cantilevered. I.e they continue out over the front face of the wall. Still a shit job though.

You have a unique chance here to combine 2 different types. A vlog that also teaches. Show how you approach these problems and the solutions, perhaps as a seperate series.
That’s a good idea and is how we try to approach our videos generally anyway but we could certainly start going into depth more especially on this project with a LOT! going on

Weekly for me, a long as you want! What a nightmare of a job. Not insurmountable provided the client is honourable and you’ve got fixed and firm stage payments. Neighbours have definitely got to be onside otherwise you risk all sorts of shenanigans. Love this channel so I’ll watch whatever you throw at us, I’m sure you’ll do your best. 👍🏼

Oh dear what a start.
The boundary issue of the boundary wall location would have been resolved with a full topographic survey at about £1200 would have given the architect all the information he needed and certainty that the proposed extension would fit. I would also have suggested trial pits to determine the foundation levels of the walls. If not already appointed I would get a party wall surveyor involved pronto.
Is the architect an RIBA registered architect or a technician? I suspect the latter.
With regards to the boundary wall I would have hoped that the neighbour would have designed it as frees standing based on their ground levels with a 1m deep foundation. 3m is quite tall for a 225mm wall with no piers.
I am looking forward to following this project.

Building surveyor here, a lot of people think that houses built in the 30’s etc were well built and solid, it couldn’t be further from the truth. As others have said in reality you need to virtually start again.
I nearly bought a 1930s house once, but after subsidence was found in one corner (damaged drain) I backed out. So glad I did.

@stuartmoles843: I always assumed 1930s properties were decently built, but now with a rare view of a house deconstructed back to its skeleton I see poor quality, a building boom between the wars and likely little building control.

Makes no sense. Demolishing it would surely be more economical and current building regs would allow for a much warmer home.
Me personally for this kind of extended work and amount of money involved I would have explore the option of rebuilding with CLT (cross laminated timber) making the new house so energy efficient that the air would get warm even just by people breathing. So explore how much would be to demolish the entire house and rebuild with CLT. With CLT in maximum 2 weeks the whole house structure is up and waterproof. This route can lead you to certify the house as a passive house (the most efficient level that we have at international level)
I knew someone who had a place just like that which was being pulled to pieces - the front elevation was a total and utter bodge job, originally a Timber framed front, subsequently bricked in prob in the '20s, no ties to the brick walls of the rest of the house. The roof just sat on the front elevation. Much like you are seeing there I guess. The only thing holding the front of the house to the rest of it were the floor joists set in holes and cement filled. To cut a long story short the builder turned up one day and the WHOLE front of the place had just flapped down flat on the front lawn and the house looked like a dolls house that had been opened. Needless to say the project cost spiralled out of control and the single woman who owned the place had a nervous breakdown.

@@mrabuilders6723 lol...............I've only ever done my own projects, and I could natter about things I've had to put right in houses all evening. My current house is a Victorian villa down on the south coast once owned in the 90s by a 'builder' ( I shall use that term loosely).........................I bought it in 2000, and what we found once the project started was just gut bustin' in most cases. Needless to say, I don't reckon he knew how to build a rabbit hutch properly.

Massive job. Fair play to ye for taking it on. Alot of people would run a mile from those types of jobs. I love these types of jobs. Im starting a full renovation of a bungalow in 2 weeks for a client. Making small rooms bigger, 2 extensions 1 to the front 1 to the rear. All old concrete floors have to be broke out and brought up to spec for underfloor heating, new windows and doors. I would love to have the time and patience to film it like ye boys but it wouldnt be too interesting.

As ex pat in oz and a retired builder I personally spent 52yrs in the industry from the start of my apprenticeship and was always taught to expect the unexpected 😂😂 never a truer word personally like to see a weekly blog best of luck hopefully it’s calmer waters ahead
As a GP Chartered Surveyor with 40 years experience, I agree with the previous QS surveyors comment. Knock it down and start again. No matter how much work you do, it will never bring confidence to the final result.
I have said the same - surely its not a listed building.
Interesting project, just make sure you are paid for quote AND any additional work, too many trades getting ripped off!

The minute you pointed out the crack, if you'd measured the angle of the bricks to the right, and the bricks to the left you'd be part way to mapping the bow in the brickwork that has been there since very early days. Someone has known about its issues and gone to extensive lengths to conceal.

