    Finally! So many other channels dvc videos seem to be an ad for a reseller. Fantastic impartial presentation! Thank you.
    One question. If I bought one of the stripped contracts, can I borrow next year's points if there are any there after I purchase?
    Oh and the other day at both breakfast and dinner at Topolino's from your recommendation!

      Thank you so much for that feedback! Regarding the stripped contract... technically if there were any points to borrow, it wouldn't be considered "stripped" but eventually you would be able to borrow. For example, if you bought a contract with a February UY and it had 0 2021 points, 0 2022 points and full 2023 points, as soon as you're able to book a stay that falls after February 1st of 2022, you'd be able to borrow the 2023 points but keep in mind that there is currently a borrowing restriction due to the pandemic. We are restricted to borrowing no more than 50% of the points on a contract in order to balance out the backlog of points that occurred during the time when the resorts were closed and members had to cancel/bank a lot of points. I've noticed that most of the contracts that sit on the market and have their prices reduced are stripped contracts. Of course, after enough time goes by even stripped contracts will replenish their available points!

    I’ve been loving all your videos!
    Two questions:
    1. If I buy resale at 100 points and later buy more, say 50, at the same home resort, does that make me a Blue card member?
    2. I’m also in the PNW of US, can I ask why you chose FL over CA? Was it due to more availability at WDW? Looking to do Disneyland hotel and saw some good resale deals.

      I'm so glad that you're enjoying the videos. To answer your questions... 1) No, you would have to buy ALL 150 points direct from Disney to become a "blue card" member with full benefits. 2) We chose DW because that's our preferred theme park location. I have family in FL, so I have childhood memories there, and always considered DW to be my "home" theme park. Disneyland is fun for us to visit every few years, but I don't feel a burning desire to visit there regularly, like I do with DW. I know it's different for everyone - that's just how it is for me.     I am really struggling to decide if I want to be one a DVC member. I love the boardwalk and beach club, I could buy direct for about 275 per point but it only has 18 years left. Resale is closer to 150 per point but since this is my first DVC it seems like there is a lot of hassle. My main goal is being able to stay at those hotels for a better price point but it doesn’t seem so clear cut.

      It can be a tough decision. If you love Boardwalk and Beach Club and you wish to book there, you'd definitely want to own at those resorts because they are popular and sometimes quite difficult to book. I think it would definitely be worth considering a resale contract at one of those two resorts.

    We just bought 200 AKL direct and are in ROFR for another 150 at BLT. We offered high on this one and I think it will pass based on being almost $15 over per point from what Disney bought back the last few months. Fingers crossed! P.S. AKL had some great incentives for buying direct.

    Love your videos thank you for making it so clear, we have been coming to Disney world for about 22 years every year but we are now only thinking about DVC. Just a quick question If you put down a deposit and it is taken by ROFR do you get your deposit back or do they hold it for another offer.

      Hello there! I’m so glad that you’re enjoying the channel. If you lose a contract in ROFR, you would be refunded your deposit because Disney would be stepping in as the buyer. We lost a contract once and never lost any money. Best wishes!

    Can I buy direct and choose my home resort? For example, buy direct from Disney points for Boardwalk.

      Yes, it is possible to buy "sold out" resorts direct from DVC, but you'll be paying their full price. If you don't mind a few resale restrictions, you'll get a much lower price purchasing resale. On the other hand, buying direct is MUCH faster.

    If I get a resale 50 pt contract to OKW, and another 50 pt contract at Poly… can I use 100 pts to book 11+ months at OKW or Poly?

      Each contract would retain its own home resort 11 month booking window. You would not be able to combine the points for bookings until the 7 month window.

      Yes, we have both resale and direct. If you own multiple contracts at the same resort, they can be combined for bookings at 11 months. You can also combine contracts at any resort at 7 months for bookings. If you have multiple contracts on the same use year, it's easy to combine them for reservations, whether they are resale or direct. Just keep in mind that resale contracts do have some terms and restrictions when it comes to the newer DVC resorts, so be sure to check with a resale expert for more resort-specific details.       Yes, if you purchase a resale contract, you can combine it with a direct contract to book at the 11 month window, if they're at the same home resort. For example, if you had 150 points direct at Grand Floridian and you bought 100 points on the resale market for Grand Floridian, you could use them together at 11 months for reservations.

