He was never out anything because she paid the rent before the month was up, assuming he's budgeting properly. Taking the time sue over a late fee, in this situation, is taking advantage of her financial hardships. Is that what he and his kind mean when they say "worked hard" for their money? The first apartment I had, 30 years ago, they didn't prorate the first and last month. If you moved in on the 13th, your rent was due every month on the 13th. These days everyone charges you for 18 days for the first month and 12 for the last because computers can't handle computing other than the first to the last of the month.
It has nothing to do with computers. If you're a landlord with multiple units, it can become a nightmare to collect rent from different people on different days. It's much simpler for rent to all be due on the same day.

We have to admit some apartments are expensive Unless they are including the utilities with the rent. Like for example, if an appointment is $2000 and utilities and stuff is not included that is expensive.
Before signing the lease, she should’ve negotiated her rent to be on the 3rd day of the month. It’s how I have mine setup because sometimes my check doesn’t get deposited on the 1st of the month and I’ve been in my unit for 4 years with no problems.

When I was young in my first apartment. BEFORE I signed the lease I told the landlord I get paid on the 7th of each month. Can I pay on the 7th when I get paid or should I find a different apartment. And he said that was fine, he pays his house payment on the 15th of the month. I never had an issue with late fees. I was always a half if not more a month ahead at a time. He loved having me as a tenant. I was never any issue and my rent was always paid and he never had to worry about me being an issue.

Like, lady, NO. It is NOT your property to disperse to put YOUR excess toys. $25 is INCREDIBLY reasonable considering most storage units START at $50 (at least, where I'm from). But also, if it was "trash" as she puts it, why was she so anal about storing it there when there are probably dumpsters around the facility?? Also, her perspective of, "You're losing money by not renting out the basement for storage" or, how about he's saving potential looters, crime. If he gives a key to anyone that's "paying for storage" and there is no security (ie: rooms that have the ability to lock) than he's actually setting himself up for my liability, ESPECIALLY if the boilers and electrical box are down there. But also, how about instead of focusing on what HE is missing out on financially, YOU focus on paying your rent on time. You're focusing so much on other things that you're about to get evicted and are easily setting yourself up for it, especially coming on national TV and admitting to paying late over and over again. Also, $150 late fee is NOT bad considering her rent is what, $1675? That's less than 10%. My late fee for my last place was 10% of the whole rent which eventually became $1750. UGH, I can't STAND tenants like her!! She's PART of the problem, she's PART of the reason why landlords are sticklers to the rules and don't bend them for anyone (which is their right). It's people like HER that are given an inch and take miles.

its obvious that she take s advantage of her landlord with regard to paying so late (I think hes actually pretty kind in allowing a 5 day grace period; I've never heard of any sort of bill where you can regularly pay 5 days late and not have a penalty!!) He also didn't have any complaints about her in court about noise or damage etc. Finding tenants who pay regularly and don't wreck the place is something that some landlords will try to hold on to!!
I've lived in our house for 6 years and only been late one time cause my wife ended up in the hospital in an induced coma and I didn't have access to her paycheck and we had till the 5th to pay and when I told him what happened he said it'll still be past the 5th. We paid the late fee.

Like, lady, NO. It is NOT your property to disperse to put YOUR excess toys. $25 is INCREDIBLY reasonable considering most storage units START at $50 (at least, where I'm from). But also, if it was "trash" as she puts it, why was she so anal about storing it there when there are probably dumpsters around the facility?? Also, her perspective of, "You're losing money by not renting out the basement for storage" or, how about he's saving potential looters, crime. If he gives a key to anyone that's "paying for storage" and there is no security (ie: rooms that have the ability to lock) than he's actually setting himself up for my liability, ESPECIALLY if the boilers and electrical box are down there. But also, how about instead of focusing on what HE is missing out on financially, YOU focus on paying your rent on time. You're focusing so much on other things that you're about to get evicted and are easily setting yourself up for it, especially coming on national TV and admitting to paying late over and over again.
Also, as a landlord, he has EVERY right to charge you for a parking space, ESPECIALLY if you have more than one vehicle. Do I agree that he should charge for the first vehicle? No, but where else are you going to find MONTHLY parking for $75 in NY? Especially if it's gated or somehow secured. The $75 charge is so that you DON'T end up having five cars parked, taking up necessary spots for other tenants. I think you have it pretty swell lady. Also, $150 late fee is NOT bad considering her rent is what, $1675? That's less than 10%. My late fee for my last place was 10% of the whole rent which eventually became $1750.
UGH, I can't STAND tenants like her!! She's PART of the problem, she's PART of the reason why landlords are sticklers to the rules and don't bend them for anyone (which is their right). It's people like HER that are given an inch and take miles.

its obvious that she take s advantage of her landlord with regard to paying so late (I think hes actually pretty kind in allowing a 5 day grace period; I've never heard of any sort of bill where you can regularly pay 5 days late and not have a penalty!!)
I can understand why he puts up with her though - it sounds like she still pays the rent every month. He also didn't have any complaints about her in court about noise or damage etc. Finding tenants who pay regularly and don't wreck the place is something that some landlords will try to hold on to!!

I've lived in our house for 6 years and only been late one time cause my wife ended up in the hospital in an induced coma and I didn't have access to her paycheck and we had till the 5th to pay and when I told him what happened he said it'll still be past the 5th. We paid the late fee.
The Defendant, like SO many others, think that if she had a reason for breaking a contract, it's OK and she's not liable. Not the case.
i just find it amazing that adults think others should take responsibility for their money troubles. like yeah it is sad you were having trouble with money but that isn't your landlords fault

She will never get it !!!! She can't pay the late fee how is she gonna pay storage fees !!! And to him you need to do what the law calls for you to do and evict her !!
Most landlords would evict you the first time your late, take the late fee, with no grace period, depending on the lease. He's been patient and she keeps taking and taking. I guarantee her next landlord wont be so understanding.

You’re definitely right about that! I’ve experienced that even with my own family, like my mom, sister, and a$&hole husband. I just don’t understand why people will take advantage of people that are actually nice to them. But I basically had no choice but to stop being nice to people that don’t appreciate it.
