      Agreed. Squatters took over a mansion in Los Angeles and they were escorted out by the police QUICKLY without the need for a proper eviction. Why? Because there's no way the government will allow rich neighborhoods to lose property values just because of a few squatters on those empty mansions.
      Rules for thee except for me type of garbage.

      Indeed, and also end single family zoning as it is the single greatest cause of a lack of affordable housing to begin with, but I guess it will take single family home owners a squatter invasion in order to actually understand why there is almost no affordable housing.

    I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

    Florida has just passed the law no squatters allowed. Cops come out arrest them. GA has a law about to pass. All states should follow Florida law. Should be passed, enacted, immediately.

      It won't happen in California. Governor New Scum already said that squatters rights are human rights. They will be allowed to inhabit any and all property that is not currently occupied by the owner.

    My mom used to have a rental duplex. Tenants said they weren't going to leave and weren't going to pay rent.
    They woke up one morning and found my mom brewing coffee. Said she was moving in with them.
    They moved out that day.

      I assume this didn’t happen in New York, otherwise your mom could have been arrested, as we saw.
      The solution is to let somebody else move in, together with the squatters.

    The incident in New york that you showed, that squatter did NOT have a lease to show to the police.
    He had nothing, just his verbal claim, he showed absolutely no evidence to the police and they still arrested the homeowner.

      l agree. Based on personal experience working with an investment advisor Heidi, l currently have $580k in a well diversified portfolio, that has experienced exponential growth. It is not about having money to invest in stocks, but also you need to be knowledgeable, persistent, and have strong hands to back it up..

    I'm a Banker in California and many of my clients who rent their properties are reporting exactly this. And the courts protect the squatters! Up to 12 months without rent!!!

    This happened to one of my relatives in Germany, where a guy moved in, paid rent for about a month and then never paid rent again. It took her almost two and half years of litigation to get the guy out of the house. Ironically, at the time I thought, “Wow, Germany needs better property laws.” Had no idea the same exact thing happens here. Thanks for the video, Nick.

      Unironically most of the problems in the first world are all across the first world, just like almost all third world countries face third world problems.       That happened to a friend of mine in Chicago too. So many of these scam tenants do this too. They pay a few months and stay there for years before eviction.

    i saw a video about a man who got rid of squatters by waiting till they leave and moving in and removing their stuff to the footpath and changed the locks without them being able to stop him. He also was able to get a truck to remove things for them when they returned and he had the paperwork to tell them it was his home.

    "You will own nothing & like it." Hypothetically speaking, what if owners are so stretched due to the upward costs of taxes, insurance, repairs, etc, that they too become "squatters" on their own property after repossession from the banks? What if the changes to the squatter rights are intentionally being done by force with the current use of these pawns to change any opportunities for protections against people that might actually need the protections?
    Sounds about right to me.

    I had squatters in an 8-plex i own. The real tenant moved out and gave the keys to her sister to clean. They never left and never cleaned. Eventually the sister moved out and other people moved in claiming to know the original tenant. They never paid rent and we filed for eviction. The judge gave them another hearing one month out because they had nowhere to go. Luckily they didn't show up to that hearing and we evicted them. That whole story and video is on my channel.

      Man so sorry, has similar episode, l hired a contractor hired to work and repair my late mother's apartment in 20¹7. After a month John the contractors moved in with his girlfriend the girlfriend's 17 yr old son and his unmarried 17 year old bride with their 6 months baby and the mothers father Roberto undocumented like the other two.. the contractor please oh please let us stay will pay you some rent while John does repairs . I felt sorry for these three undocumented .. never mind most progressive friends tell me to call ice.. abused my hospitality and compassion for immigrants. But boy they know how to play the game they work the system.. Yep I took them to court and $6000+. year to get them out by Feb 20l9.. They all move out except for their father Roberto. But the then the eviction moratorium came in March 2020. And I couldn't evict Roberto. He's been here like 5 years.. is cranking up one air conditioner costing me 190 during the summer.. he refuses to pay one penny to help. He keeps threatening me saying if I take him to court or simply fall down the stairs and sue me.. boy these immigrants know the American way they bruised and so easy.. this is America for us forget about your rights...

