The bedroom and the lack of an upper floor are too big of a concern to give it the top marks. 9.5 is about as close to perfect as you're gonna see from me and almost no complaints. If I have complaints, it's coming down from that.

The boat got a measly 8 5?? No man, this is 9.5. As ypu said, only a few things to fix and it's a 10. The idea of a boat, is 8 alone.
