    An unrepresented buyer borders on lunacy save a few sophisticated investors. I appreciate your video but would point out that it is actually inaccurate in that it describes the process under the AAR forms. The titles companies contracts or most legal purchase contracts are not going to have contingencies in them like inspection periods, many of the finance contingencies, final walkthroughs, etc. There are something like 34 contingencies in the AAR sales contract that are there to protect the buyer and make the process "fair". Those don't exist in the real world and if a listing agent uses that form with an unrepresented buyer they would be betraying their seller. Make no mistake, those same lawyers who sued agents for their fees will be suing sellers and sellers agents. They are mercenaries for sure.

      3 minutes into this video I already saw a Dual agency violation in telling an ubrepresented buyer, how to make a more compettive offer..This stuff is crazy, and will end up being the next lawsuit. Also as a sellers agent why would you want to be dealing with an unrepresented buyer, That is a big headache. You could end up with 2 super pissed off clients. :( We have rights to seperate representation for a reason.

      I'm not saying it's easy. I'm saying it's possible. Doesn't mean you won't get yourself into some trouble going this route, but to each their own :)

      @@yourphoenixrealestateagent Tell me who will keep track on the timelines, process, inspections, and datelines on inspections, loans contingencies, appraisal contingencies. What about when there are issues throughout the process. Do you expec the listing agent to babysit the buyer at no cost?

      @@Ruebit4u If the buyer doesn't use an agent, it's up to the buyer to keep up with the timeline/process. DUH. Most are too stupid, hence they need a realtor.
