You missed something, Franklin is the shadow figure from Hello Neighbour 1, after the purple beam, he rises into the shadow figure, also the guest is not Franklin, the guest wants to destroy Mr. Peterson but Franklin is his brother so it doesn't really makes sense, Guest is also not one of the bullies because in Hello Neighbour 2 he knocks out Quentin

I also hope in one episode in season 2 that mr Peterson has a badass prison escape while the Guest in the background is mauling every prisoner.
The building with giant eye actually appeared in the ending of demo hello guest. As you can see after you collapsed the wall, you can see the giant eye on top corner of the screen or the building.
