    Solivita is closer to better hospitals and healthcare. The Villages struggles with quality healthcare and the hospital is inadequate. Solivita is a true gated community and the Villages is a community that has gates that anyone can enter at any time. Just an illusion of safety. Love the access to Orlando and everything it has to offer.

    Hands down the Villages. So much to do, and cheaper all around. Convenience of doctors, stores, restaurants golf. Villages are so much bigger and better. Been here 17 years and no regrets.

    The homes for less than $200k are 2 bedroom Patio Villas.
    The Executive golf courses are free to homeowners.
    The Championship golf courses are open to all, both homeowners and neighboring communities and visitors, but not free. No membership is required for any Championship golf.
    The current land owned by The Villages covers approximately 80 square miles.
    Current population is estimated at 134,000 and if built out completely it would double.
    There are a lot of new things planned on the future land including a new K to 8 school and High School, a new UF Health Hospital, potentially another square or hybrid version of one, and naturally....more golf, rec centers and pools.

      @@Kacsurfs the Charter school is for the children of all the people that work in The Villages. Restaurant servers, landscapers, realtors, Doctors etc. It takes quite a few people to support a 130k person community. The schools in the towns surrounding The Villages are not highly rated. The Villages Charter school is a fantastic school, my wife taught in it for 5 years when we first moved down. No children under 19 can live in The Villages, so you don't have to worry about that. But affordable housing and a quality school are important to people that work in The Villages. There are a few family neighborhoods around The Villages for these people, and more being built.
      The new school that will be built in the near future, will have a family neighborhood built around it, with golf cart trails, stores, etc for those folks. If you want quality workers in The Villages, they need to live somewhere, and they need a good education for their children.
      I have not heard of any other 55 and over community that offers this.
      Last year 64 of those kids graduated The Villages Charter school with associates degrees. So not only a quality education, but a savings on their future college needs.

      @@Kacsurfs ah, good question. Thats something that they have never spoken about. Residents have mentioned it, as well as an indoor pickleball center, but the developer hasnt at all.
      Thats not to say it won't happen someday. They have been coming up with new ideas as they build south. The problem is that one won't be enough, its sure to be popular especially in the winter. We shall see.

    Great job. I saw the Solivita video and looking forward to the Villages video. I imagine that will be a 2 or 3 part video series. Just a little update. I went on the villages home sale site. There are some new homes in the 100K range now.

    The homes in Solivita are built by a higher end builder and definitely are higher quality. The Villages look like mobile homes. What is this handsome young man talking about old people's communities??

    The Villages also has 2 archery ranges, an air rifle range, croquet court, tennis, platform tennis, many pickle ball courts, outdoor basketball half courts, lawn bowling, horseshoes, shuffleboard, swim teams, track teams (Sr. Games/Sr. Olympics), several pay to play indoor exercise fitness gyms, free outdoor fitness equipment for adults, walking tracks and paths, radio control boats, wood shop, several dog parks, and oh all the hundreds of specialty clubs in addition to traditional clubs. There is free daily vocal and band entertainment (sometimes there is a live DJ instead of a combo or band or vocalist) in the three town centers. So much to do!

    From 1972 - early 1983, Orange Blossom Gardens grew to 386 properties. Gary Morse joined his father on 03/01/1983 (Al Tarrson sold his interest 02/28/1983). In Morse's first year, OBG sold 99 properties (just 1 shy of his goal) increasing the total to 485. In 1989, manufactured homes were replaced by site-built replicas until about 1991 (name was Villages of Orange Blossom Gardens at this point). After this phase, development moved into Sumter County (where bonds and CDD's took effect), the name of the development was changed to The Villages of Lady Lake, and many more house (series and) styles were available.

    Omg, I love you guys!!! This is very informative! Personally love the Villages if I could afford all the amenities. Love the anonymity of such a large community... don't like people in my business! Looking at large communities just outside the Villages, so I can visit and dance the night away in the town squares! 😁😏. Still about 4 years away from retiring though.

