    Yes yes yes!! I was just thinking about that today while I'm trying to sleep. Start with a small structure that can be lived in while finishing other sections. It's perfect. I have small land ...I'm in Carroll county TN. Looks like I don't need a permit to build. Thinking of selling everything and move to it...build a cob house.

      I myself am looking to do the same, but on large acreage. I found some good plots 1000+ acres BUT … some of these people down here are crazy/ insane.
      You can buy large tracks of land at somewhat fair market prices.
      BUT….. They have a clause / restrictions that you can NOT build on the the land that you buy, own. ( 😟HUH?) it’s crazy.
      The worse part is some huge developer with tons of $$$$! Can buy the same land and all of the permits and government blessings to build cheap overpriced subdivisions… BUT NO ONE is allowed to buy a few hundred acres and live on it to homestead. Go Figure. God Bless.

      @@amtb70x7anunkwn9 WOW... that's insane. Yes gov is trying to keep us dependent on them..not be an independent person who's self reliant. So stupid. Maybe look at smaller tracts ..stay under radar...don't ask ..don't tell.

      ​@@wandadavis8209 yes Miss Wanda that is doable. I am also open to moving out wards to find lands to set up farming, house, Barn/SHOP.
      The idea of large 1000+ Tracks are for a few projects i am working on. 😉 have to see how things are going to play out this year🤪

    Here's the problem. You buy some land (if you can find any for a reasonable price anymore), then you have to put in a well and septic. Right there you have gone way over $30k. You might also have to cut in a road or driveway, get electricity there or buy all the off grid stuff (even more expensive). It just isn't as easy as it used to be. And it aint getting better any time soon. Personally, I am thinking of starting out in a tipi or wall tent. Maybe a cheap camper.

      Canvas bell tents are the way to go imo for an excellent temporary structure that is wind and rain resistant. I would recommend getting some kind of solar power station like ecoflow and some cheap glass panels from SanTan Solar to cover power needs. Starlink for internet. Simple composting system for toilets just to start. And take it day by day and start building.
      Of course water is very important so a getting a well dug and a water pump installed are priorities but if you can’t afford it right away then just store as much water as you can for the time being with 5 gallon jugs and making trips to town every so often.
      All in all I think 30k is a stretch. I’ve seen lots of plots going for 5k for 5 acres, 10k for 10, etc.
      So all things considered at the beginning you could start for 9-10k if you wanted to, and then ofc the well could be another 10k down the road but for 20k total you could be non-reliant on the system for longer than your lifespan.
      Others may have other experiences but truly i think it’s possible. Good luck my friend.

      Yes ..I thought of a tent myself ..or a 10/10 storage shed ...to keep out the rain.. hang a hammock ...shower outside..cook outside. That way it's more incentive to get that structure done sooner than later.

      @@tylerkane4559 I just looked into those canvas bell tents. Great idea! I have a good sized tipi, but these bell tents look even better in some ways.

      @@jeffs9302 I’ve been living in one for a month or so in some pretty harsh windy conditions. They are actually really nice and if you have a bunch of carpets very comfortable and you can fit a lot of things in them (a king sized bed even) If you have a family you can get multiple tents to have separate rooms 😁
      You can use any regular tents for item storage, bathroom, etc. I’ve seen them go for 20$ for smaller ones or 50$ for 12 person tents on FB marketplace.
      The internet makes it easy to be very resourceful with your funding!

    The story of the farmer who wanted to build a tall pole barn to give shade for his horses.
    The municipal powers that be said he needed a permit to build one on his land.
    Then, the same powers said NO! He could not build on his land.
    He came back with a new request; “ could he build a table and chair for his back yard?”
    They said yes, that he did not need a permit for building a table & chair in his yard.
    So, the farmer got all his pole barn wood, and he built a 14ft high table, and a 12ft high chair all in his yard as those powers said he could. 🤠😉😁👍🏼
    And by the way, the horses love the new back yard furniture. 😆😁😄
    True story.

    Can you do a video on Tennessee listing the counties that allow small homes, Cob homes and counties that have little or no building restrictions or codes. Another great video could be the same thing but for other states. It seems difficult to find this information as a newbie to all of this.

    Unfortunately Canada is different.. I don't know why the land is so expensive..impossible to afford 😢😢

    I wish such a paradise existed in Ireland. Over here even if you design exactly according to their rules (including their stylistic choices) you can still be refused if they decide you don't have a social or economic need to live in that area.

      The counties don’t, but the state does. There is a state provision which prohibits homes which can be removed. A UA-cam couple ran into this. Can’t remember what their channel was called. They had a tiny house built by the Amish and shipped in. And the state of Tennessee told them they were in violation of the law. They made this mistake because they only checked the county codes and not the state. So do your homework carefully.

      @@gongcyclist Yes. I still want to design and build my own house but in practice I'm going to have to do it with an architect.
      Things are very strict here though, it's not even just a case of designing to code, it's a case of getting permission period. Some counties only permit one or two standalone houses per year, and I suspect that's only because the owners are politically connected.

    You can build up......but not more than 10by10 length and width.🤓
