So the buyer wouldn't be able to cut any trees, not even to clear a portion for a homesite until it's paid in full? What's the point in leasing to own if all you can do is walk and pay the monthly installments? Is this specific to this tract or all owner financing deals?
InstantAcres weird. I figured if the seller wants to get paid quicker they'd allow the new owners to do so as long as they get their asking price. If this lot was say 20k and someone put 10k down and wanted to clear 3 or 5 acres and came up with the 10k after and paid off the load in just a few months you'd think the seller would be happy. I guess i thought wrong. Thanks for the reply to clear it up.
You appeared to be asking about a situation with a low down payment ($500 down). If you check out our paperwork you will see that we do make written exceptions to clearing the timber. Two examples of a written exception would be: Clearing for a driveway/building site or clearing a certain amount of timber after a substantial principal reduction has been achieved. I'm not familiar with any loans that would let you cut/remove the timber.