    Just bought in the Villages. Looked at both. I liked Solivita but the road in and out is congested and getting worst. The new turnpike is an alternative but not very close.

      That’s very true, Poinciana has pretty bad traffic during rush hours. They do have plans to relieve traffic but that will take a couple years to unfold I’m sure.

      @@Explore55Plus We checked out, Top of the World, Del Webb (2), Four Seasons, Heritage Hills, Timber Pines, Solivita Esplanade Lakewood Ranch. All were nice but nothing compares for amenities and activities of the Villages. Like you said, a hat for everyone. It is strange though how people in other communities are so quick to point out negative opinions of the Villages. Many have never been there.

    Can you include expenses for both communities. I've heard from "the villages newcomers" UA-cam couple that the average expense, without the mortgage factored in vouldvtun $1000/a month or more for basic such as pest control, lawn maintenance, electric etc. That's a lot of money.

      That sounds about right. I have friends in the Villages and they said count on $12,000/yr for costs and that was a few years ago.

      Here is Solivita, we say it with a "d" instead of a "t" btw, our avg HOA is $375 a month. That includes weekly lawn care, watering, back yards too and free cable.

    Very interesting comparison. Thank you for putting this together. I've watched a lot of videos and read numerous articles comparing age-restricted neighborhoods in Florida. One of the factoids that seems to be missing, or is not prominently discussed, is the demographic snapshot. I'd be interested in a demographic comparison (age, gender, race, ethnicity, etc) and perhaps an interview with people from lesser represented demographic groups to hear their perspective about living in these areas. Thanks again.

I understand the sensitivity, but the absence of the discussion in light of the significant disparity in demo-groups makes it feel as though the subject is somehow taboo. There are numerous sources where one can find the information, and the numbers are what they are. I also understand why an independent brokerage would want to tread carefully, especially if discussing specific neighborhoods and not general demographics. Thanks again for the great videos and information.

      @@philwaugh6721 The Villagers are pretty open-minded people remember they're the Woodstock generation of the 60's 70's. As long as you're not an ass you will be welcome. The demo-groups disparities you're concerned with are probably more on them and how and where they would like to spend their golden years. I really enjoyed my trip to the Villages but I'm a beach person so I'll probably try to find a condo on the beach. but the Villages do have a lot to offer If you're into golf and pickleball and it is just a day trip to the beach.

    Villages, to the best of my knowledge. Now has 60 executive courses (mainly par 3 holes) and 12-13 championship courses. Many which have 3 different 9 hole courses within.
    I don't live there, but have visited there twice.

      Not quite, we have 41 executive courses and 12 Championship with the 13th under construction now.
      10 of the Championship courses are made up of 3 nine hole courses, the other 2 are two nine hole courses.
      There is also 1 putt and play and 1 pitch and put course, with more of each in the plans in several areas.

      The Villages also has a couple of true miniature golf courses "Putt-putt" courses but one has no nearby parking (the one near Fenney), so you do walk a stretch to get to that one. Someone did make an improvement with the second new one and it has closer parking.

      There are some good options for sure, most don’t sell the land though. You lease the lot. A lot of them don’t co-broke with agents either :(

    Solivita itself is OK, but once you leave that community, you are in a somewhat sketchy area. The Villages is a much safer place to live.

      That area will continue to become more desirable because of the development in the area, but that can definitely a down side to that area.

    While talking about the Villages amenities they are showing pictures of Solivita amenities so it's a little misleading . Truthfully Solivita has many of the same amenities just on a smaller scale . Also , most amenities are limited to residents .

    My hometown is only around 86,000 population. The Villages is half again the size of Duluth. If I don’t make it to Florida I will be moving up the north shore of Lake Superior to a community of less than 2000. I have to leave this awful city. You have no idea. It used to be a wonderful place to live. Pretty soon they’ll be charging for air. I don’t feel sorry for people who buy homes sight unseen. The kids are in Florida right this moment looking at retirement communities including but not limited to The Villages. He’s close to my age and she is 48. I’ll check it out if they decide to make the move. This way I can check it all out. They are concentrating on OTTW, Latitude Margaritaville and The Villages. I’m hoping for The Villages, but I adore LM. I never heard of Solovita.

