I learned additional infos. I took down notes because I am planning to build a house in the Philippines. I am trying to make my self aware with all the necessary knowledge, terminologies, the whole in and out in building a house. It's always better to be knowledgeable at least with the basics. so that I know what to require and expect from the contractor, Architect or Engineer. Kailangan maging wise, I want to make sure I understand everything once I tap someone for the construction of the house I am planning to build. I do not want to be lost once the person starts to give me terminologies or what not and end up just saying yes to everything he say. Where are you base Engineer?
Sadly, eto ung pinagdadaanan ko. I had to say yes kasi knowing na kamag-anak ung mag-aasikaso sa mga gagawa nung bahay. Nagtiwala kami 😓. Kaso wala kaming detailed idea kung paano hinahati hati ung pinapadala namin per month. Considering dalawa kami nagpapadala. 😓 And malalaman pa namin na iba ang titira duon. 😭
Goal namin magasawa Ang magkaroon Ng sariling bahay at lupa kahit Hindi masyado malaki.

Hindi ako enginyero pero Nag venture capitalist ako sa resi build and sell at by experience natutunan ko ang marami sa sinasabi mo at sang ayon ako. From zero knowledge lahat sa experience ko nakuha. engineer, kung sakaling magpapatayo ng bahay base sa presyo ng standard finished. kaya lang mababa sa kalye around less than a meter ang ground level (rice field as of this time). irregular size ang lot which is plan lot area is 400 square meter and plan house is 100 square meter. Posible na mayroon din ibang ka-enginiero na gustong makaalam na ganito ang sitwasyon.

Like may naginquire sayo, then the conversation goes on. Then suddenly nagpagawa na po ng plano sa inyo nagpaprocure na and such.
Ano pong ginagawa nyo dito? Latag na po agad ng contract even without the plans? Professional fee na agad?
Also nabanggit nyo din po sa isang vid nyo na minsan si architect maghahire nalang ng civil eng. Para sa struct design/analysis/plans and vice versa, pag ganto po magkano usually ang rate?
Tips naman po for this kind of situation. Your vids are full of knowledge. Sana mapansin nyo po, it will be a big help para sa mga new generation of engineer na nagbabalak din nagstart magcontractor/sumideline. Thank you!

Here in California, constructions starts during early Spiring time, By Summer time foundation, floors and roof are already installed. By Fall to Winter interior wall and finishing are being done. The price of steel you mentioned probably due to similar situation during construction high demand.

Engr., gawa naman po kayo video about as a Civil Engineer, how do we charged are clients. Including Planning, Estimates, Structural Analysis, Signed and sealed from Electrical and Master Plumber, and etc. I'm a newly licensed Civil Engineer and wala po ako idea how to charge my clients with a right price.

We’re having a 200sqm rectangular lot. Can you please give me an idea with the house? A two storey house. I want an open concept living room, dining room and a kitchen with two bedrooms on the ground floor, plus dirty kitchen, laundry area, terrace in front of the main door with just one car garage and 1 bathroom. And on the first floor a balcony, masters bedroom with our own bathroom, our own coffee station inside our room, small sitting area, a nice walk-in closet and access with the balcony. 4th room on this floor, another separate bathroom, small living room. With a small backyard.

Hello. I'm willing to help and give you an Idea, but mas maganda kung kay Architect kayo muna para mas mabigyan kayo ng magandang idea or ma conceptualized nya kung ano gusto mo. Kung structural issue yan or structural design walang problema bibigyan ko kayo ng tamang sagot. Sorry but nilalagay lang kita sa tamang lugar para maayos ang plano ng bahay mo. Then pag ok na ang plano ng bahay mo then pwde natin pag usapan kung magpapagawa kana ng bahay.

Thanks. Very informative. Covered a lot of details. Im 53 and will be retiring in two years. Born and raised in Cebu City. Family still own a lot properties in Cebu but planning to build a house in another part of the Philippines. Preferably in Dumaguete City away from the traffic and crowd.

Cost per sqm is derived from the bill of quantities. Not from past projects.

Isa po akong scheduler dito sa KSA at more on oil and gas project ang exposure ko. Engineer very informative talaga yung mga video mo. Eto naman ang hindi pa natatanong sa inyo at situwasyon namin. May lupa kaming nabili sa looban na agri land at kailangan pang sementuhan yung road way mula sa main road paloob sa lupa namin na maputik at mahirap puntahan lalu na sa panahon ng tag-ulan. TANONG: Magkano naman per square meter magpagawa ng kayle na may lapad na 10 meters at mga 2000 meters haba ng kalye? Gaano ba kakapal (ilang inches kakapal) ang kalye na kadalasang ginagawa standard sa mga subdivision homes?

Ang pinaka tip ko kung malakihan ang bahay mo.
Find a Consultant i.e Construction Manager. Yung tiwala ka.
Tapos find an architect for drawings and permits.
Then kuha ka ng contractor kay architect may mga in-house yan na contractor kung di katiwala at dunda ka na ijajack up ang price ng materials find a labor only contractor.. provide all the materials
Usual na OSM (Owner suppiled Materials) Ay:
*Bakal
*Wire (Tanso)
*Pumps
Di mag pa canvass ka sa tatlong contractor, then malalaman mo kung ano ang difference ng mga quotation ng bawat contractor na kinausap mo.

35-40k per sqm compute mo pero dko sure kung ksma permits and drawings(plano) jan and given na wlang special conditions. Beyond that is overpriced.
Also, pg me demolition mas magastos contrary s pniniwala ng iba na "me structure na, konti nlng gagawin, mas tipid". (Depende yan sympre sisilipin muna ni CE at/or archi)

Normally 5% of total construction cost ang charge nila depends kung commercial ang paggawa mo..
As i've told earlier sila bahala sa working documents mo like building permits and drawings (signed and sealed na) etc etc. Iwas hassle
