Lake Chapala Mexico is one of the most popular areas to live and retire for expats from the United States and Canada. And Ajijic Mexico is by far the most popular town for expats in the Lake Chapala area.
The weather is about as close to paradise as you can get, and there are lots of activities to keep you busy. It's also about 30 minutes from the Guadalajara International Airport so you can easily fly back home or anywhere else in the world.
You'll find a variety of rental homes to fit most budgets and requirements. In this video, Inesa from Chapala Realtors was kind enough to show us 2 rental properties in Ajijic Mexico and one rental condo in San Juan Cosalá Mexico, which is located about 15 minutes west of Ajijic.
Inesa is primarily a real estate agent so she specializes in home buying and selling, but she can help you find a rental, too!
Here's a link to learn more about Insesa and to access her contact info:

these rentals look so much better than what I see in the US now
Great views across the lake, but if you are wondering what those big white things are at the base of the mountains: that is the famous Mexican Driscoll's berry farm and they are tents above the crop. I didn't have a chance to visit on my last trip, but bought a lot of berries at the local farmer's market in Ajijic.
Not for nothing, but those rents are high. The last one was beautiful and large though. I suppose for what you get, mountain views, all new living space, that rent is reasonable?
I pay $822 for a two bedroom two bath with everything included except cable and internet, in West Texas! I couldn't afford living in Mexico, or at least that town. They are charging expats high rents I think, but the views and spaces are beautiful and fully furnished.
Thank you for the video.
1,100 for the 1st one is crazy. I'm on the UES in Manhattan and pay 1,300 for a place that size. Central Park a short walk away. Sad to see Gringos causing prices to shoot up there.
When gringos don't think they get fleeced. When they all flock to a certain area like this they get fleeced. And the locals get pushed out. Everyone loses. All they need to do is learn about Mexico more and what people actually pay. No a breakfast should not cost $15. Because that breakfast has about 50 cents of food in it, at most. Go to a big market in Mexico and you'll gasp at the prices. Prices that real people pay there. Not idiot expats.
Great video! My wife and I are new subscribers and planning to move to Ajijic/Chapala area in the next five years for retirement. We were there last year and rented north of the road above Ajijic. Looking forward to watching your past future posts! Thanks again
such gorgeous views, clean, green, and quiet -- hard to find that in USA
a bit behind the times here, but in Ajijic just up the hill from the Walmart is the 2nd best fish tacos I've ever had in Mexico - at Lake Taco beside the car wash.
I'm interested in 1-bedroom places....in Ecuador. Possible to make a video for singles on a budget?!
We’ve only seen one place with one bedroom condos in Ecuador: Riva di Mare in Manta. And it’s expensive. Probably cheaper to rent a two bedroom someplace else. One bedrooms are not common in Latin America. They have big families and often multigenerational households.
I'm originally from Mexico and live in Arizona. My children are all grown now and I'm seriously considering moving back home but unfortunately all my family has disbursed and no longer together, some have passed away. Are there communities in areas of Mexico for 55 and over senior residents? Btw. I've been watching your videos from Ecuador. ❤️ 💙 love them but scared to move by myself to Ecuador
I would make sure that any home/apt. in San Juan Cosalá is out of the path of land slides/mud slides. That place is notorious for them. Many homes have been washed away because of that.
this is a great deal
Thanks for sharing this information. Are these long term rentals only or can you rent for a month at a time?
Thanks to both of you for sharing honestly as always. You’re a beautiful couple Your videos are informative and unbiased . And you both speak Spanish well. Gracias
Thank you so much!
I’ve recommended those videos to others.
Hope to see you both in Lakeside in the future. The rental videos are the best I’ve ever seen come out of Ajijic. And yes the 3rd was my favorite too. I’m single so I don’t have anyone to help with the rent.
Please come back in the future. And call the Director of Lake Chapala Society.
Cool stuff!
In Chile it's a "calefont" as well.
Hey Dave and Mary from Philly! I'm from Philly too! Fly Eagles fly!
Great video! So informative...love Mexico..
thanks for this incrdible video, learned so much
Glad it was helpful!
Definitely not more expensive than USA but when you say wildly popular, of course it’s going to be fairly pricey…
Great video and choice. When you going beachside ? Aloha
The lake Chapala area is nice, but the prices have jumped up a lot. The landlords know they are selling to expats and have priced accordingly. It is still cheaper than the USA, but I think you can get better in other places.
Lol, just got farther into the video, some of those monthly rates are higher than my mortgage and I live in California.
Ridiculous
It's not unreasonable to assume that any building or development that is trying to compete on an international level to attract buyers from abroad whose wealth is in a different currency will price their homes and developments accordingly. This doesn't look like something an average local with an average salary earned in the local currency could ever afford.
I've followed that area for about 3 years and yes, prices seem to have doubled.
@@LTXsphello! Any recommendations for another areas in Mexico but affordable. TIA
The 3rd one was gorgeous. Just out of my budget. Lol.
hey, guys where is your link to the rental agent.
In the description.
