Lake Chapala and Ajijic Mexico is one of the most popular areas to live and retire for expats from the United States and Canada.
The weather is about as close to paradise as you can get, and there are lots of activities to keep you busy. It's also about 30 minutes from the Guadalajara International Airport so you can easily fly back home or anywhere else in the world.
You'll also find a variety of real estate to fit most budgets and requirements. In this video, Inesa from Chapala Realtors was kind enough to show us 5 properties in Ajijic and San Juan Cosalá, which is located about 15 minutes west of Ajijic.
Whether you want to buy a condo, a townhome or a single family detached home in the Lake Chapala Area, Inesa can help!

I live part time in a home in Ajijic and another in Florida. For what the area has to offer, nothing compares with Ajijic for what it gives to Expats: Best weather in the world year round, incredible variety in 200+ restaurants, great Expat community that supports charitable needs in Ajijic while always respecting the local Mexican way of life (We don't want it to be another USA), OK, prices might be a little higher, but so very low compared to the USA. The beauty and charm of Ajijic will fill your heart!
Very expensive considering Mexico's economy, strength of the dollar and it's recession . Looks like the values in Mexico are also very inflated. Looks like a 30% correction is in order. Thank you for sharing.
That area is definitely expensive. A lot of professionals from Guadalajara have moved there now that they’re working online. And it was already a tight market because of the high expat population.
Are you guys moving?
Prices go up only on the areas where USA immigrants land, they bring the same US real state sistem to México, if they like one home, they usually offer above the asking price.
Mexican sistem is to offer 50% less of the asking price, from there they start the negotiation to make a deal.
@@angeljuarezjuarez5240
50 percent less? Wow, that’s good to know!
@@lockharthometeam2344
Yes, when we (mexicans) put our propperty on sale, that means we really need the money AND we expect a much lower offer, to end at about 75% of the asking price, but, foreignes changing all that, they pay top price, they even offer more to make sure they secure that propperty.
Just check the huge difference on prices between towns where foreignes concentrate AND towns where they're not in yet.
Thank you, JP and Amelia. I've always enjoyed your videos while you guys were in Ecuador. I was very interested in moving to Cuenca but it was just too far from the US for me. So, I moved to Ajijic over a year ago and I'm just in love with this place. Thanks again for your work!
Congrats!
Thank you. Amelia and JP, for this video. Honestly, Mexico has scared the heck out of me for years, and I am just getting to the point where I realize my own ignorance. Although I'm more focused on Ecuador, I am now able to be more open-minded about places like Mexico.
Really happy that you two took the time to show a wide range of homes. As always, thanks for another great video.
Our pleasure! Glad you enjoyed it!
I love the views I the condos. Makes me feel expansive inside
JP, I think the way you can get a better grasp of the floor numbering system is to think of them as STORIES rather than as "floors". So obviously you have the ground level, and then the first STORY, and then the second STORY. That's the system that I use. I hope it helps.
JP is throwing in more and more of his Adopted Spanish. Keep it up!
Love how colorful that open house it, casa colores. A lot of personality. It makes the other ones look so plain.
Thanks for showcasing Lake Chapala! Those condos are very beautiful
I plan on retiring next year and went on an exploratory trip to Ajijic earlier this year. A very charming town, but when the real estate agent told me the prices of the houses she showed me, I was really surprised. They cost more than the homes in my U. S. neighborhood! One of the reasons I want to relocate is to save money. So, my next trip is to Ecuador where real estate is more affordable!
We were surprised too.
Odd since house prices have skyrocketed in the Us with in the last few years.
You can find low prices as well as high prices for homes in Mexico .It all depends on what you like and the area .
@@capacitacionyconsultoriaes6319 It is the only town in Mexico that I would consider living in, though. Perfect weather, on the lake, and a large expat community.
@@bjm9071 just curious, why does an American want to move to Mexico to be around Americans? Yes normally it’s less expensive, but not so much now. I used to go to Cancun in the 80’s and it was inexpensive. Now they have adjusted their prices because of they know Americans will still pay. I want to have a place in Mexico and have looked many times at lake chapala. I understand Americans feel more comfortable around other Americans and Canadians, but I really would rather be around Mexicans for the language, culture and better weather. I’m around Americans everyday here in Texas. Just curious.
And my neighbor has a good friend that retired and moved to Ecuador. Didn’t know Spanish when he arrived 11 years ago. So far still likes it, but he said there were something’s he didn’t like too.
