How much does a 3-bedroom rental cost in one of the safest countries in the world? Let's break down how much it costs to rent a home in El Salvador, specifically the greater San Salvador area (Soyapango-Ilopango, Mejicanos Ayutuxtepeque, San Salvador Centro, Escalon-San Benito, Antiguo Custcatlan-Nuevo Custcatlan, Santa Tecla - Merliot) and give you a general idea how much rent is by area in San Salvador, El Salvador.
Please note: This video is meant as a realistic glimpse into the current rental market in San Salvador and all examples given are current Facebook Marketplace listings for 3 bedroom rentals inside San Salvador, El Salvador. I do not own the properties, I am not a realtor and have not set the prices. Since moving to El Salvador 13 years ago I have lived in 5 different rental homes inside San Salvador, El Salvador before ultimately finding our dream rental home 3 years ago just outside the city limits • My home in El Salvador... because as a general rule the further outside San Salvador you go the less expensive rent will be (with the exception of beach rentals especially these days)
So with that said, why would you choose to live inside the San Salvador city limits? For the same reasons we did for so many years… San Salvador is where the majority of the shopping centers, malls, hospitals, embassies, bilingual schools, Universities, business centers, jobs, and people are. And Commuting in El Salvador is no joke traffic is a very real part of life here so while you may find a more economical rental elsewhere in El Salvador if you need to commute to the city on a daily basis especially during peak traffic hours you’ll be paying a high price in the way of gas and time in your commute.
People seem surprised to find rental fees in San Salvador can be comparable to some areas in the US but I am quick to point out that El Salvador is currently one of the safest countries in the world, has year round sunshine, traditional family values, and an amazing sense of community. I wouldn’t want to live or raise my children anywhere else, because while living in El salvador is not free, for me and my family it’s priceless

I totally agree, I moved to ES after 42 years living in the states,and what a difference as far as security.There is no comparison, but I live in Santa Ana, the west of SS and I made the right choice, I rent a house for now, $750, huge house 3+1 bedroom recently built near the most sophisticated Santa Ana businesses and restaurants, steps away from Walmart and Pricemart coming soon. Highly recommended.
That is so awesome to hear! Santa Ana is a beautiful area! And much more economical when it comes to rent than San Salvador for sure 😊 We moved just outside San Salvador 3 years ago and rent is much less here but we are able to work from home and not commute much during peak traffic hours so it works out great.

I'm salvadoreño by birth but only lived there til the age of 11. Now that president Bukele has changed the country for good I want to move back but these real estate prices are killing me, they're insane 😫 I've worked in the finance/accounting field for over 25 years in the US. I did a little research and analysis and it's my belief that there's a RE bubble waiting to burst. The current prices do not correspond with socio-economic realities of the country. As such there has to be a correction in the market soon.

My pension right now will be $3k a month I'm sure i can live better in El Salvador than here on the future i noticed that the most i will get working 15 years more will be $4k i don't think i will enjoy much with that pension El Salvador looks brights already.
You can definitely live comfortably here with that pension, especially retired with the freedom to live outside the main city (or even inside if you choose to. Do you get to visit El Salvador often?

Cool, I will be comfortable to live back home at last, was recently here I was amazed by all the positive changes in the recent years, I have own real state here thought the years but had to sold it bc not having property managers was difficult to manage, I will in near future build again, I love to have my own place with all amenities im now so used to, so looking forward to come back not to the city but a nice peaceful place, near the beaches

We currently live just outside San Salvador about 30 minutes without traffic 💙 we moved outside the city 3 years ago because my husband now works from home and no longer has to daily commute 😊

That is a great question! It depends... Public school is free but private schools are not. The prices can range grately especially amongst the bilingual schools (these can get quite high especially if you like me have multiple children) but they can also have great perks asides from being bilingual (which is already amazing) like dual diplomos in both El Salvador and the US or college agreements with European sister schools. Most bilingual schools will be in San Salvador as well though there are a few outside. I will make a video on this very soon 😁 moving to El Salvador to be with my Salvadoran husband and grow our family was the best decision I ever made 💙

Yes absolutely! This is just a glimpse into the rental market I wanted to compare apples to apples and went with 3 bedroom to give an even idea but there are all types of rentals from a single room to a mansion for rent 💙

There are so many areas that meet this criteria. Are you interested in beach or town? Do you want to live close to other bitcoiners or would you rather immerse yourself in a local community?
El Salvador is a small country less than 4 hours drive to cross from one end to the other but there is so much beauty everywhere. If you don't mind driving you can be in the mountains, beach, town, and city all in one day.

Are there any cooler parts of El Salvador? (Referring to climate) Not a fan of tropical climates but the country interests me.
El Salvador as a whole is a tropical country but there are areas while still sunny are cooler than others usually. The higher the elevation the cooler it is. If you stick to coffee plantation areas the climate is cooler than sea level for sure.
Check out Ruta de las Flores areas (Ataco, Juayúa, Apaneca, Ahuachapan, etc), La Palma, and Chalatenango.

What are wages like? I was born in El Salvador, but moved to the us when I was 7. I'm thinking that moving back to El Salvador would be nice.
It really depends on the dog and level within the job but they are much lower than in the US for example a full time English teacher would make $500 a month and a bilingual rep at a call center can expect to make between 600-900 a month but the account manager could easily make 3k a month. A private Dr here will make a great living but it won't be comparable to the wages in the US either. Though starting a business is much easier here than the US too. There is definitely a trade off but I wouldn't want to live or raise my family anywhere else 💙

Minimum wage is only 360 a month, but bukele said a couple of days ago El Salvador is heading to a economy that the minimum wage will be 900 dollars a month, and with Google moving a headquarters to El Salvador it will be like a domino situation the others technology companies like apple, Facebook, Tesla will fallow and move a headquarters to El Salvador creating a technology hub for the Latinoamerica region, we are talking about good wages, 1500 dollars a month just for cleaning guy, think about El Salvador is turning another Singapore, health care systems in El Salvador is already better than usa system

Absolutely Jose. Cost of living in El Salvador is lower than the US overall especially when it comes to things like insurance and medical. It's just not an even 30% less for everything which is what most people imagine when they hear cost of living is less. Rent can be equal to some areas of the US as well as cost of food and gas and clothing and electronics can even be more expensive here. Making ends meet is a struggle everywhere right now, we are all doing the best we can for our families, but I am grateful to live in El Salvador for reasons money cannot buy 💙
Rental costs in San Salvador are higher than many people expect but the examples I gave were all for 3 bedroom rentals in the city. You can find smaller homes for much less and homes just outside the city (like the one we rent) are much more economical if you are willing to commute.
My husband and children were all born and raised in El Salvador but I am originally from San Diego. I loved growing up in San Diego but I wouldn't want to raise my kids there.

Why is it interesting Esteban? In order to survive in San Diego I had to work constantly and wouldn't have had time to be with my children.

Hello. I tried going to Facebook for info on rentals in San Salvador. I did not see anything listed below $1200 and many did not have photo's. I am looking to rent a one bedroom in Antiguo Custcatlan or Escalon-San Benito or even Santa Tecla-Merliot. Do you know of a good rental agent that might be able to assist? Thank you in advance.