    I have one contract that I bought direct from Disney, so I get the perks like 10 percent off table service meals. I am considering buying an add-on resale contract. If I buy that contract and stay at Disney using it, would I still get the perks while I am there?

      Yes, once you have a direct contract and you're eligible for benefits, you can access them any time. Many of us have a combination of direct and resale contracts. We do!

    We want to visit Disney World every September. WE have to fly so we are thinking about 14 days or nights. We love Old Key West. My question: it says it will take just under 150 points to reserve. We go ahead and buy a 150 point contract. Will that 150 point requirement change over time? I can book 2 weeks now, but in ten years will our 150 points still get us two weeks?

      So the total number of points at the resort can’t change, but they can adjust the point allocation, depending on the season (for example, over time a certain travel time becomes more popular, so they raise the points slightly and reduce another season). Even these changes tend to be minimal. As long as you get close to the point total that you need, you can always borrow a few extras, but one-time-use points to complete a reservation, or bank unused points.

    Any input for us? We are considering resale to get into DVC at a lower cost, it seems members whether blue card or resale can buy less points from disney direct once a member vs new members have to buy the 150. We want 100 points but they will only sell us 150- do you know if it is true that if we buy a resale contract that we can then buy a smaller number of points direct from disney?

      Yes! That is true. Existing members are usually able to buy smaller contracts. Sometimes the newest resorts have slightly higher minimums, but still normally lower than for non-members. You’ll want to check with a DVC guide to verify the current rules.

      No one really knows. All we know is that the contracts end and the owners have nothing at that point. We don't own any 2042 resorts, so I wouldn't have to worry about that until much later. Of course with 18 years left on those contracts, some older DVC owners might not even care what happens 18 years from now while others will.

    Has there been any word about resale being limited to the home resort or is it still just the new dvc resorts (Riviera and newer)? I've run into some conflicting information and I'm concerned it may be a new rule.

      There are two different restrictions at play here... 1) If you buy resale on any resort that came BEFORE Riviera, you can use those points to book any resort EXCEPT Riviera (and any other future new resorts). 2) If you buy resale with RIVIERA as the home resort, those points are restricted ONLY to be used at Riviera, which is much more limiting. Currently that 1-resort rule has only been applied to Riviera, but we assume that it will also be applied to the new Disneyland tower, although we have not yet had confirmation of this.

      This is a big consideration for value in the future for trying to resell Riviera in the 10 year hold average. It seems that the other new contracts at the same price per point without the restriction would be more valuable in the future.

      We did all of our AKV points resale but we bought our Riviera points direct, partly because we wanted to avoid the resale restrictions. Have you considered doing a mix of both?

      @The Magic In The Music is there a min points for add on? Let's say if I get a AKV resale for 75 pts, can I add Riviera direct for like 75 pts? I'm confused about the min direct purchase of 150 pts and add on requirement.

      Yes, there can be minimums. Generally speaking, for sold out resorts, the add-on minimum for existing members is typically just 25 points but for "active" resorts such as Riviera, there is typically a higher minimum. I don't know exactly what it is for Riviera - last time I checked I think it was 50 but you would want to ask a DVC guide to confirm. The 150 point direct rule refers only to the minimum number of direct points needed to get "blue card" member benefits. You can choose to buy less than that direct - it just wouldn't make you eligible for "blue card' member benefits. I hope that helps.

    Is there a time of the year when Disney entices you to buy directly from them with perks and discounts? I’m leaning towards buying directly (my wife likes the perks) if the gap between the resale and direct purchase is lessened with specific discounts.

I'm not aware of a specific time of year when discounts are greater than others but I do know that DVC direct sales were a bit sluggish in the Fall of this year.
