- In this video, I buy a 3 acre parcel of land, about 15 minutes from my house. I cut in a driveway to be able to pull off the road and park vehicles. We also do a little exploring. I will be building an ICF house with a low slope concrete roof, to make a green roof.

When I was a youngster...I would listen to stories told by old men while they would be talking to my father..! My father drove truck, as did some of those others. They talked about how they had bought random properties within their travels. Then, years later, during the convention, tell how small their investments was, had paid off by big companies/ housing communities wanting, needing the property to build...! So, I made a decision too, when I got older to be able to buy. I too starting buying random properties. In what were places that were are still having growth.
Now mind you, this is not for myself, (I am now 66 years old), I was doing this for my son and my grandson, to own after I died for their futures. Well, I lost my son to a tragic crime, so it is now my grandsons. So, I have been trying to set him up, he's now 21 years old. To not have to go through the struggles that most at his age are facing with housing, financial struggles that I even suffered while young, wondering where they will be living, should they loss a job. All someone needs to do is pay the property taxes and you have a place to "be"..!
I am hoping in the coming 20 years he too is able to profit...from the gift I am giving him...or at the every least live more stress free.
Land does not evaporate...it is constant...and can not be taken away as long as the taxes are paid..."invest" people...God Bless America" and your right to own more that a phone or a car...!
That land was definitely cleared back in the 1830s. The stone walls are a dead giveaway. You would remove all the stones from your fields and stack them in walls or sometimes just big rock piles. It was either farm fields or pasture most likely. Crazy how nature takes back over so fast.
Yep. I bought an old farm and there were three stands of trees about 100 yards long each. On inspection I found each stand was a pile of field stones that the trees grew up through over the decades.
You don't kid around. "Bought some new property for investment." BAM!! Driveway cut out and graveled. BAM!! Area cleared and waiting for action. ALL in 1.5 days. Great job. Stay safe and God bless!

Those upright square columns are the corner stones of the grave yard. They would make up a rectangle, 3 of them are still upright and the fourth is leaning down, but sill in the earth. So all of that land was probably cleared at one point which makes sense since the remnants of a stone wall and house foundation are still very visible.

I’m amazed at the lack of ground cover in the trees. My land has trees even closer together than these and there’s grass and weed completely covering the ground.

The more videos I see Letsdig18, Camaratas, & coming across your channel the more I want to get into doing some of my own. I purchased 46.5 thick wooded acres almost a year ago and after getting several bids to clear off 15 acres I decided to purchase a dozer to clear myself and sell after completion. It’s been a slow work in progress as well as a learning curve with no experience running equipment. I’ve come along way since, now I can run the dozer way better as well as work on it as I learned if you run it you have to know how to work on it as well. Recently rented a Link Belt 145x to burn the majority of brush piles and now have 12.6 acres cleared. Me and wife plan on building a barndominium and establishing a small homestead with a few head of cattle in pasture and keeping the back 31 wooded with food plots to hunt. May start a channel the wife is pestering & saying I need to as well.

@@charlesfranklin4805 yeah, land is expensive just about anywhere now. 7.5 acres near me for sale, wooded, no electricity, driveway, ect and asking 89k for it

Looking at getting some land cleared myself and been debating on hiring out or renting equipment. Both are quite expensive, but doing it myself with equipment could be fun. Great to see these type of videos to get an idea of what's involved.
Go a quote to clear mine. 900 foot driveway and approx 3/4 acre building spot including drainfield. 16000. Chealsea mich. That doesn’t include the gravel or textile for the driveway. Looks like I’m headed to the rental yard.

Yes where the stone walls were was either pasture or crops. The children died very young. Bringing your children to such beauty is so good. When I went to Arkansas in the early 50's they still had split rail fences.
I'm biased but cool that there is a cemetery there. Those posts are marking the corners of it. Feel free to get in touch if you have any questions on it, it's what I do. Very cool project you have going.

Put a bit of paper over them grave stones then use a crayon on its side to colour the paper in. The engraving will appear on the paper and should be easier to read.

That was fascinating, Jesse, and we're almost as excited as you are starting this project. I knew you'd find something historic on that property but had no idea it would be that family graveyard and foundation. The history runs so deep in New York state it'll be interesting if you learn more - I'm sure old records in the area probably tell about that Gregory family - they must have been very early British settlers there. I do know there was a cholera epidemic in that area at about that time. Thank you for sharing this with us and we're looking forward to more!
Those 4 x 4 posts are the corners of the family grave plot.
I used to dig for old bottles and whatnot at old home sites. People didn't have "the dump" back then. They would throw the trash out back. Have a look if there's a wall nearby they may have thrown it over, or another likely place. Poke around with a shovel, you'll find it. It's fun as hell and you can't stop once you hit "paydirt".😀
You'll find bottles under the outhouse. Confined the broken glass.
We just started finally putting in a culvert into my 40 acres in northern Minnesota here,but ran into some bad luck,the guy delivering my dirt broke his leg a week ago,didn't tell us then said my daughter will make deliveries for you ,she made two deliveries of sand then nothing..wouldn't call us back and no one wants to make a delivery on Saturday. Seeing the driveway being made and stones being placed was really relaxing.
Those 4 square stone posts were likely the corners for a wrought iron fence surrounding the graves, which have since been repurposed.

