    As I understand - buying only works if you are here for an extended period and will serve the benefit of having housing when you retire because landlords do not rent to retirees. Can you do a comparative presentation-analysis of renting versus buying including tax treatment that is legal rent under company housing versus owning and carry deductibility and have that under different time scenarios to see short term versus long term effect?
    Also layer in valuation of land versus the building?

    Again, excellent video Eisuke-san. Is there much room to negotiate with seller on price of a property in Japanese custom? There is always room in UK to offer slightly less than asking price, e.g offer £255k for £265k property

    Hello, I've been told many times that I am unable to buy a house here in Japan due to the fact that my job is for the US government on one of the bases and I do not pay taxes for the Japanese government. I've also been told my income cannot be taken into consideration if my spouse applies for a loan on her own. Is all of this accurate?

      Thank you for your question. Unfortunately, what you've been told is correct. As you may know, as a fact, there are no available mortgage programs provided by Japanese institutions for SOFA visa holders.

    I have excellent credit but all stateside info. Does that info able to cross over to Japan to show I have excellent credit?

      I assume Japanese financial institutions aren't sharing credit info with the institutions in other coutnries.

    In regards to step 3, the seller receives 100,000 yen from the potential buyer but can still reject the offer and keep the money, correct? What stops a seller from just collecting many offers but not actually selling?

      Thank you for your question. When the offer is rejected by the seller, the offer fee would be returned. With regard to the collecting offers, seller sometimes may wait until they get cash buyer so that they put loan buyer on waiting lists. This is because the loan buyer may time need extra time for purchase process and may not be approved by banks.

    I want to buy a second home in Japan.. I bought a house in Japan last year using the flat 35 but I want to buy another. Is this possible?

      Depending on your yearly income, it would be possible to take out a another mortgage loan for your second home.

      Do you offer assistance to people who want to potentially buy in Osaka area.. Currently I live in Odawara and work in Kawasaki but I think I want to buy another house in Osaka.. Can your company offer assistance/services..

      @@SuspendaS Other than Tokyo, Chiba, Kanagawa, and Saitama, transportation fees will be charged separately. Also, we only offer mortgage loan services only for those who are planning to purchase a newly built single family home sold by construction companies(or real estate companies).

    Step 1. Be accused of being a terrorist by your bank simply because you are gaikokujin.
    Step2. Show them passport
    Step3. Show them gaikokujin menkyo
    Step4. Show them your SS card and have them tell you it looks fake
    Step5. Realize you aren’t getting approved because you are a white guy with tattoos
    Step6. Realize that permanent residency, 80k in savings, owning your own school for 5 years still means nothing to Japanese banks
    Step7. Finally realize you have to let your wife sign for the mortgage cause she is Japanese and you are living in the most xenophobic country in 2021.

      Wow is this what I have to look forward to? Im moving to japan with my Japanese wife, hoping to buy a house in cash in Hachioji or Sagamihara in about 6 or 7 months if my wife gets the job at Tokyo Haneda Airport
      Can you please go more into your school business? Teaching english is something I want to do when I get there and learn Japanese language at the same time. I will be essentially half retired while I raise my 2 year old but I would love to teach on the side or full time later if possible.
      EDIT: Just subbed to one of your channels and found your link to your school webpage. I am seriously considering in following your footsteps after spending some time in japan to learn the language and get some experience teaching. But eventually would either love to open my own school or be a partner with an existing school located in the Kanagawa or West Tokyo area. Hope to get some info on your process you went through without riding your coat tails or being too much of a bother. Ill try to send a PM I hope you can help thanks.

      @@funkthat its a hell of a process. my main advice would be if you can open it in the same place you are living to avoid a second overhead for rent that would be best. if you do have to rent a place consider a back up plan should the pandemic come back. lucky for me i was able to open it in a family owned apartment but if i had to pay rent while we were forced to shut down during the pandemic i woulda been bankrupt.

      Our borkergag fee can be calculated using the following equation.
      [Property price x 0.03 +¥60,000 ] x 1.1

      The monthly payment varies depending on the property price. In terms of the down payment, it is not required depending on the financial instituions.

    Yes hello I am an American I get money though the us military only no job in Japan and my wife does not work any more I make about 500k yen a month or 5k a month is there a way for me to buy and or rent a house in the Tokyo/Kanagawa area . Would it just be easier to give the money to my wife or will one of us need to get a part time job?