    In most states, it's 10-30 years for a squatter to claim rights on an abandoned property. 30 days is insane.

      You're confusing adverse possession with squatter's rights. Adverse possession is the transfer of legal ownership after an extended period (usually 10-30 years) of open and continuous possession. Squatter's rights refer to tenancy rights unauthorized occupants may gain after around 30 days in many states, meaning the owner has to formally evict them rather than just calling the police to remove them as trespassers. 30 days for adverse possession would be unheard of, but it's a common timeframe for establishing squatter's rights in some jurisdictions. They're distinct legal concepts.

    Here’s a real simple solution to deal with squatters. When you get home deal with the squatters & then call the police to clean up the mess. Just say when you arrive home they were burglarizing the place & squatters gone.

    It's a big problem in CA. A RE friend of mine had 2 houses taken over by squatters and they were not even us citizens. They had recently came across the border. It's been weeks and it doesn't look like a resolution anytime soon as it's moving through the courts.

    A simple solution would be an online Statewide or National lease registry. Cops can check to see if the lease is valid and uploaded and if it is not, the squatters are removed.

    Really the way that the States keep track of property needs to be updated as there are all sorts of scams that criminals use to take property either temporarily or permanently. I've read all sorts of stories of scammers selling properties that are not theirs, especially older owners that have paid off their mortgage. Or people getting a notary stamp and faking signatures.

    I've dealt with a lot of people who thought they were legitimately renting a house. They had a lease, and yes it was fake, but not from their point of view. They were paying rent, just turned out it was to a stranger and not someone that had a right to the house.

      I feel like the solution to this would be to get the squatters out right away. They could still fight their case in court, and if they win in court in 6-12 months- the owner would need to pay damages and keep their rent at less than 1/2 market rate for atleast 10 years.
      If they are real tenants being abused by a landlord that just wants to jack up the rent- they likely win this in court.... and land lord will have a steep price to pay. If they just invaded the house, I dont even think they take time and effort going to court.

I carry, I own a home, and I lock my shit, I don’t wait 30 days to try and get someone out, I check or pay someone to check on all my shit so I can pretty much unalive whoever thinks they can take from me, now it shouldn’t be like that, but if you’re weak, you will be culled, that’s how the world has worked for billions of years.

      They can call to verify your identity and insurance. They don't care to call and check if the lease is real or not it becomes up to the courts police and sheriff have different jobs.

    Maybe fight fire with fire. Have a really good friend draw up a fake lease and change the locks. When the police arrive present the pre-dated fake lease to the cops and watch them tell the squatters that they have to go through the courts. It's beyond unbelievable that someone could just take over your home.

      Foool. Stop believing the narrative. Most ( >90% ) are on the streets due to mental health or drug addiction issues!! In LA, the political narrative keeps preaching housing shortage…. I work in dwntwn LA and deal with these people daily. There are shelters available but this population doesn’t want to have to abide by any shelter rules!! Over past 15 yrs, I wish I had a dollar for every time I heard “I’m not going there, you can’t drink/do drugs there!” It’s NOT a house issue folks. Wake up America !

    Yea, these states like NY and CA give the criminals more rights than the law abiding citizens. Follow the Florida laws and as the one sheriff stated that if a squatter enters your home when you are there then you have the right to defend yourself which lowers the number of potential squatters!

      Exactly. Why don’t these people have alarmed doors and windows that are loud as hell and alert the alarm company when they will be out of town creating a paper trail. Also, motion sensors that will wake up the entire neighborhood. When I buy a home, I am going to pay off-duty cops to protect my home and have all of the above until the laws change.

    yes my friend in wealthy neighborhood of Pacific Palisades CA rented her house to tenants who stopped paying rent, she had to take them to court to legally evict them which took 5 months and they were still were allowed to stay a further 2 months - they do not have to pay back rent or rent for the additional 2 months and she has to pay for any repairs of whatever damage they have done. including the legal fees and rent she is out 80k now and who knows how much repairs will need to be done when she finally gets back into her house.

