Virtual Biz WAS... not possible ( vrs. the 80's when I started up ) is so much less work on every level NOW and I am a computer guru and success in such since 1992. So.. I am in Colorado.. Boulder. What City State are you located in/near ? I studied Real Estate Law, Business and Contract LAW and was a successful Construction Contractor forever.. BEFORE getting max income with less hours .. into Real Estate Investing. No contact by you to others and YOU WILL.. never make any progress. Most successful biz people have no time.. I am retired.. so time is my greatest asset besides my new DOMAINS GoToBuyLand GoToBuyLoan GoToBuyHomes. I need to expand and have a great unique program for getting new buyer's lists I will share. I DO NOT SELL EDUCATION.. but share profits with all partners. Workers ?? dont need em' .. need responsible investor partnerships.

LOCATION, LOCATION, LOCATION is the factor that most determines prices, buyers, seller, even ops MEANING when your new the best method is walk around your hood.. and hopefully find REaltor listed properties. Then.. go online and lookup every public record, Then use public MLS like Zillow , Realtor.com and Trulia and get a free account search for properties as close to where you live. The find out everthing you can about these properties. You cannot determine a DEAL unless you learn at least LEARN the TERMINOLOGY of the REAL ESTATE AND FINANCIAL INDUSTRY trade.. I still do what I recommend to you myself as you never know when a deal will pop up in your emaiL.. however.. with zero knowlege such as your self.. YOU MUST LEARN THE TECH FIRST. A good way for you would be to find out how to become a Notory Public in your state and is cheap and easy to get the license or cert. where you live. Call Title Companies, Escrow Companies , Attornny's and get em your card or contact info.. does not pay much but attend closings meet and make friends in the biz. Also go to your library and use LIBBI APP on your computer fo use books via online bout the trede and laws. I took contract and business law in community college and also took a Real Estate Agent License Class...TO LEARN ALL THE TECH.. no interest in becomign a " REALTOR ". if you try to be a mechanic and do not learn the basic actual NUTS AND BOLTS specifications and technical you will FAIL before you begin. You defiantly do not need an LLC to begin wholesaling.....yes it's a great option but if you want to get started you DO NOT NEED AN LLC.

Between you and the seller. And you'll need to run everything through an attorney or escrow company.

No Sir, I simply mean how to find an investor out to assign your contract to. How to get someone when you have no Rolodex, database, or portfolio of phone numbers of people and get them to take over your contract. How is this done because I have a property with verbal commitment on accepting my offer and will sign a contract only if I for sure can assign it to another investor. Also the seller is working with an agent which I prefer they didn’t but at least I can get a contract.

Its common practice to search sales records in your county or to drive for $ and stop at jobsites with dumpsters or a crew working and ask for the investor info. Give them a call and build that relationship which may turn Into a contact for you buyers list.
