    Self liquidating... tapos pa rent mo sa mga foreigners.. yung mga chinese na isang bagsakan din mag rent.. yung babayaran agad 1 yr contract nila. Tapos ibayad mo agad yun sa banko at magpa recompute ka kaagad 😂

      Kapag nag pa recompute ka sa banko. May charges or fees na babayaran sa banko. Unlike PAGIBIG na madaling mag pay to principal.

      ngek. sa haba ng panahon ng bayaran sa pagibig lugi ka padin sa interest. unlike sa banko kahit 5 years to pay pwede ang importante may pang hulog ka. at kayang kaya lalo hulugan yun kung may umuupa sayo.
      sa pagibig walang ganun mahaba lagi ang terms of payment dun. kahit bagsakan mo pa ng bagsakan yun mahaba padin yun at malaki interest. ang pag-ibig hindi applicable sa investor yan pang sariling bahay pwede yan lalo na kung wala pang dp na malakihan. @kaletsugas

      @barianelozano2614 kapag nag pay to principal po kayo, mas mabilis matatapos ang loan payment terms at mas bababa ang interest. Pero kung Hindi po kayo mag pay to principal, matatalo po kayo sa pagbabayad ng loan. Mas maganda po sa PAGIBIG kesa sa bank kung naiintindihan nyo po at marunong gumamit. Just fyi.

    Yung 2 units mo na for rent, did you make everything available pa like yung amenities such as bed, ref and iba pang appliance before mo naparent.
    When you say pag ibig, meaning SMDC allows pag ibig loan or mag tatake out ka ng loanon your own sa pag ibig for a “generic” housing loan?

    Hi Sir, great content! Question po May amilyar ba Ang condo? If there is, when shall it commence and how is it calculated? For NCR I think it's 2% of the assessed value annually. So in this scenario, is it 2% of 2.5M annually for the property tax? Thanks.

    Hi Dk! just a question - base on your current properties price and its potential rent income, in how many projected years will the property purchase price be recovered by the net income of rent activities?

      Hi CJ, it will depend on the property that we will choose, but for most properties I recommend usually after the downpayment the property will self liquidate.     I always wonder kung paano if may unit ka and pina airbnb mo and you're not in the area of that property kunware nasa province ka or abroad. Like san kukuha ng mag roroom service yung magpapalit ng beddings on a daily basis, maglilinis, magwewelcome sa guests ganun (if ever and swertehin na araw araw ka may guest from airbnb). Paano ka makakahanap ng trusted people to do that stuff and how do you pay them 😊

      Hindi naman sila nagaask. Hindi naman din issue even if they know na hindi fully paid since their concern is for renting temporarily :)

      You may also consider buying a parking lot ma'am. It can greatly affect the price of your unit coz of the value it provides and parking spaces sometimes helps you to quickly find a tenant for your unit and increase your monthly rent. But in some places/location of the said investment property/developers the price of a unit may not increase even though you have a parking area.

      Plus you can also rent out your parking lot if the tenant doesn't have a transportation vehicle. I hope this helps
