    You need to consider 5% vacancy, ~10 % property management, taxes and insurance, 1% repairs for new construction, 5% capital expenses, HOA, etc. for rental property purposes. Right decision. This property is a very bad investment for a rental. Decent for house hacking and good for primary residence.

      Its not bad investment, your biggest profit in real estate generally comes from equity pay down and appreciation. You are focused too much on cashflow… I have 14 homes so I feel like I know a thing or 2 but maybe you know something I don’t.

      ​@@karanpatel8910 Yeah, there are different strategies in real estate. I recommend the balanced buff approach where you get +ve cash flow, appreciation, and equity pay down. You seem to have 5 more homes than me; I'm not sure about your strategies, but there is no one-size-fits-all approach! By the way, for young people trying to build up their portfolio, having +ve cash flow helps with DTI and won't make you house-poor.

      @@karanpatel8910 This is not a good investment for someone starting out. Not even as a house hack at these prices and rates. I agree that generally profits are from appreciation but that is for someone who has a strong cash position. If for whatever reason, the prices go down and you have bought an alligator, you have a double whammy. I 100% agree with Prakash on this and he definitely seems to know something here.

    Good decision not to buy. Renting is a HUGE headache. You have to hope the renter is good and honest. Some renters constantly break stuff and it becomes your responsibility to go on repairing it which costs a lot of money. You also have to repair within a short period of time which means you need to have time on your hands to coordinate with the repair technician. Tenants may come and go and you cannot be sure the next tenant will be as good or as bad as the first. Even if you hire a property manager, they may be looking to make extra commission for themselves and get into repairs that are not needed. In summary, unless you want to quit your full time job, buy 6-7 houses, and make this your full time job, do not get into renting. You made a good decision.

    Remember some very Basic %ages and Numbers when you Buy and sell a house. When you buy a house listed for say for $100 (for calculation sake), you will pay 4% min to acquire it by way of fees and stuff. So your acquisition cost is 104. When you sell the house you expenses to sell will add up to 6.75% (6% realtor fee + other items like Title and stuff). To get the $104 back from a sale as your net to break even, the house has to sell for 104 PLUS 6.5%. Lets keep the math simple. The selling price of 110.5 will net you 104 which is break even. In other words to break even your house to appreciate at least 10%.. The longer you hold some expenses to refresh to sellable and attractive state that is another expense. The only thing not factored in is that you lived in teh house and how much you paid monthly to live versus renting snfd the pros and cons.

    Remember, Those who are bragging about their big houses in the US do not tell the real picture! You put 10% down and buy the home you can qualify for same goes for any luxury car. There are lots of other hidden fees involved. Maintaining a home in the US is not the same as in India. A Plumber would charge anywhere between $125 just to show up and give you an estimate. One needs 10 times more salary in the US vs India to maintain the same lifestyle so if anybody is bragging about their six-figure income in the US to their friends/relatives in India are probably living like some middle-class family in India. A $100K/annum salary is nothing in the US these days!!

    Which city did you get a house for 300,000$ in USA.I live around NYC for 6 yrs now and forget buying apt in NYC because its in Millions. Houses around New york city suburbs are not under 500,000$ which is after 2000 year built. Plus the property tax is 2% of house value annually. I think you should give complete picture. California is even more expensive... if you are in Texas or Florida then people don't have high income as compared to big cities like NY/SF.

    Never buy under HOA. It's a nightmare.HOA fees will be out of control in year or two. Lots of hassle. Learn from lessons.

    People don't have any knowledge about real estate investment. If HOA goes up then you have to pay the increased price. HOA goes up almost every year. 300K base price doesn't mean that you get the house for 300k. When they say they sold 6 houses in one week don't believe that. Only good think is USA is not building enough houses to keep up to the demand so house prices will keep going up so for future it will be a good investment.

      @@Kim.beneteau You might have heard this before but it’s imperative that I mention it. Starting out with a with a professional that knows the ropes of the choppy but profitable market is the best way to achieve getting a well structured portfolio. That's why I have been working with “Shannon Marie Walck”and that doesn't make me daft because in financial dealings one have to be prudent. Most traders enter exit with a quick 10% profit which is not bad in a general opinion but why not aim .

    How about the months the condo is vacant, how about re-renting and listing and renting agent commissions. Maintenance and repairs, please accommodate these factors.
    Also hope this has a good school district, if not tenants will not be great and might lead to tensions and evictions

    Have you facts right brother . Most of the HOA wont allow rooms to be rented individually . Also if you are expecting 2400 rent for 3000 investment thats not going to happen. New homes you pay high price for it being new. Also when you put all the numbers in Excel like vacany , repairs etc nothing in any market works. bigger pocket( book) numbers and reality are different .

    If you had even one bedroom and one full bath downstairs add 100- 150K at least. The more amenities the community adds, the higher will be the HOA. That number could climb easily in a few years as more phases of the property gets built and sold.

    Bhai mark my words that IN USA rate will increase 0.5-0.75 % in next 6-8 months because USA government is totally in debt and if it's default (which will not happen at all) then all the things will be more expensive than what it is right now. But as inflammation is High in USA so that the effect of it is remain till next 3-5 years. And USA is already developed country so it's not good That much of inflation for devloped country. If you see the debt to GDP ratio of USA it's more than 110% it's also very bad thing... So do investment wisely.

      There's no free healthcare in those countries. You pay taxes way more there. And in the US, if you've a job, then your employer gets you the health insurance.

      @@mohit4u007 it depends upon how much of a financial security you have .. . . . Ultimately it gives you growth but risks like health and safety as well.
      Perhaps what people compare wrongly are India vs us and not US vs other developed nations.
      If a senior director of a top 10 Nasdaq org still needs to visit his home country for quality health check up and surgery (not Indian btw) , then the risks are to be considered

    HOA s are abusive in the US. The grass , waĺls etc outside the house have to be maintained by the owner. The HOA can also take over your house if you dont pay their fines

    Imagine you buy a house and then get kicked out of US (could be because of getting fired, etc). Without Green card or US citizenship, its too risky to buy a house there. Unfortunately, you can't get a visa based on ownership of a house

      @@him6683 An assured way of losing money on a house is a fire sale. In general, the cost of selling a house is roughly 8% of the sale price. So unless you have more than one way to hold it and multiple exits, don't do it.

    Hey Harnoor loved the video! That Excel sheet that you made was really informative. I was always under the impression that in order to check if a property cashflows or not, we subtract the rent from the mortgage. Could you share the Excel sheet or let us know where you got it from?
