    Thanks so much for this! At any time did you look at options that would have cost less than $300k, like a modular home? Thanks again!

      We did, but the house wouldn't have fit over the bridge that you have to drive on to get to our house. No there is no alternative route. So modular homes were not an option for us. Additionally, we would have still had to pay for an engineer, extra piling because the section isn't flat and a septic tank. After all the calculations the modular home would have cost much more than 300k, we wouldn't have been able to design it or change the internal fit out and we wanted to support local.

    Sorry if I missed this. Coming from the Tiny house, was your house paid with cash or a mortgage loan? If a loan, did the bank have any restrictions on the work you could do inside the house?
    That excludes items like the electrical, plumbing ect.

      I don't know of any banks that can make any rules about what work you can do inside your house, the Building Code is what has the rules about what you can do inside your house. For example, in our house Pat build the whole kitchen but the plumber had to hook up the dishwasher and the sink. And then the gas fitters did the oven but anyone can build a kitchen. Hope this helps!

    Nice one! A NZ small house with numbers, thanks so much. We want to build in the future, prices seem to go crazy, here in Nelson we can't really afford a piece of land. Started to look into how much it would actually cost because I think there are a lot of costs newbies might not be aware of. Did you have to pay development costs to the council and for engineering reports and soil tests? So much to learn! Will check out your other videos to find out more about your house size etc. :)

      Yes finding land is very difficult! I feel your pain. Every piece of land is different and council can spring an extra cost on you in the blink of an eye. There is really no predicting (if you do the most basic of due diligence that is) what they will want, could be nothing, or it could cost thousands.

    Thanks for sharing so much great info. What was the cost of the land? Also, I'm assuming (maybe incorrectly) that you don't have access to municipal/county/city water supply?

      No thank you for watching! Much appreciated. The land cost 167 nzd about 4 years ago. And yes we do have city water but there is a drip feed/water limiter valve that makes it drip into our tanks. We get about 1,000 litres every 24 hours. So that means no pressure hence the pump :-) hope that explains things :-)