Hello Amelia and JP, thank you for filling us with a lot of important information, you are the best
Wow, beautiful condos but crazy high prices.
Loved casa colores!
I like the second house with the bright colors and awesome outdoor spaces.
great variety of places. Love the first house. Kinda small, but charming
Thanks for the tour. Fue muy divertido. El que me gusta más es Casa Colores también. Me encanta El patio con las vistas. La ubicación también es genial.
As far as a nice big city near by Guadalajara is close to the Airport also and it is a great city. You find everything there I Love Guadalajara. In memory of Juan Gabriel and Vicente Fernendez that we lost last year 12/12/21 Rest in peace and thank you for your time living and being with us. You did place mexico n the map by being you who you was.
Very Nicely done Videos! Thank you. I loved house # 2 also!
So glad to see this. This place wasn't even on my radar. I was toying with the idea of Guanajuato & Queretaro, this is definitely worth looking into. Thank you.
Glad you enjoyed it!
Casa Colores was fantastic! I would live there in a heartbeat!
Great choices, guys! As usual, great video!
The last house takes it for me. The large spaces, the pool are just on spot. Though the price is a bit high...so glad you have featured properties again on the channel.
I love the very colorful home....It is amazing...I vote for that one...
watching these videos, as much as i wanna live abroad, it reminds me of what an amazing deal i got on my home. thanks for the videos.
Thank you for sharing these! Casa Colores was my favorite!
Thank you for this informative video. The condos with balconies on a busy street seem very expensive; the homes were nice, but were clearly gringo priced as well. Glad to see the properties. Knowing what isn’t my place helps me focus on my next location!
We were told the Mexicans are now paying the same prices as the gringos. The area has become very popular with professionals from Guadalajara.
Very informative video. I would be comfortable in any of the first three. Thanks for showing them.
Just love how you guys splash about... even cross-nationally... showing us some sweet possibili-rease that keep us dreamin' of divin' in'! Hadn't said anything in a while so I just had to "pipe up" and express my heaps of appreciation for all that you do... and how you do it all so effervescently! Thank youuuuu!
Muchas gracias! 😊🇪🇨🇲🇽
@@AmeliaAndJP ¡Mi placer! ( Just noticed my type-uh-oh : It's all the "sweet possibili-TEASE" you show us that keep us dreamin'! THAT's what I'd meant to say...to hopefully give you a bit of in-courage-meant! ) Every so often I just "hafta" say somethin' to letcha know I'm still gladly trackin' with you..whenever I get the chance (though more "on the road" mode now myself so it's not always EZ! but I'm always "tickled" when I can! = grin =
Thank you for the tour.
My favorites are Itzia 401 & 203. Thank you for the video.
Wonderful video! I love seeing the living options in different places 🥰 They were all fabulous though more than I would want to pay in retirement. Ooh the views…..
I have been watching your videos forever. Love Ecuador . Visited 5 times when my daughter lived there. However. We have landed on Lake Chapala, Mexico for 5 months. Then reevaluate. I agree the prices are very high here and if we stay we will opt to rent. ... It seems surreal that my favorite you tube couple is just down the street!
Gracias! 🥳
Great vid!!!
Casa Colores! Love the character, colors, balconies and no traffic noise!
Very luxurious and views are amazing 🥰
I loved the same house as you two. I love star gazing and the top floor would be the perfect place for my telescopes.
I agree. I like Casa Calores the best as well.
I have to make mention that the 3rd condo, with balconies on the street side, has a lot of traffic noise. While this noise is totally unnoticable from the inside, it's still not a plus and could pose as a deal breaker for me.
Traffic noise ...don't forget Sayulita . Great video
The way they describe floors in German helped me understand the system. It's first level over the ground floor, second level over the ground floor, third level over the ground floor etc
Great video
wow those properties were kickaz
Hi JP and Amelia; Was in Ajijic yesterday, was hoping I would run into You Guys, and say hi. Moving there? lol the rooftop lookouts are called " Miradors" and the brick beveled ceilings are called " Boveda Ceilings", very common in Ajijic. Enjoy your stay in Mexico.
Gracias! 😊
Love the site !
lovely
youz twoz really do make informative vids I have grown to love watching. " we gotta to get outta this place " to the animals tune, keeps playing in my head while I consider options, Ecuador it seems has the best in all categories. I hoping I grasp spanish as quick as I did Japanese.
