Houses are dropping like crazy in the Vegas area. Checked two houses one dropped 50k another dropped 85k LOL. Made up prices and it's not even recession yet.
@@stanmuneoka8117 That just goes to prove how hyper inflated home prices are today. At the rate we’re going, we will soon be facing a recession, and the prices for homes will drop dramatically.
It`s a nice house BUT, that three car garage thing ?? It`s more like a two car garage. It has three bedrooms and an office, not four bedrooms. And worst of all : it has about four or five different floors, tile, carpet, laminate and two other things?? I do not like that. I like one type of flooring throughout my whole house. A lot of issues. Bathrooms are not very luxurious.
That surround sound issue is NOT an easy fix at all. You have to rewire ALL those speakers which is a pain in the ass. This house is a total remodel, since everything is dated and installed in the wrong place. Carpet in the dinning room??!! What was the builder thinking?
I dig this place! I moved to Phx and its boring a f. My music buddies are all in Henderson 😂. I blew it. Cool pad! Im over all the silly Miami Vice houses in most videos. Im surprised this place isnt more like $350k though. I’ll keep my eye on your channel.
Being in the desert, Las Vegas has one of the most efficient water conservations systems on the planet. One of these efforts is to eliminate grass watering. This includes all front yards and now public areas that are not being "actively used". In Green Valley for example they have changed all street corners, medians, and general landscapes to turf or rock.
I could make an entire channel called "why on Earth" lol. Endless content. There is a video I did earlier with a ceiling fan in a tiny bathroom. Thanks for watching and commenting!
@@andrewguiant I would love to see that video! LOL By the way, I think I already asked you this question, but don’t remember seeing a response. I know that a house in Vegas can’t have grass on the front lawn any longer, but it is legal to have a grass back yard? Are there any restrictions?
@@Valmontst No back yard restrictions on grass to my knowledge (on SFR). We do have strict and enforced watering schedules. One day a week currently until March only on your assigned day. Actually there could be a restriction Easement. If a homeowner has a grass backyard the Water District will pay you an amount per sqft to remove the grass and replace with desert landscape. Once this is done the property is restricted from having grass in the back ever again regardless of owner. This would be disclosed during the purchase process.
Are you aware this house, in L.A., might go for $1 million to $2 million dollars? You still wanna wait a few years? That house in L.A. might be $3 million by then.
@@fakerating Dude, why are you bringing up prices in LA as they have absolutely nothing to do with prices in Vegas, which is what this channel is about. You might as well talk about the cost of homes in other countries.
Most of the areas with homes dont have much "wildlife". We are 90% empty desert in this state. The animals usually all leave the area when construction starts. Now there are definitely some rural homes on the outskirts and some of the older vegas homes on equestrian lots but those are definitely the minority. @@calgal5752

Wow beautiful home....Henderson is really growing
Thanks for watching!
Nice home. But 3BR @ $565 is alot. Especially @ todays 7% rates.
Would $565 be a lot if the rate was 2.5% in your opinion?
@@andrewguiant I think $565 is do-able @ 2.5%. Not so much @ 7%. Not for me anyway. Maybe someone else.

@@vishnu2699 Yes there are some pretty big price drops that you will find. I would say look into the homes that have sold and are pending.
5 years ago it was 200,000

A very beautiful house, to me the price is OK as compared to houses in Los Angeles, if it's in Los Angeles, will be selling for over a million

why is it illegal to have a lawn in Vegas?

$565K for 90's house that needs $50-100K in upgrades ? Better to wait for a couple of years.
