  • Encapsulating a crawl space is hard work that requires special materials and preparation. When doing the work yourself, it could take 5 days to a week or more to complete the job. But for a professional team of experts (like our team of Ninjas) it might only take one or two days to finish.
    Today we take you on one of our jobs that we did recently here in East Tennessee. This job was a crawl space encapsulation, as well as a sump-pump and trench install.     I had a 14 hour day completing a vapor barrier before the holiday weekend. It’s way more physical than most would think.

    There a few things I would do differently.
    1) Always want to have your walls shingles UNDER the floor. This is most important in a perimeter drain system. Don’t want water to get on top of the membrane.
    2) I don’t bother shooting the columns, just use tape, pull tight and it’s just as effective.
    3) I heard you say that your gravity drain to pump is temporary but let me tell people why you can’t leave it the way it’s shown in video. The drip coming off the dehumidifier in a hose that long, with that little fall, will result in an algae buildup in the lines. Always good to check these lines as they can get clogged up over time. (This includes the 3/8” line that’s attached to the condensate pump that’s should be on all dehumidifiers.)
    Overall job looks great! I wish all crawl spaces were this accessible!

    I need to send you pictures of my encapsulated crawl space. All done with your advice! Thanks
    My crawl was considered a very nice one to begin with. 4’ tall and nice clean sand floor with zero moisture problems. Sump pump is only used when furnace trap fills it or when we drain the entire system when leaving in winter. I sealed all rim joists and penetrations then used 2” foam board around rim joists then resealed. I then insulated the walls with 2” foam board. My last job was to install the vapor barrier as you instruct.
    We have a company in Michigan that uses a 120 mill vapor barrier that is proprietary. I figured I’ll ask them a price to finish my job. They’re barrier is awesome as my son in-law has had them do an area in his old farm house. Well the price was $6300 to finish it I may have paid 1/2 of that since the barrier is so awesome but as soon as I got that estimate I politely told them I’ll be ordering from y’all and finishing by myself and wife 😀
    I bought all the plastic, tapes etc with leftovers for $900. It took us probably about 10 hours over 3
    Days and it looks awesome. I will start today in these cold winter days to go over pillars etc to make it completely encapsulated! I even used those 2”x2” connectable foam tiles to cover them floor since I saved so much $.

    Hey Michael! Do I need to insulate the inside foundation walls? Is placing a vapor barrier on the walls enough? I was told it's not necessary to install a insulated foam board behind the barrier.. What are your thoughts? I live in the Nashville area

    I wish my crawl space was that big, mine is about 12 inches at some points. At the end of your video you asked "them" to stop making vented crawl spaces. Should I seal up my vents?

    Hello there, had a quick question, at around 6:32 in the video I see you guys use foam board combined with spray foam sealant (Great Stuff I assume). I have a similar issue with my crawlspace where I discovered after i bought the house where they didn't insulate where the ductwork coming from the main part of the house into my crawlspace goes. Would some standard Foam Board (Owens Corning) and big gap filler (Great Stuff) work for that?

    Seemed like you had your dehumidifier to close to the side wall in this video. I thought the idea was to have it centrally placed

      Yes that would be ideal. The homeowner did not want us using a condensate pump (not sure why). They wanted the dehumidifier to drain directly into the sump pump. That is why we have it so close.

    Im trying to figure out why you would put fiberglass insulation on the sill plate? Rockwool is only 10% more expensive and is impervious to mold and mildew. If it gets totally drenched in water it will dry out and won't become wet cotton candy.

    Thanks ninja for the videos. I'm finishing a 2 year project on my 1200 sq ft pier and beam home in the woods in ny. The home was built in 2005. It originally had treated 6x6 posts directly into the ground for the homes foundation witch had 6 mil stapled to the 6x6 posts. Aftor a number of years, this made some of the posts begin to rot. So I replaced the entire foundation with concrete piers. I then skirted the home with treated plywood and 2x4s...almost like a rim joist with plywood over it, and roofing tin over the plywood. No wood is in contact with the ground. I caulked and taped the seams of the plywood. It turned out great. I removed the fiberglass insulation and I laid my vapor barrier on the ground and taped it to flashing around the bottom perimeter. My question is, do you think I should insulate over my 2x4 and plywood skirting? Or put a good insulation between the floor joists? My worry is trapping moisture against my plywood skirting. Any suggestions for me ninjas? Thanks!

      If you previously had fiberglass insulation, replacing it may be the best option for you moving forward. We only insulate the walls for concrete block foundation.

I can do all of what you guys do and maybe even become a part of your team.. I’ve been a ninja all my life.. but never a crawl space ninja! Lol I love the quality that your guys have in your work.. that’s something I was forced not to apply at PES..

