    20,000 people in Boerne. Having grown up there when it was 5,000 that's unbelievable to me.
    You do mostly in town real estate or also land? Starting to look for my retirement plot somewhere in the Hill Country. Something not priced insanely (I know a hard ask in the Hill Country)

    Those towns are about as German as Greenbow Alabama.....

      It’s also been 178 years since the original Germans settled in the area. Of course they aren’t going to be as German as they were then.

      There's actually quite a few interesting videos on UA-cam of Germans visiting these towns (especially Fredericksburg) and giving their impressions. They are not as cynical as you are.

      Having grown up in Boerne, I can say that it does have a ton of German influence. And I grew up with a lot of kids from the old German families there.