I can’t believe a RICS Surveyor wouldn’t have flagged this if the homeowner had at least a Homebuyer report when they bought it. Problem is, most people think the valuation survey for mortgage purposes is enough - it isn’t. Don’t scrimp on a survey when you’re buying the most expensive and important asset in your life (for most people).
@@Adeleisha You'd certainly think there'd be outward signs of issues as much as internal. Like that gap in the front face isn't small and so must be visible externally.

and when you're on site, their list of 'additional simple jobs' appear. Whatever the vocation the client will try and use you to save money.
It just needs a really thick coat of paint to hold it all together (until the cheque clears).
Funny that , my mate done a big big paying job and a neighbour who saw what he was doing wanted a quote , now my mate needed acces so went on a day mutually agreed and on his way he sees some guy looking official mooching on the property he’s doing work at.
My mate being friendly approaches and finds out this is a man from the council who’s not happy , not happy indeed and there’s trouble brewing over what’s been done so my mate says can you do me a favour I’m finishing round the back tomorrow can you leave this a week so I get paid and he did 😂😂😂

A lot of knock it down comments, if there is no subsidence why knock it down? Its on firm footing. Having done some building work but no expert, Pull the roof off, pull the wall down, pull the floor up and go again.

I have only a little of experience in construction, but that house is good for demolition and not much more.

As I understand it new house builds are Vat tax exempt. this would give the house owner a 20% discount to start from scratch. Knock it down start again with super insulated house on proper foundations. The old problems will be a long lost memory! What price peace of mind?

Having watched your video again it's all so possible that the foundation could be another course. I would nock all down even neighbours wall clear all out and start from scratch. rebuilding neighbours wall two bricks thick not one for that HEIGHT. looking forward to seeing how you getting on.

In other words you are taking down the house and building a new one LOL ; but they are making the job difercult by not just clearing the site in one go.
Your SE is right in his assessment. Those bricks and timber gable is original as the rest of the house is fairly modern, probably mock tudor 1930's that's been covered with render and cladding. The timbers are far too modern sections for it to be period. It would be quite something to find original workmanship that bad to be 200mm off level.
My take:
If its sand/gravel underneath could be subsidence.
If its clay could be shrinkage/heave.
Either way if it has subsided at the front, the top of that gable wall will be pinned back by the roof under tension, which pulls everything above the lintel inwards, with everything below the lintel bowing out. At 7:18 you can see the bearing timber on the top of the brick bowing down and it has pulled out of the post. The roof timbers pulled out in the other direction also suggest the subsidence could be around the front corner and to the side of the house (also where the gap between gable and flank wall is largest).
If it's clay and has heaved up halfway down the flank wall, it might have had a similar effect pushing the wall up and tilting the first floor outwards, while the roof is still holding the rafter back.
The 200mm deflection in the floor without apparent gaps in the brick is probably because the roof is picking up most of the strain either way the house is moving. As you go lower down the wall into the ground floor, the gap would be even less and possibly not noticeable because it's further away from the tension zone.
For safety, I'd batten up every wall in that room with vertical and horizontal timbers back to some solid wall and get some steel restraint straps into the roof rafters temporarily. Avoid working in that area or below it on windy days and open the front windows since you've taken the back wall down on the upper floor to avoid internal pressure from a gust blowing it out.
This could be an underpinning job around the front corner. Might be worth getting some trial pits or specialist advise to de-risk.
Thank you, Johnathan. That's a great insight and it all makes perfect sense. Why would the clay heave though? If it is clay that is and it very well may be. I know that it heaves because of roots/tree removal but there's none in that area. Could it be that there's an excess of water in that area? Such as a broken drain or poor surface water management?
Have had a lot of issues with the very hot and dry summer of 2022 drying out clay without roots involved.
@@mrabuilders6723 It could be those things, I see the neighbour's RW downpipe is close to that corner, so there is definitely at least one surface drain in the area. It can also happen when the clay layer is quite thin above a completely impermeable rock layer, you get a perched water table that traps the water and expands the clay. Difficult to say without a window sample.
You can see a smallish diagonal crack in the plaster when your lad took up the flooring. It would help to determine when the flooring was done as its very possible they re-plastered the walls at the same time, otherwise you'd have seen a huge crack matching the bricks in the plaster too - therefore the house has moved more since. If it was only done a few years ago, then there could be more movement to come. If it was done 30 years ago, then you could argue that the house has probably moved the most it's going to.
It's a tough job this! How much money is the owner willing to spend, how much of your margin are you willing to eat into to, how much time you have on the job. I know fees and for professional advice and are a proportionally large for house jobs. Don't envy you, but ill follow with interest.

We live in a 17th century cottage - I can assure you there have been cowboy builders in every century since! I'm with others here - it's not listed, it's a horrible looking house, demolish it and build a new well insulated and better looking house. No offence to everyone on site but it will always be a massive compromise and a nightmare build. Plus the client will never truly like it. Subscribed.👍

Whatever suits you (new viewer) as a retired builder, that whole thing needs demolition and start again. I've tried to band aid buildings like that and you just chase problem after problem, if they built the front like that, then there will be more surprises! (And the new build will be 0% Vat)
