- Today we're talking about a rather simple option you can add to your service offerings to double your profit while you're at a job site. Fall aeration and overseeding can be very profitable if you price it right, and bring in that much needed revenue before winter.
Overseeding with fall aerations can be a pretty profitable endeavor, so we wanted to show you how we sell this service to our customers. Mike walks us through the basics of overseeding, and a bunch of helpful tips as well to help maximize profit, and minimize our costs.
Always make sure you put down the correct seed type by checking with your local suppliers, and making sure it's what the customer needs/wants. Renting an aerator and a spreader can be a great first step to offering this service and getting your feet wet.

I charge the aeration price and then $10 per 1000 sq ft
$45 for aeration seed and fertilizer
$15 per 1000sqft for just aerate
Works here in northern Virginia for me.
I converted my V Ride 2 with a tow hitch and bought a tow behind aerator and spreader for $420.00. I paid for it with the first job I did. I know those aren't the best, but I make sure to go in multiple directions to get good coverage. This video was helpful prior to starting upselling overseeding and It's crazy how many people want that service! Thanks for the great video.
Mike is right, use a quality product. Seed is not cheap in Maryland either. The brand Winning Colors is a quality seed for our area. Another tip which Mike did not mention is to blow the seed off of walkways, driveways, and gutters back on to the lawn. My son is just starting out and offered aeration and over seeding to his customers. He has a small customer base but 5 customers booked his services. The rental of the Ryan aerator and seed cost him $340.00 which included $20 off each bag of seed. His profit was just over $700 for 10 hours of work last Saturday. Two of the properties were pretty decent size.
Built a major part of my business by offering aerating, seeding,and fertilization. Doing research and learning more about the process of growing grass is only a plus in lawncare. Creating a beautiful turf for your customers is a plus. There are local agriculture and landscape supply stores in my area whose employees have helped me personally in all aspects of growing grass. It's not rocket science, just takes a little effort. Anyone with a strong will to learn can be very successful if they want to. Once I start a new customer cutting their grass,the easiest sell I have had is the fall process to get a great turf.
We went to slit seeding with a Toro. The slit cuts the grass exposing the soil drops a seed then rolls the soil over the seed it’s flawless. The flow can be adjusted. We left the spreader about

Nice video Biran and Mike, I've been doing aerations and over seeding since I started don't lawn care 16 years ago easy money! I use a boss salt spreader but instead I use it for grass seed! Bring back FPOT!

Highly recommend also putting down starter fertilizer at this time. Nothing helps new seed more, as well as getting into the holes created from aeration and really thickening up the roots of the existing lawn more than starter fertilizer. Relay to the customer the necessity for that from you or their fertilizer company at that time. Also relay to the customer the correct watering requirements for the next few weeks following this service.
We have a 5 star turf type blend around here that is for sun/shade. A 50 lb bag goes for around $90.

Top tip: Make sure you spread extra grass seed in the flower beds so you have extra to wash into the lawn

Also as a note grass seed grows best at certain temperatures. Check with the type of grass you use.
gotta really rail aeration and overseeding into my customers heads. all season theyll say what can i do to get the grass to grow or dead patches. when aerations are finally available they dont know if they want to spend that type of money on it. its a cruel vicious cycle

1-Do you recommend mowing at a lower height before aerating and overseeding or stay at the normal 3"?
2-What grass seed did you guys use, has to be from Angelos/Siteone right?? lol, what mix did you buy? 50/50, Contractors Mix, Tuf Turf. In need of some good grass seed, just cant choose between the 50/50 or Contractors. Thanks in advance!!
Yup the regular stuff from Angelos, and I don’t have my clients mow shorter or anything. We don’t mow shorter. Never been an issue!

Moles are in yard because they are eating grubs in yard. Apply Grubex grandular with drop or aerial spreader. Grubex kills the grubs and the moles no longer have the food they like and leave property.

do soil samples most of the time you state will offer a free soil test also use a drop spreader for borders and narrow spots and around beds.

