Ji neenga land la invest pannunga instead of investing in gated community apartments. Why I was suggesting this is the value will depreciate in gated community apartments. Land will always be in hike. only disadvantage in land is you won't get returns from it like you get in apartments. but as you said your budget is 1CR. my suggestion would be buy a land little bit outer areas where sqft rate will be Rs 5000. So, if you buy 1100 sqft it will cost 55L and remaining rupees you can use for building it. Think this idea as well.

My sister owns a house in casagrande irene and i really felt that community apartments lifestyle was good. i stay in a normal flat and i found the children play area, children played with other children in the evening safer in gated community. The roads were absolutely horrible and theres nothing great about the construction quality. Having said this, i enjoy going walks, Gymminh and there's always people around.

Elysium is not in manapakkam.. Its in tharapakkam which is 5.5km far from manapakkam and doesn't come under corporation. New 3bhk flat is 1cr+ in manapakkam area if it's like 1300 sq ft around and gated community since it's very close to dlf and comes under corporation.Tharapakkam is quite cheaper bt it's remote and not developed
I would suggest to go with a APARTMENT constructed by any of Middle level builder. APPASAMY meets the handover commitment but it’s expensive. If budget is not a constraint I would recommend them

Yes Harish 1Cr is really too high for that area! Pricing is definitely on a higher scale and I would not recommend it🙃
