So - I have been in new home sales for 4 years. This is great you can "demonstrate" the vent hood. Cool. How do you demonstrate the entire home - What exactly are you demonstrating that are not obvious such as this (the only thing you can demonstrate that makes this type of impact in the average home) Are you having them cook cookies, take a nap in the bedroom, take a bath in the tub? Living in a home is emotional and often has to do with layout - windows - size of closets and lot location is important - how do you demo these important items besides provoking their emotions by helping them imagine themselves and there family in each room through words? Asking questions is the most important thing you can do to sell a home - KNOW YOUR PROSPECT - then as you "demo" the model (which is often just talking due to limitations) you remember all the items they said -their pain points from current home and you help solve them. Although this video was entertaining, its definitely not what you can do in real life with the entire home..
I feel that demonstrating features is not as powerful as asking questions and letting the customer ask questions. Paint a picture, tell a story. To be frank, the vent hood is not going to sell the home to me. I don't cook, don't care about a vent hood, except as a feature for when i resell the house. That feature is important to the sales person, not me. Sell me the emotion of living in the home. Mrs Buyer, let's experience this kitchen-imagine your friends and families enjoying great food and conversation as they gather around this gorgeous island in this kitchen. Not only is the kitchen beautiful, it's also functional and allows you and your guests to be together as food is prepared, presented and served. Can't you just see yourself in this scenario? How does it feel? Nice, right?

Hi, i have a question. From when a buyer signs the contract, as the new home sales person, when in the life cycle of the home build does the sales consultant actually get paid their commission?

Depends on the builder but for most it would be at closing when the home funds and records.