Hi Brian! Love the videos. How often do you clean the machine? Is there a process to prevent contaminating other yards or is this a myth? Just wondering. A few years back I asked a guy over to the house and he mentioned how hard his machine was to clean. The conversation went on and we talked about weeds and other yard illnesses and how they could contaminate other yards. Just curious on your thoughts on the topic. A side note, looking to start a business when I retire from the Army. Watching your videos helps to build confidence, thanks!

At least a couple days but the longer the better. Great question!

We do them in fall and skip a week usually
We typically wait a week after overseeing depending on how dry it is maybe two weeks.
I normally do 10-14 days after seeding. That allows the new seed to germinate.
I would say it makes a lot more sense to offer overseeding if you own your aerator. If you're renting, and you're a one-man show, I probably wouldn't offer overseeding. Why? Well, when you're pushing that spreader, guess what you're aerator *isn't* doing? That's right. It's sitting while you're on the clock with the company you rented from. So, while overseeding is a great idea, be sure it makes sense for your particular situation. If you're renting, just turn and burn while you're on the clock.
Can always come back and do all your overseeding the next day.
What are you overseeding with? Winter annual rye grass? How do you keep the broadcast spreader seed out of the flower beds?
There’s a deflector you can put down on the one side. Also, we use a mixture of Kentucky Blue and Rye. It’s the Lesco blend.
@@BriansLawnMaintenance If you showed that and I missed it - oops. If not, show everybody the technique. I usually do the borders near beds with a drop spreader. Not nearly as good as the broadcast with a blocking deflector on it.

I was thinking that the Toro & Enmark ride-on aerators had the optional spreader attachments available to be purchased? Have you thought of buying one to speed up your spreader time, or am I mistaken?

Can't hurt, but not totally necessary. The cable lines should be 6" deep, but sometimes they're not.
Brian, I'm in a very tough area. Small rural town with no major employers other than the school system. People don't have a lot of money and getting paid for your service is very hard to do. The better of residents are no problem, but the older customers on fixed incomes usually can't afford even a discounted service. How would you handle this situation? Old folks need their lawns cut too, and most want a lush beautiful lawn.... but I want a Harley and can't afford one, know what I mean?
Find wealthier areas of town, that’s what I do now!
We're 6500 population.... it's all about the same less for one area which all mowing services hit up.
Maybe just offer aeration. Try to explain to them the benefits and how much it will help their lawn. It's the single most important hung you can do to your yard

The backyard was extremely thin. In fact, a year later now, the back yard is came back beautifully and is much thicker.

Love your videos Brian, but $50,000 truck,$10,000 stand on core aerator,...all pro tools and then.....".hand" shake grass seed in tight area?!!! How about using handheld spreader for consistent application of seed for these tight areas.
How about not getting seed all in the landscape beds and not getting it to where it needs to go though. This is the more accurate approach.
Brian I heard you say that you had 8 yards lined up and that's an extra $400 in your pocket. I'm not understanding the math as that is $50/yard. The seed is $120 a bag. How did you figure the price. For someone who doesn't own an aerator and has to rent one and only has 1 yard to do, how would you price that without losing your behind?
The Aerations are $50 a yard in this example. Our prices have increased to $75 an aeration. Seed is $50/1ksqft by us. So an aeration and overseed on a yard like this would be $75+$199. Or $275.
Great video guys. I am interested in this as I am new to this business. I live here in N.C. and I have been told by someone who did this that around here the aerators get rented months in advance so unless I buy one the chances are I want get to add this yet. So, after all that, what I really want to know is how do you know how many square feet the yard is with a house sitting on it. I just looked it up and an acre is 43,560 square feet. I feel like I sound ignorant, but I am new to this and I cannot afford huge mistakes as quoting a customer a price based on your charges this would cost them (minus the 1,000 square foot home) 42,000 x $30.00= WAY TOO MUCH!!! Please if you don't mind, help me understand please?
Hi John, I’ve never overseeded an acre. But seed is definitely not cheap. You could probably provide a discounted rate, but just run your numbers and make sure you make money on it.
Aerators are available to rent almost everywhere now days. Even the big box stores. Maybe try to reserve one so you can line all yours up in advance.

