In this video, will take you on a condo and house tour again since you liked our last video so much!
We will show you 2 different condos and 2 houses. This time we will be in El Poblado, Envigado and Sabaneta.
Please be aware, that houses in Colombia are not like houses in other countries like the US for instance. Even if you live in a house you'll still share the walls with your neighbors.
On top of that, there are not nearly as many houses as condos. It is a lot easier to get a nice apartment in a good and safe neighborhood, keep that in mind when thinking about getting a house in Medellín.

What about tax law and legal matters if im retired and planning on live and buy to own?
These places seem good if you're an expat already living in Colombia who's done with single life, married and looking to start a family. Unfortunately, if you're a single guy looking to get his feet wet and get a starter place in Colombia, 3 or 4 bedrooms is not for me(( Understandably agents want to sell their more expensive properties. What about showing premium studio/one-bedroom places in Poblado and Laureles? Anyway, that's my feedback, keep up the great work guys. Your channel is an amazing resource for those of us new to Colombia!

This reminds me of when citizens of wealthy countries fled to Cosa Rica to live there. A $30,000 house quickly became a $250,000 house. I would be okay with that if the wages paid to the construction workers justified the cost. However, they seldom do.

Medellín looks like a pretty ideal place - great landscape and weather by the looks of it
I noticed the bedrooms were small, but then I realized that they had walk-in closets therefore not necessitating extra furniture. They look good. Especially the first one.

Unless you are a multi millionaire and have money to burn...buying real estate is a really bad idea for ex-pats...for so many reasons.
Just rent...it’s inexpensive...and if ever you want to move away from a crazy neighbor...a horrible new construction site...or if you want to move between cities or other countries...you’re out by the end of the month.
Not to mention upkeep...do you really want to maintain a property in a country that you don’t know who to call for help and probably in a language that you don’t even speak.
RENT RENT RENT!!!
Your attitude is well placed and it is excellent that in order to be millionaires one need to have minimum liabilities and only income generating assets. For USA citizen buying in Colombia is lose making concepts as dollar is strengthening regularly. Apartments will lose value in dollars terms.
Why move to Colombia if you can't speak or aren't interested in learning Spanish?
I advise people to buy a piece of land and then build the house in a period of months, rather than buying the property already built. This is how my father did it in the 90's and saved a lot of money.
The residency in which the 1st house is located is called Gascuña. It's where my wife's family lives. It's a great place to raise kids, 5min driving from Envigado city center, 15min driving from Poblado (fancy restaurants) and 20min from the country side.

Also apartments and condos are to different things. I think what you are showing is condo's. Apartments in the US mean you don't own them just pay a monthly rent. Condo's mean you own the unit. Just want to help you clarify things for foreigners.

The houses for sure but apartments seemed a little more reasonable.. the last apartment has a good price but for 700 square feet they should have made it a 1 bedroom or studio!!

Hey guys great video, and these are indeed amazing properties! however, if i buy a house in Medellin, I'd be looking for something a bit smaller 2 or 3 bedrooms is more than enough, a little outside back garden is lovely but generally, i'm kind of in the same mindset as Jason mentioned, he's a young single guy, and I'm an old single guy, small place is easier to take care of. Thanks.
Same here. Even for us this would be quite big. In Colombia mostly families stay in houses.

@moonar21 thank but I'm thinking buying an apartment is just easier and less trouble. But I'm always thinking I want something good for my dogs. And I've already considered Rionegro, and El Retiro and even Manizales or Pereira.

Beer properties with champagne prices. They keep things real in Asia.
Where in Asia? Go look at Bangkok Thailand apartment prices, they're insane compared to Latin America.
hmm, look overpriced and old, you can get new country houses (150 m2) close to bogota for 150.000 - 200.000 euros
But then you will probably have to drive an hour to the next university. Location is everything and yes the prices in Medellin and Bogota are high

You could, but it also depends on your rental contract. Make sure it states that you can actually rent it out to another person.

Ive only just started researching Colombia.. but i thought it was a cheaper country.. i was personally surprised by the comment new construction as it appears quite old.. and there is absolutely beautiful landscaping but those prices are the same as places in central Canada.. it is highly expensive to what it appears to be. Is there a reason the housing market is so high? Are their condo fees on the apartments? What are the property taxes like?
well you have to take into account that Medellin is has a population almost the same as toronto, so living in a house that big is actually only for the most wealthy, central Canada is not really a place that people are willing to live there.

I noticed all the properties were un furnished, I understand 3 of the 4 were for sale. Are furnished rentals uncommon? 4 great properties, the first apartment 150 dollars a month or did I misunderstand?
Hello, you are right furnished properties are not common. Furnished units for rent are usually short term rentals. Actually, property are sold or rented most of the time without appliences.
last one was 700 sq feet and 3 bedrooms. How you can put 3 bedrooms in this space?
Those bedrooms are very small where there is space for only one twin bed, no dressers or nightstand’s.

If it's 150 dollars than it's $150.00 if you use a command (,) than it's 150 thousand dollars. The price is confusing. 150.00 is different than 150,000. Those numbers are a big difference please keep the periods (.) and commas (,) in mind when giving the price. Thanks
Thanks for the heads up. In Colombia it's 150.000,00 for a hundred thousand. In Switzerland it's even 150'000.00. But you are right we will post it as 100,000 in the future as most of our viewers are from the US.

You should give the usd prices..!
Colombia's currency is Colombian Pesos, not USD. I understand that it can be confusing, however, when the exchange rate changes and the prices shown in the video wouldn't be accurate anymore.