Great video as usual! Are you two leaving Ecuador?
Thanks! Absolutely not!
am I missing the prices??
I guess so! We mention the price after each apartment. :-)
How much is rent? Thanks
This is an old video so they may be higher now, but we shared the rents in it.
Those rents seem high to me in my price bracket.
Still pretty cheap but I guess it depends on where you live in US. Out here you can rent a room from someone for the prices of the homes on this video.
are these rentals fully furnished? what about utilities?
Yes, they are furnished. The water is included-you pay the other utilities.
i'm confused and must be watching their videos out of order. do they live in Ecuador or mexico? or are they just visiting mexico?
Hey Amelia and JP, did you guys leave Ecuador? I watch most of your videos to learn something about Ecuador. Did I miss something?
We didn't leave Ecuador, we just went on a trip to Mexico because it was such a highly requested country.
Thank you for these because I’m thinking of moving there. What do retirees do with their free time. It seems like it would be boring there with little cultural activities going on.
Haha…there’s not enough time to do all the fun things. Go for a visit.
There is the Lake Chapala Society that has activities and The American Legion in Chapala.
I am confused. Are you guys moved to Mexico??
No, we're still living full-time in Ecuador :-)
Very nice, however, not much in the way of kitchen cupboards in any of these rentals.
You guys are funny ( in a good way )!!!
I dream you will one day make a video about expats in Galapagos, here there are many expats of all ages. Especially Europeans.
Are the rents for month to month or a year contract?
For a one year lease.
You pretty much need a car out there in San Juan Cosala, seriously.
Unfortunately the condo is on a highway. I could hear the noise of a single truck.
Latin America is loud. We didn’t appreciate how loud until we went to Europe. Even SE Asia is quite by comparison.
a friend who moved there said it now has a tax for $5000 per couple each for two years. Am trying to verify this info, no able to as of now....any info on a 'tax' on people moving to the area?
We have not heard anything about that. Could be a scam.
Nope.
Wow, are you moving to Mexico now ? I thought that you are in Costa Rica.
🤦♂
We still live in Ecuador!
@@AmeliaAndJP Ok, so you guys was just there then visiting and did these videos. Nice units also I think that the unit or unit’s there with the balcony where there is that road in the front has been for sale for a long time at least since last year but nice unit’s for sure.
Anyone planning to move to Mexico better get their permanent visas soon! In 2023, as I understand, required monthly income for a pensioner's visa will be $3000. Investment visa? $100,,000? Maybe not that high but close. All that kind of money most don't have tied up in a Mexican bank? Or just rent a vacation rental or live somewhere on the beach like they do in California.
"we totally could live here" As predicted.
Can I get a tiny one bedroom shack to rent so I can live a quiet retirement and walk to the market everyday and get fresh fruits? That would be my dream.
One bedrooms are hard to find in Latin America. They have large families and often multigenerational households. However, you can often rent one room with a local family and get a truly authentic experience. We have friends who have done that and love it. Plus, they learned Spanish really fast!
@@AmeliaAndJP I lived in a home stay during my time in Guayaquil and it definitely helped me learn spoken Spanish. My rent included breakfast & lunch (the main meal of the day) with the family.
Lately, Studios or Lofts have become popular, which can be small 1-bedroom units.
In fact, I have one for rent in Puerto Vallarta, near the Marina where there are many areas to walk and shop, for only $1,100 dollars a month fully furnished! In case you find it interesting 😜
Hi. I am wondering why you are showing gated communities and not just private owners of houses ? Is it just xpats in commu ities? Not individual houses 4 rent?
We showed what the real estate agent had permission for us to film. Not all owners want their places filmed.
Those were lovely properties. Would you say Ecuador is cheaper as it relates to rental properties?
It depends on the area. Ajijic is one of the most expensive places in Mexico so if you compare it to the most expensive places in Ecuador like Manta or Cumbaya, the prices are similar. There are more affordable places in both countries.
Oh my good lordy lordy! JP you, Sir, are PUNCHING.
Take very good care of her, appreciate her and treat her well at all costs.
You are one VERY lucky fella.
Try Puerto Rico ❤
Cheers to laundry fetishes 🎉
Sorry but "quaint" is not combatible with high rise luxury condo buildings. The local shops and restaurants will soon be replaced by air conditioned malls and glass n chrome high-end stores, exactly the same as Miami, but cheaper.
Cozy is not the same as quaint.
Add graphics at the bottom. Hard to track.
Graphics are at the end of each property.
Can you folks put a little *No we are not moving nor have we moved to Mexico* in one of your screen corners? This might cut down on 25% of the stupid comments, because, by gosh, after saying you are going to do some travelling for the last 50 or so videos over the last 6 months, who could have noticed? 🤣
Haha! Good idea! 😂
Hey, people ask and worry because in Ecuador they love them very much. I think that in Ecuador many would be sad if one day they go from Ecuador to another country to live... The Ecuadorian is affectionate with those who are kind to them. That's normal.
When people travel, they don't look for rentals
How much is she paying you to advertise these overpriced rentals?