Jesse you are a wise man thinking about a plan on how to retire. Many folks don't think about it until they are in their 50s or even in their 60s and that's way too late. I enjoy watching all construction it's what I did in my 20s. I really like horizontal construction AKA earth work. Best wishes to you you sir! 👍

Yes, that was all field. Those trees are all less than 50 years old. The stone walls were how they got rid of the stones. The road looks like it is less than 50 years old. You have a treasure.
That's kinda neat you found the stones with dates on them. If you take a look around that area must have been pasture or was forested after the stones were in place. Most all of the trees I am seeing are no where near 200 years old.
That twisted vine was a piece of art that you could make money out of it. Keep up a good work

I have been following your own house build since the beginning and I look forward to you moving forward in your "new career" in the years ahead. Going on the name sounds like Irish or English settlers , there is a lot of land in the west of Ireland with stone walls like that when the farmer cleared the land they used the stone for walls and buildings, good luck with your investment

We just leased 100 acres of an available 1200, to run cattle and we will just keep working until our herd is 500+ deep and then we get to be fulltime ranchers 🤙🔥
Next time take a bucket of water and a soft paint brush so you can brush those tombstones . That way you probably will be able to read all of those inscriptions.
Because that property is over 200 years old it might be fun to go over the area where buidlings used to be and scan them with a metal detector. Who knows what kind of cool stuf you will find, like old coins or something like that.

That old stacked stone foundation might be a fun added attraction to the property if it’s not in the way. You could put a hot tub there or perhaps just a cosy place out of the wind. I think your mom could refurbish the stones as needed.
I’ve never seen vines like that. I was thinking that thick twisted vine would make a cool newel post for a set of stairs or something.

Yes, land prices are ridiculous everywhere!! I can remember not that long ago (it seems) that good tiled farm land was ~ $1,500/ acre where now wooded "lots" are $35K. Not even an acre of wooded lot

Absolutely awesome piece of property and that's a great retirement plan.
Given it's odd shape and acreage you can probably build 2 or 3 or even more spec houses on it.
A 1/2 acre is a darn nice sized lot.
Those rock walls usually marked property lines.
There's no doubt that it used to be a farm.
Given the rolling terrain it most likely was cattle ot other livestock.
It was definitely logged no more than 80 to 100 years ago (givdn the size of the trees now there) a second time well after the family moved West.
That was a common occurance later in the 19th century as America grew.
Rocky ground being less desirable for farming and no adult graves.
You could research the properties history at your county clerks office or thru your state government.

you should metal detect that entire property. I cant believe thats 3acres, it seems huge. I live here in Houston Tx and looking to buy land outside of Austin in the hill country. I never thought that 3 ACRES would be sufficient to homestead on. You have completely changed that for me. I cant wait to see what you do and how it turns out.
Hi Jesse. Nice video and thanks for talking about the why behind buying the property. I like your approach to investing in properties and leveraging your knowledge, skill, equipment investments etc. Good job planning for the future. One comment, if you're building the house to sell you may want to really think about your target home buyer before you build something "different" like a green roof. While it sounds great to me it may not be attractive to all buyers. If you limit your target market you may be limiting your potential sale price. I don't know much about green roofs, maybe there's a big demand for them and I'm sure you're doing your homework. Good luck with the build.

Enjoyed a full-watch. I think the four unmarked 4x4 treated posts around the grave headstones were corner markers to mark-off the gravesite. Great work clearing the land and your Spec-house plan sounds like a good step to increase your overall retirement nest egg. Seemed like the boys were having some great exploratory fun. My last property was 2.68 acres of valley bottom agricultural land.Yes, that's more than you think if it's all usable. Not enough for sustainable firewood, but other than that plenty. Were on 34 acres now but it's all forest....it's a lot of work clearing forest land!
I have the same plan. I've done all phases of construction I'm 50 years old I started when I was 15 years old. I was considering doing wind to help with power I was also hoping to be near a stream where I can do hydroelectric and was considering geothermal closed loop system for heating
definitely do the geothermal. water to water system is the most efficient

We have a deep well type and it's been great for 10 years now.
@@EFCasual I grew up on well water on a small farm in South Jersey. Problem is all your white clothes turn orange it was a high iron content in the pine Barrens
@@dford8874 I mean the geothermal is a well, over 200 ft. deep. They seem to work better than the shallow trench type from the people I've talked to.

Think you'll find that those 4 upright markers are/were actually the corner posts of the burial plot, I'd guess they once had a boundary fence between them, look again at their position they're rectangularly positioned to each other.
I agree. Those posts mark the corners of the family plot. Probably had a chain from post to post to post at one time. Childhood diseases killed many before they reached their teens back then. There is a plot like that near where I live. The wife and children were killed in a Miccosukee Indian raid (the husband was away on a hunting trip). Its unusual in that a slave nanny was buried with the family. She died trying to protect the children.