Before we left, I had “I’m already gone” by the Eagles running through my head nonstop 😁
In the USA we count floors and in the rest of the world they count elevations which is above the ground floor.
I remember when you lived in the mountains. I would like a old fashioned, old culture tile floor house in the mountains
I see you two in San Pancho, Mexico, just north of Puerta Vallarta.
I've been looking at houses in this area for a while - most of what you're seeing in the US$300 range were in the 200 range just a little over a year ago.
Although the weather is unbeatable - that's about it for me. Not really Mexican to my taste (too much like USA). Like you I decided not to get a car and walk everywhere - can't do that in Chapala area.
This seems like the top market price ti me too. Of course Casa Colores was hands down the most delightful place. Not everyone likes straight lines I guess.
Thanks - fun video
I've visited with Inesa at Casa Colores last month during a showing and am familiar with the other properties. Those are all a lot more than I'd need. Didn't expect to see you in Ajijic. I had to leave. There were too many Loonies. jk Disfruta Mexico
Thanks for sharing. I do believe these homes have skyrocketed in price in the past 14 months, yet it is still less $ than the USA.
I agree with her, I think due to work from home the demographic in San Miguel is also changing. I'm seeing several young people as well as young families with kids.
Thank you for your wonderful videos. The mountain that you can see across the lake is called Cerro García. At 2760 meters 8050 ft. It is the highest peak lakeside. I look forward to your future videos and can’t wait to visit Ecuador. I happen to live on Calle Santa Amelia here in Chapala.
Gracias! 😊👍
Correction García is approximately 9055 ft.
If you're walking outside you're on ground level, so when you walk into a building you're still on the ground,
The first level is anything built above that, hence the first floor is above you :)
But doesn’t the ground level have a floor too? And isn’t it the first floor you step on when you walk through the door? If you have a stack of blocks, what number do you call them one on the bottom of the stack?
So many beautiful places to live in Mexico at a fraction of the price. Casa Colores is my favorite too as far as design, but I prefer more privacy for the outdoor space.
Oh dear. it is beautiful. The prices area lot higher than Houston, TX though. Thanks.
Nice but happy I was sitting down because prices almost gave me a heart attack! Way over our budget, especially since we are from Canada! Always great videos!
The back property would be a good place for a work shop full of wood working tools. I would just have to get my tools there 😀
Great idea!
Love the colorful house too……except maybe not that spiral staircase, yikes, imagine carrying drinks & things up and down there and trying not to trip…..not really a stair person, maybe 3-4 stairs max, lol but I love the layout…..
The spiral stairs were scary!
I live in a senior citizen high rise in Bethlehem, PA, USA & the first floor is the ground floor and I live on the first which is the second floor. This is the first building I have every seen this way.
Wow! That’s surprising in the US!
I would have liked to hear about the seasonal temperatures.
3:06 The name of the mountain is: "Cerro Viejo".
Great "Views!"
Lovely places to be sure but for me it would be too much road noise.
My fave was Casa Colores. I love the Classic Mexican motif and decor. Unfortunately, the Lake Chapala area has priced themselves out of the market for most folks who are considering relocating to Mexico.
VERY NICE ! Expats should be aware that homes in MOST Latin countries do NOT include any appliances or furniture. The only time they ARE included is when "gringos" are selling, and don't want to move their stuff back to the USA.
Good point 👍
The mountain is Mt Garcia
In England, we say Ground floor.
Then think 1st floor up.
Good explanation. Still confusing to us Yanks 😁
I didn't know it was THAT expensive to get a place in Mexico. Oof.
Not for me.
This is one of the most expensive places in Mexico.
Thanks....that was great and would love to hear more. With such high home prices here in the US, no surprise that areas like Ajijic are coming up on the radar screen more often. Certainly tempting. By the way, did you happen to notice a Home Depot nearby? Makes it easy for us DIY'ers.
There are Home Depot’s in Mexico.
I live in Mexico and recently purchased a lot on the mountain overlooking Lake Chapala and it was an expensive investment. The land is more expensive than the US but building a house is much cheaper than the US. But, the trade off to live in Mexico well worth it. Much better quality of Life than in the United States.
I assume differing building codes have something to do with the cost difference.
@@hootowl6354 you would assume incorrect. The low cost is mainly due to lower costs of construction materials and LABOR.
