@@noori9491 you don’t always use math on the field except when you’re doing a CMA or figuring out a sellers net plus what down payment is needed for a buyer. Some buyers will ask how much is 3% down on a $300,000 house. Or if you’re working with investors. So simple things like that come up. The lender does more math. Then, if you’re doing commercial real estate, there’s a lot more math required.
Two things...#1 - Your videos are gold. Really appreciate it a lot. You're great. #2 - I think the answer to #23 is A, not B. You have to annualize the gross income, you got your answer based on monthly, not annual income.

I passed my NYS license in 2015 because I was in school with teachers like you. Now living in SC, I failed my 1st state exam in June, was very discouraged and tomorrow is my 2nd exam and was stressing out. I am so confident now, and I thank you!!!! @@KenClear well, congratulations on passing the state portion. As far as the national exam, I would say to make sure to read the question carefully and dissect what it’s asking. Sometimes by putting a scenario in your head really helps. At least for me it does. Those questions are kinda tricky. Just get back in there and don’t give up. You got this!!!

I took mine last month.
I had the majority of SATA and prioritizing questions. The questions got harder each time. I felt like I had to throw up and I had a headache by time I finished. I paid for my unofficial results today and found out that I passed, Thank you Albert 🙌🏼

Hello Maggie, I'm loving your content so thank you for being direct and straightforward on your thoughts and teaching methods. I've seen several other videos where "instructors" keep getting stuck and stumble over their words and answers, which becomes more confusing. I take my test in 2 weeks and I can't wait to get these math questions a go now. The way you are explaining the T-Chart method is genius. My question to you is, Are there any videos that you have or any other math questions that this T-Chart Method, would not apply?
Hi there. Thank you for your kind words. I would definitely check my debits & credits video which teaches how to prorate using my new DAM/DAMS Method and also the approaches to value to find the adjustments to a comparable when you have a subject property. I hope these help. Basically, T-Chart can be used for about 75% of the math questions, especially if there’s a percentage in the question or the answer. Best of luck to you!!

This is one of the best math study guides. Thank you so much for taking time time to share. I have a question. In reference to question # 14: The question was, 'How much is 1 point worth?' I though the answer was: $2500 since we calculated the value of 2 points. Is there a reason the answer was $5,000 instead? I know these questions are a little tricky sometimes so I want to make sure I don't read too much into the ones that are meant to throw us off a bit. :)

The first few are easy. It’s when they start adding two percentage rates in the problem, add values to the equation that are not relevant to finding the solution or want you to do an extra step (like instead of finding the annual rate they’ll want you to find it for four months) 😂

Hi Maggie, on Question #14, it says A borrower pays 2 points on a $250,000 loan. How much is one point worth? The way I read the question, it is asking how much is one point worth? so the answer should be $250,000 X 0.01 = $2,500

(Question 11) During housing expense ratio questions, we ignore any expenses that aren't specifically mentioned to be expenses of housing? So we did not use $960 because its explanation is vague/only mentioned as "monthly obligations"?

Correct. For housing expense, it would just be the PITI.
how would you know which number is relevant and which number isn't, because I used the 960 instead of 696 because I thought 960 was the total of all expenses

What about questions like this how would you solve it using the T method "Freddy Froghammer owns a lot measuring 80 ft. x 120 ft. The city puts in a new street on the front and the side of his house and assesses him 6 cents per square foot based on the area of this lot. His costs are:"
For area you would have to invert the T-Chart. Just switch the total and part sections. So the 80 would go on the left and the 120 on the right. Then multiply them to find the total, or area. Then just multiply the sq ft by $0.06
you have one mistake on q 14. you solved for 2% but the question was asking about how much is 1 point worth which is 1% . it suppose to be 5000/2=2500 is the right answer not 5000 (2%)

Hi how do I use the t method for price of square foot
Price per square foot has the formula in it’s name. Slap the price tag then divide it by the area, or square footage. So a home sold for $450,000 that’s 1,500 square feet would cost $300/sq ft.
It’s just like loan to value ratio. That’s just the loan amount divided by the sales price (market value).
