Answer: land title is lease hold😢. The fee you need to pay for the landlord is ¥7,840/month. Even worse, the contract regarding the land lease will end on August 2036.

Try living in Australia. I live 100km north of Brisbane and a 3 bedroom home across the road from my place just sold for AUD$775,000. The only way anyone under the age of 35 here will ever own their own home is to inherit it. The rest of us will never own our own home.
@@Lucifurion Same here in Singapore, if you're under 35 and single you can't even get subsidized housing. Your only option is private condos which are all over 1M or resale apartments which would be 5-600k for a reasonably sized one. Oh and you don't even own the apartment, after 99 years the goverment takes it back.

You can ask at your nearest tax office. You can do tax deduction procedure from January to March 11th the year after you bought your house.

Dude i can stayed 365 days in a year including breakfast and lounge access (with food, drinks 🍸) for around $10k per year. Best part is i can stay anywhere in Japan, never bored of the same location forever. No taxes, maintenance cost, utilities cost, foods, etc... all handfree. I can live 35 years in a hotel with $355k lmao 🤣 Leave $355k in dividend growth stock/ETF earns 7% - 9%+.
@eisukekiuchi I personally no because have to much stuff in California, plus I do have a house in Chiba (not much of an appreciation 😑). I don't think there's much different from living in a fix location house forever or living in a handfree, mobility hotel forever. It's just a roof over your head to sleep. The key is cost way down, handfree, and freedom to live anywhere in Japan or in SE Asia. Leave your money in a liquid earning assets with zero to little work. X 2 people, the living cost is stupidly cheap. Life is short, travel more.
You're not considering inflation. There's no way you can live in a hotel for the same amount of money for 35 years. Also, have you considered the quality of a hotel that charges $27 per night? If you're thinking of putting your money into ETFs, why not use that as a down payment for real estate investment in Japan? You could expect a better return than ETFs, and you can also benefit from tax savings through real estate depreciation.

what would be the realistic bank rate I could get as a foreigner without the permanent residency but a business visa?
You should expect around 1.8~3%. But some banks offer around 0.6% variable requiring 20% down.
The problem is that no foreigners can get a 1% rate. If you can find a JP bank that finance it, I'll buy it.
If you are a foreigner with permanent resident status, it is possible to take out a mortgage at 1% or even lower than that. There are banks that will lend to you at a rate of 1% or bit higher than that even if you do not have a permanent resident status, but you need a residence status in the first place.

Beautiful property in central tokyo! Where I am from in Toronto, condos are about half the price but our maintenance fees are much higher and they aren't freeholds either. Tokyo is a very global city so I'm not surprised that condos close to subway stations are very expensive.
