Because generally the main reason to switch to own land property is maintenance charges only, which are very high in many society if same exist in these society then there would be no advantage of such high investment

Should start covering projects in ghaziabad like wave, aditya, jaipuria, Ansal etc..
I’ve lived in this society and I find your review to be good. Few points missed though:
1. Access issue (society) mostly people opt to take wrong way after Golchakkar making it accident prone
2. Poor build up quality (House) issue like seepage, damp wall, termite, weak wall and plastering
3. Limited or no options for daily grocery and other daily needs [No ATM within society]
4. No mobile connectivity within the house (villa) except terrace (that too one cannot walk and talk)
5. Society Club is too small. On weekdays it is ok but on weekends and events……….😩😩😩😩😩
But the designers have done a good job👍, it feels airy on those very small plots.

I think except businessmen and individuals with lot of 'muawza' money can live in greater noida sectors since there is connectivity issue and if you need to catch a train you'll have to go to Delhi or Ghaziabad only, donno why the wrong metro route decided by the govt which is of no use

Maine suna hai, Paramount Builder ka 200 crore rs due hai UPSIDC authority se. Registry ruki hui hai last 4 years se. Builder ki sari Property Authority illegal kar chuka hai. Builder ki maintenance service worst hai. Society ke andar Dogs and monkeys ka aatank hai. Surrounding Roads ki halat bhaut kharabh hai. Sewage water system connect nhi hai.

चंदेल जी मैने ग्रेटर नोएडा में सबसे पहले जो आवासीय प्रोजेक्ट देखा था तो वो ये ही था किंतु ये बहुत ज्यादा महंगे है इसमें पीछे की ओर जो ऊंची बिल्डिंग बनी है उसमें फ्लैट्स क्वालिटी व नक्शे के हिसाब से उतने बढ़िया नही है हांलाकि इन फ्लैट्स के साइज के हिसाब से उन फ्लैट्स कीमत फिरभी ठीक लगी । मैने इस प्रोजेक्ट को कोई लास्ट ईयर में नवम्बर या दिसम्बर में देखा था।
कृपया सेक्टर 2 व 3 पर वीडियो बनाये।

I am staying in this society since last 2.5 yrs.
I agree with kamal ji.
But would like to add below point. (Ander ki bat🙂 )
1- It's 110 Acre villa society with ready to move... aaj k time m builders ka bahut bura hal h under construction m apna mehnat ka paisa lagana satta lagane jaisa h. This is the biggest USP of golf foreste
2- regarding registry issue in new villa , go for resale registered villa.
3- greenery is best specially the jogging track and golf course. ⛳
4- it's not in sector zeta but just opposite of it. Its exact location is UPSIDC Site C housing sector plot BGH-A. Just in 120mtr Gr noida noida link road.
But we use every emenities from Gr noida authority sectors only bcz there are nearby, like omaxe mall just 2 km, rampur sector beta market 3km from here schools like DPS withing 2-3km.
5- earlier there were few shops now several shops has been running. And noida extension like gaurcity mall etc is just 15min drive straight way thru 130mtr road.
6- No network issue now : airtell has installed two dedicated tower within the society
7- Stray dogs in society still a issue and ATM in society yet.
8- water logging issue : it's observed only the gate no 5 and temple side bcz that part is little down from other part of the society, that's not a big deal . Jab khatrnak bariah hoti h kahi pe b bhar jata h 4-5 hrs k liye. Exp see the Delhi area like Janakapuri , dwarka mor etc area in rainy season
9- Reg parking : there is a good space for two car parking in each villa, one is in porch area and other is just in front of villa but if everyone will buy 3-4 cars then obviously parking issue will be there in every society 😀
10- reg the maintanance I wud say 1.6 rs per sq ft is cheapest in the planet earth
If u go to another society in gr noida only the rates are much higher. My friend is in purvanchal high-rise society he gives 8.5k rs per month for 1900 sqft Flat. And I pay 2.5k rs for my 1507 sqft villa. See the difference.
And to maintain a villas society is much difficult then the highrise that too 110 Acre, I believ its very cheap .
And in noida it's more then 2.5rs psqft

How is security outside of this society.I have seen road from this society towards pari-chowk and towards noida extension both are in very bad shape.How is daily commutation and night travel back to home?

Flyover is still under construction...
Bcz of this only there was huge problem for commuting now society underpass is ready ... it's very convenient now..
Bcz of this road issue lot of people were reluctant to buy here even I was bit unsure when will this road be functional I did lot of research and made my final decision to buy the villa..
now the villa rate is almost double from last year ...