    Do you recommend i seal my vents in my crawl space? I live in Ohio, and lots of rain and my crawl space flooded. Taking steps to stop that. I have a little bit of mold here and there, but no soda blaster and I'm worried my crawl space (wood) isn't dry enough

      A perimeter trench and sump pump would help with the flooding. Sealing the vents is necessary to control humidity when you install a dehumidifier. Check with your local code about what ventilation is needed for soil gases.

    Do you have to have a sump pump in the crawl space? What is considered "sump pump needed."
    Also isn't the encapsulation supposed to keep mold from growing anyways? why have to spray the joist?

The dehumidifier and encapsulation will help keep anything from continuing to grow, but we want to take care of anything that's already there. Hope this helps!

    I have a tight crawl space, they dug out the foundation, but left most of the dirt in the middle, I would like to encapsulate it, but can't get to most areas , unless your thin as a rail, what's the best solution, dig some of it? out or is there a solution or a video. I'm older and fat, thanks for any info

    What is best way to deal with exhaust from dehu. I have Aprilaire 1850. Contractor attached flex hose to exhaust and ran about 20 feet away from dehu. Is this ok?

      Should be as long as the area is dry. Sometimes people do that to cut down on the noise.

    How do you insulate the underside of the floor when there is no sub flooring? I have an old house where the first floor is what you see from the crawl space. So air can come though the cracks of the boards which lap each other.

    What would you recommend installing on block walls similar to the ones in the video, but an older wall that isnt exactly flat? Its structurally sound but if foam board is installed against it, it would leave slight gaps between the wall and board. Spray in closed cell foam? I recently read that it loses its R value quite quickly. Not sure what route to go.

      brad davenport Sometimes we use closed cell spray foam for uneven walls. Its ability to stop moisture and insulate is nice but very messy and doesn't look as nice.

    I do have moisture in my crawlspace due to a flood that we had in our town. I have removed all insulation and drying it out inside. How do you know if you need a dehumidifier in the crawlspace? I am doing 2" foam boards on the walls, 10-mil plastic down the walls, flood in 10 mil. spray foam in the rim joists. Afterwards, would it be better to test the humidity readings in the crawlspace to see if a dehumidifier is required? If so, what % of moisture must it hit to require one?

      I'm sorry to hear about your home flooding! If the humidity levels are above 50-55% you should have a dehumidifier. I would recommend making sure your wood moisture levels are around 12% before spray foaming the rim joist.     I’ve seen conflicting information regarding how to vapor barrier the walls. Do you insulate before the vapor barrier or vapor barrier and then foam board on top?

    What if the company wants to hang the dehumidifier from your joist? I feel like having it on blocks makes more sense

      We at one point used to hang them, we stopped doing that and doing it on blocks. It is just a preference, although we do believe blocks work best for our units.

    Does a condensate pump help the water get to its discharge spot? My clear plastic discharge hose from dehumidifier makes it my sump pump but it's not on a great pitch to drain downward like the one in this video, mine is a little further away. Wondering if the condensate pump will help to make sure the water is making it into sump pump and not backing up back into dehumidifier

      Yes, the condensate pump is designed to help discharge the water further away than what a regular gravity fed line can do. If the crawl space we're working on is getting a sump pump, we will always run them to discharge into the sump pump. We recommend these: diy.crawlspaceninja.com/condensate-pump/

      No, we do not recommend painting the foundation walls in the crawl space as it can become a food source for mold over time.

      Sal - Crawl spaces that are not sealed can easily be invaded by insects and rodents. Therefore, installing a vapor barrier should be your first step. Your crawl space will be much less attractive to pests and rodents if you encapsulate it. These uninvited guests are drawn to places with high moisture content. The 20-mil plastic barrier will also prevent pests from entering your crawl space. In the long run, you will also save a lot of money with a thick and durable plastic barrier.     I've heard conflicting info on foam boards. Some say foam boards on the perimeter walls give termites easy access up the foundation. Is that true?

      We've not had any experience in this, but in our area in Tennessee building code requires a 3" gap below the sill plate in order for termite inspections.

      Hey guys, heard you say you are in TN, where? I'm in SWVA. I have a crawlspace that sits on a Shale bank. Only have one foundation vent remaining after previous remodels. There is NO insulation and my house is freezing cold in some areas. Very interested in an estimate to encapsulate.

    Hi I had a dehumidifier and new vapor barrier installed in my crawl space this past summer (2019). My question is when it rains my humidity level rises from around 48% to 65 to 70% while its raining outside then it slowly comes back down in about two days, is this normal? Also the company sealed off all of my foundation vents.

      It does not sound abnormal from what you describe, but I would check to make sure there is no water intrusion or make sure that the vents are tightly sealed. Hope this helps!

      We dont leave debris, but we do not remove rocks just because of timing.

    Why did you put the french drain inside the perimeter instead of around the outside of the house foundation? Wouldn't that stop water from getting under there to begin with?

    Great job on the crawl space. Do you fasten the membrane to the foam insulation or does it run up the wall 12” and the foam board goes over it to seal off the top?
