Smart investors understand the need to allocate a portion of their investments to real estate. However, many make the mistake of investing in real estate by owning REITs. REITs are large companies that invest in various types of real estate. They are usually publicly traded, and you buy and sell shares of a REIT the same way you do with other stocks.
There are a lot of downsides to investing in REITs that make it a less attractive way to invest in real estate. Watch this video to understand why I never invest in REITs and learn the preferred approach for real estate investing for smart investors.

I bought a property in the Caribbean, planning on taking my family down regularly. Its close too great tourist attractions. Planning on airbnb it after a year. The interest rate is 8.75. Do you suggest paying it off with sbloc and bring the mortgage too the states or just out right pay it off or just keep a mortgage on it. The value has gone up 90k since completion wanted too refi but no banks in states will do overseas real estate...help would be appreciated 🙏
Hmmm…majority of my wealth is in REITS because i dont have time to babysit rentals…ive been an income investor for 20 years..i got 16.9% last year in dividends before tax, i flip houses for dividends purchases, im trying to figure out the sbloc

I'm really struggling to find these other real estate investing options for accredited investors. Could you advise on a couple of firms I can research that offer this?
Unfortunately, you can't ever find good public info on quality funds. The only ones you'll ever read about are influencers who I would stay away from. The quality deals go through private pipelines because the good sponsors in this space don't need to advertise or seek new investors. Investors flock to them. Coach, do 401k and Roth funds count towards the $1M requirement to be an accredited investor? I understand that I need to be invested outside of a retirement plan in order to use a SBLOC.
Most would count a retirement plan when determining if the $1M threshold is met. However, the SEC has said recently that they don't like the idea of including money in retirement plans so there could always be some changes in the future.
I do like the channel but it’s not for the average Joe investor. This is a high net worth only channel.
