Im a local San Diegan who hosts airbnb .. do think the reason there are still so many licenses left over is because hosts do not want to risk disclosing their info to the city? Especially when there’s a chance to not even be approved? .. I mean that’s my thought and why I won’t be applying for a license …
I'm sure that is a factor. It also costs $1k to apply for the permit, and I'm sure there are property owners that simply don't want to pay that. But you should be aware the City is using the funds from this program to create an enforcement branch. They claim Airbnb is willing to cooperate with all STR info in the city so they can easily locate and prosecute all non-compliant properties. If I were you, I'd apply ASAP
There was 13,000 before with legal and non owned submitted listings. Now with licenses issued as of May is half that approx. SO we should see a decent boost in bookings and competition after the existing listings run out of the pre May 1t bookings. So lame theyre letting the unowned ones run out any bookings they got by may 1.

Once the airbnb licensed is approved, it is permanent or owner has to reapply every few years?
You have to continue to pay for your license, but you don't have to worry about reapplying every year.
So I would have to purchase a home and then apply for STR license, or could I apply and THEN get the license?
You would need to own the home first, although there could be some grey if you are under contract...
