overpriced! Richmond is too near flood line!
Thanks for your comment.
Some people are concerned about Richmond being too close to the flood line. Yet, Richmond is filled with residence just like the rest of Vancouver.
Different areas have different Pros and Cons. At the end of the day, it is really personal preference.
@@VancouverRealEstateNeilson The point is that many buyers, especially Asians, do not pay attention to the geology of the location they pick. What makes Vancouver West most desirable and expensive because the area is elevated from the sea level. Much much higher than Richmond or Delta. The threat of a big earthquake and major tsunamis remain distinct possibilities for Metro Vancouver.
@@WaytoGo723 I agree that Vancouver West is more desirable and expensive.
However, I think the reason behind is more than just being elevated from sea level. There are factors of schooling and neighbourhood when people are considering the West side.
Which is why I always listen to the clients' needs and give them advice accordingly.

@@ericcheung1002 That depends. A buyer may accept the water/flooding threat to Richmone because the location is most suitable for Asian living. Another buyer may accept threat if he/she can get a substantial discount. 30%, 40% off a location without the water/flooding threat. Another buyer may not accept the threat at all, whatever the price. It is hard to predict when the water/flooding threat will materialize. However, geologists agree that it is coming.
Too bad, it's in Richmond. One of the worst location in Vancouver.