@@sesomnoslen5729 I didn't say codes was the main thing. Less bureaucracy has to lower building costs. Building codes are lax in many 'developing' countries, and I assume they are in most, if not all of Mexico. But yeah, labor is a huge way to cut costs - probably the largest, in the case of Mexico. What I was thinking is that having less stringent building codes can come back to bite you, especially in earthquake prone countries.
@@hootowl6354 understood. Thanks
Hi again unconventionals, I'm currently in San Miguel De Allende and I was checking out some of the homes but I was also looking at prices in Ecuador as well. Maybe you guys can make a video comparing what you can get for x dollars in Mexico vs Ecuador?
Great suggestion! 👍
The houses may be expensive in some areas of lake chapala, but the taxes and insurance are pretty decent
HOUSE #4 IS MY FAVORIT, BUT TOO BING FOR ME
Great content! I have really enjoyed your Mexico & Ecador vids!!! 2 questions: Are there elevators and do they have HOA/Condo fees, like in the US?
Yes and yes. The condo fees are 2300 pesos or $115/mo
The mountain is named, “Cerro de Garcia “
Are there any real estate auctions in Mexico like they have in the U.S., usually at County Court Houses?
Hi guys, good to see you again.... have you relocated. I just found out you are in Mexico. Anyway, no matter where you go I will follow you. You are the best .
We were just visiting.
Is the red in the kitchen there to wake you up and make you hungry ? I heard years ago that red decor in restaurants helped your appetite and was supposed to make you hungry, yes ?
I absolutely loved the colourful house..what a home - wow 🤗
I just wonder, if I could move it to Ecuador 😊
Nothing against Mexico but, need to live where the heart is 💕💓💕
Checkout the colorful property in Cotacachi we featured in this video: SHOCKING HOMES IN COTACACHI ECUADOR!

@@AmeliaAndJP Thanks a million...just watched this again and, still love it all as I did the first time I watched it... 💕💓💕
PS: Just watched the coulourful condo once more...why do I have to wait ??? (Don't expect any answer to that 🤔) Thanks for sharing it all..south- & central Americans know a lot about how to construct houses which immediately feels like home 💖
I was surprised at the prices in Mexico.
Yikes! That 4th house
Please ,what are the humidity / Mosquito levels like? They can ruin ones life.
Wow! You guys moved to Mexico?
Thanks for this video showing different possible homes for rent. How much were the home owners dues?
I suggest a similar tour of places for rent at different prices? What the difference in price between Ajiji and further out ?
Links to the property details are in the description 👍
Thanks for sharing this information. This place is beautiful but the prices not what I expected from Mexico. How are the rentals going for? Thanks again, I love your videos.
We have a rental tour coming soon 👍
Love the video. What are the typical HOA fees for the condo's?
2600 pesos/month
yeah? but what do I do when I miss Chicago's Ice, Snow and Crime?
Casa Colores made me fall in love. The views from the condos were awesome.
I'm wondering if there are simpler, more affordable homes for sale? I imagine they're hard to find just like in the US.
There are more affordable options 👍
@@AmeliaAndJP thank you for that information
I love Guadalajara and Lake Chapala. It's the only place out of the US I would consider to live.
Beautiful homes 🏡! Property taxes are so low in Mexico making home ownership affordable unlike USA.
Mexico seem so much civilized and people oriented than anything in the US, why I am still in Houston after watching this?
Casa Colores was 1,141 square feet? I'll bet that doesn't include the amazing outdoor living spaces within the unit. Wish I were in a position to go for it. I'm a year and a half away from retirement.
It’s Mt Garcia
Living in Chicago I thought the prices were not too bad
For Gods sake put a dishwasher in its super easy . just buy a garbage disposer and its easy. I put one in every home Ive lived overseas . Mexico, Ph, Vietnam , Germany,
Very expensive, need 50% off
I didn't realize Mexico house prices were so far out of control. How does the average Mexican family afford such a house?
Wealthy Mexicans are also buying property there which has increased the demand. We saw a lot of new construction but the supply seemed low compared to the demand. Non-wealthy Mexicans live in other areas like Chapala and Jocotepec that aren’t as popular with expats or wealthy Mexicans.
It’s the same in places like this in the US. Average US Americans can’t afford to live in Vail CO, either.
Most can't.....one of the many side and not so good effects of having so many immigrants from the United States over here.