    If you have multiple properties to manage but end up leaving them vacant there is always the option of hiring a house sitter. For the last 6 years I have been getting paid to live in people's houses while they go on vacation. This wasn't meant as a deterrence for squatters but as a pet care service. I manage several homes each holiday as my community trusts me to keep their pets and home well-loved while they are gone. For anyone who needs a trusted sitter feel free to reach out!       There were no laws around true squatters (moving into an unoccupied house without a lease) and so they fall under tenant laws if they state they have, or show a lease even if it is fraudulent as the police will not make that determination. Covid laws where you couldn’t kick someone out for not paying rent didn’t help as some people found the loophole and the squatting trend escalated.
      Tenant issues are where they have a valid lease but stop paying at some point but still refuse to move causing the landlord to go through the eviction process. That process has always been very favorable to the tenant for some reason. Partly because it takes a long time to schedule each step required with the courts due to a large backlog and lack of enough judges.

    Twenty years ago I owed a three family house in New York City and I had a tenant/squatter live in one of the units for four years, NO RENT PAID, before I could get her out. Many times she called the cops on me almost had me arrested. When the situation was resolved, I sold the house and moved to the Midwest. This problem is real and has been around for decades.

    It is a big thing in Georgia right now. You have people who are posing as real estate agents who lease homes that aren’t actually there. They market themselves on Instagram as a “pay a one time payment of 3-5k and stay in the home for months on end until the owner finds out and goes through the eviction process.

      Unfortunately these laws will only be changed in the states that have been changing things (or trying to change things) for the better since 2020. Things will only get worse for places like Washington, Oregon and California. Anyone with any sense will move away from those state and to a state that supports the people for the USA.

    This happened to me in California I rented my first unit did the background check and it was clear of any eviction or criminal charges…. Did do a 1 month deposit tenant has a job at the elementary school that’s down the street she paid only 2 months and stopped paying rent …and the bills that wore not included…. Toke me 7 months to get her out and California law now she would not even have it on record because u have to try an negotiate a deal before u get to see the judge…. Lost money and time and still have not gotten paid and she is free to do it to another landlord

    Happened to a friend of mine twice. He rents out part of his duplex. Not a break-in situation but tenants paid 2-3 months then stopped paying and refusing to move out. He had to get a lawyer (extra cost), start the process and wait for a few months for a court date. Then all the tenant had to do was ask for a continuance and they can do it multiple times. The judges always side with the tenant over "evil" landlords. Took 9 months in one case and 12 months in another to finally evict. Fun fact - the tenant gets notice of an eviction date. If the don't move out, you can arrange for the Sherriff to show up and put their stuff on the street. This is in Illinois.

    Have a safe deposit box. Keep your deed there. Yes, have cameras that upload to the cloud. Check the local zoning for your property. Some zoning doesn't allow the owner to lease out the house. If so, it wouldn't be that hard to prove that they are trespassers.

    The property across from our uncle, the guy died, he had no relatives. He had a vehicle in the driveway, possessions in the house etc. Somehow I guess a cop told the real estate lady down the street about the vacant house my room mate was tending the yard to, and HER son showed up, changed the locks and the story was he "donated it" to her church. He didn't go to church. He for sure didn't know her family AT ALL. The son moved in, all the man's belongings vanished, the jeep in the driveway vanished, and now the kid lives there. Legally apparently. I get the idea it's not the first place she just grabbed for herself. She showed up with all this paperwork from her "church" like it was all signed, sealed and delivered. They own it now I guess.

    Use it or lose it. It's the American way, dating all the way back to the early colonies. You can claim you own land but if you can't defend it, the claim is worthless. Investors are going to learn the hard way that parking capital in vacant real estate in the US isn't all it's cracked up to be and comes with risks.

    Happened to a Friend of my Friend. The husband broke into the home,confronted the squatter,and shot the squatter in the leg and then called 911 for a break in and assault. Admitted shooting the squatter and claimed self defense. The Husband was never charged.

    introduce a state sponsored property/residency registry, ask all leases to be registered, bring a law that gives rights to both owners and tenants when their names are on registered leaases. A home owner gets to declare a home vacant, non-leases with the registry (previous tenant confirms that they left), and then any one else who claims that they have a (non registered) lease agreement with the owner gets no rights, and should be kicked out. OK, summary: there are many ways to solve this making it easy for the truthful parties. People need to rethink whom they elect to offices.
