    An underwritten title company is not a title insurance company (obligor) and does not itself issue the insurance policy. Based on the video, the one making the commitment under this "underwritten commitment" is the UTC. It would be interesting to know to whom the commitment is made. If it is to parties, including the buyer, the attorney was justified in pounting out the exclusions in Schedule B.

    I'm selling my own building and I am not a real estate agent and everything and we're going through a title company called investors title, the bastard attorney just got involved from the buyer and he screws up everything, ..... great video

    I just got a title commitment because I am buying a foreclosed house on an auction site. The trouble is I am very confused and so is the women doing the commitment. She and the bank say that te records are reading like the old owner (who btw is dead) still has the house in her name. But I know there was a sheriff's sale because I was actually at the sale itself. No one bid on it and it went back to bank who held the superior mortgage. There were also 2 judgements against the estate (house) that should have bern vacated by that sale and they are still listed as liens. Do you have any ideas as to why that would be?

    Do you have tutorials for new processors? I just started working with a title agency in Washington DC. I have a title producers license. But I still get very confused working with qualia putting my policy together. I'm sure my company would like to issue more Stewart policies versus Westcore but it's difficult when you have a lot of new employees. And you're trying to train everyone. It's difficult to try something new.