Brian, Wow I am surprised you have not been offering that. Man you are missing out on $$$ Also add the last step and put a cheap Starter Fert down for even more $$$. The most important part of this lesson is to make sure that the customer has not had and Fall Pre-Emergant put down or all that seed is wasted!!! and make sure they water min 2x a day for 3 weeks not counting rain days Great Vid and special guest!

how long should they be watering? and how much? im sure that question will come up. how do we explain to the customer how to water
Explain it like this. They need to keep the new seed moist, not soaking wet for about 3 weeks. The seed needs to stay moist constantly but not wet. As a minimum rule of thumb they will need to water 2x a day for 15 per zone or area. The cooler the weather the less they need to water. So I would tell them to do there best to water at say 10-11am for 15mins per zone and 3pm 15mins per zone. That is the min I would suggest. Any additional rain they get will only help and they should not have to water that day. Once they see the new seedlings reach 2-3" in height they can back off the water to 1-2x a week for longer period to drive the roots down deeper looking for water. Hope that helps!

I thought he said in the video that the 30-40 per 1k was for the overseed job jonly?? Did I misunderstand and that 30-40 is for the aeration AND overseeding? If just aerating, how much per 1k. Sorry for the confusion, but I really would like to add this to my list of services without loosing my butt....LOL. I don't have the stand on aerator, but I do have a walk behind unit and that is a chore so I want to be sure and get a return on my investments. Thanks!!

Ask your local dealer they’ll be able to help you out
I’m surprised about them not telling us about a lime and aeration and overseeing. It’s simple and can be a triple charge. Lime is cheap and helpful to most lawns/soil. Soil test could also be an up charge. Don’t get the seed in the beds use the proper spreader as you will have to come back and clean that up when it grows. Make sure customer knows how to care for this with fertilizer unless you have your license.
Who else also starter fertilizes when over seeding? Another way to make more money.

Seed is seed. Fert makes the grass and plants grow.
I see your spreader don't have a guard on one side or the other to block seed or fertilizer from getting into areas it don't need to be.
It does have different openings tho to help control the spreader spray. But, I agree a guard would be nice

Too much seed ,the seedlings will compete . Make sure the property is marked for indivisible fence and sprinkler heads before aeration. seed is expensive in oh.

How do you handle the customers that just want their grass cut and wont spend the extra dime for anything else to make the lawn healthier but complain because their lawn doesn't stripe well and try to explain it's the type of grass and not the mower

I follow this channel for my love of high end yard equipment. Brian does a great job reviewing equipment and showing how devices operate in real world conditions. With that said, he should not be over seeding yards, fertilizing or spraying. He cannot identify weeds/grass types, knows absolutely nothing about fertilizing/top dressing. I hope you are at least recommending your customers put down a starter fert and providing them with a watering schedule. I get it, you are trying to bring in more revenue, however please educate yourself a little before offering this service. Keep doing what you do best, offering advice for new lawn care operators and reviewing lawn equipment.
Actually, we do know quite a bit about seed and fertilizer. And I had my friend Mike who’s a degrees horticulturalist bring me up to speed. I appreciate the support, but who said I don’t know what I’m doing? Because that’s fake news. Best.
Too bad we can’t aerate up here. I’m in a rural area and there’s too many rocks to aerate. I know... I bought a Ryan riding aerator last fall for $1500 and I aerated just half of my 1 acre front yard and I broke 3 coring tines and a tine clamp on the machine. I was so mad at the damned thing that I sold it for 300 bux this spring. I’m always digging out big rocks from clients yards that get brought to the surface from frost then I hit them with the blades. It sucks. Marks CountryView Lawn Care in Winter, WI.

I don’t do much with Fert anymore sorry. Perhaps another Fert guy can comment and help ya out
fertilizer doesn't really go with PH. fertilizer goes more with your NPK soil test. a good PH makes the soil better and help the grass.
you can't overseed when you have st. Augustine which is over 90% all the way from Florida through Louisiana and Texas.and the birds eat all the seeds.

Rhode Island #2 grass seed $3.00 lbs and thats a mix 90% of the people use in this area.