    I had a place in Leesburg a decade ago - and I didn't like living that close to The Villages - the people were very stuck up - and if they came down to the Leesburg Walmart they actually thought they should be honored and get in line ahead of area residents.

    OMG! Solivita is Poinciana in the middle of Nowhere in a swamp with extended travel times to anything. Very Isolated with mosquitos no doubt and just plain scary.

      Have you been to Solivita. It's beautiful. Have you been to Florida, there are bugs everywhere. Poinciana is 21 miles from Disney. Guess you don't know too much about the community.

      @@dogcrazy25 yeah I have been to solivita. It’s in the middle of a shithole and why don’t you tell everyone how much it costs taking the toll road both ways to get to Disney. If you don’t take the toll road it will take you 1 hour minimum. Where do you go grocery shopping? The Publix on cypress parkway? Sketch city. Nice try admit it you are in the middle of crime central with maniac drivers.

      @@daisydomergue9327 Aside Publix, you got Walmart, Aldee's and a few bodega's. The shit hole here is at the northern extreme of the Everglades, and Lake Toho does offer challenges with city planning of roads. Solivita was smartly built on conservation territory. and recognized by Audobon Society. Three miles away, Disney did the same and conserved a wildlife park.nearby The HOA smartly includes landscaping and they do a fine job. My two ventures into The Villages alarmed me that landscaping is lacking and you have to mow your own lawn. I could argue, The Villages is sketch as well. Many Floridians joke it's the VD capital of the world. That alone makes it a shit hole - but I think your references was to Puerto Ricans in Poinciana. I understand language in code and racism. There also exists discrimination of old folks as well. .... We each have our preferences. Solivita is quaint while The Villages is a mega community. Pick your poison.

    I love the Villages,however the cost of living there from what I have seen is very expensive to live because they nickel and dime you! Even if I paid cash for a home I still don’t think I could afford there!

    Been a Solivita resident for 16 years without qualms. It was a great dummy-down. The Villages is a mega city but doesn't entice. me either. It's void of culture and full of old people. Sunset years are approaching, and my Thonburi ( Bangkok ) apt has been vacant over a year. 55plus living eventually gets stale and pretty much low brow.

    Why do they imply that bigger is better, I’m concerned that the intimacy with neighbors is lost when in such a massive community like the Villages. I’m even thinking Solivita is a bit too large to really enjoy..

    The problem I have with these resorts is that they need to legislate to the lowest common denominator, and consequently the list of petty rules is endless. At this point in my life I just don't want some developer (or his family) telling me how to live, what size pet to own, etc. The price is immaterial.

    Been in TV for almost 11 years. It is way too big, meaning tons of people, meaning congestion, traffic, and real dangers from an aging population in terms of accidents and carelessness. Yes, do your "due diligence". Also there is a huge rental market here meaning lots of renters who really don't give a hoot about the community. Golf is expensive. The developer keeps raising the green fees on his so called championship courses. The executive golf courses are crowded and unless you are a single golfer, forget about a tee time when you want it. Buyer beware here folks. It isn't what it seems.

      Some of this is just hogwash. For instance, the comment about renters basically trashing the place because they don't have a vested interest is just not true. Renters are mostly here because they want to try The Villages on for size. To see if it will fit them in retirement. They want to try everything and do everything. They are typically amazed at the wealth of activities available to them. They discover many new activities that they may have never known existed. I've found renters to be very respectful of the community and it's facilities.
      Old timers in TV sometimes say and write things to dissuade newcomers. They want to keep TV a secret. If you dislike the place so much, why would you still be here after 11 years? Because you know it's GREAT?!?!
