    A trap most fall for is online Ads.
    The down payment is demanded to book the property without disclosing the sale deed to be signed. Most signing sale seeds are one sided and difficult to exit from.

    Thank you for another excellent topic selected for discussion. I have some follow up questions related to the explanation provided for joint purchase of a property by a resident Indian citizen and an NRI. 1. Does this hold good for purchase of property by a resident Indian citizen and an OCI with a foreign passport (not related to the Indian citizen) ? 2. Are there restrictions related to allowed property types such as agricultural and /or farm houses ? 3. Are there any specific legal requirements to register such a purchase ?

    A question: An Indian citizen has recently become citizen of another courntry and an OCI now. This new OCI had bought a flat in India 20 years ago jointly with spouse (the spouse passed away many years ago and the flat is still in the joint name with deceased spouse). Can this flat be gifted to the only adult child who is Indian citizen and resident of India? Are there any tax implications? Any approvals required?
    What are the legal and tax consequences of selling this flat to some other Indian citizen, instead of gifting it to the adulat child?

    If canadian Citizen have OCI status in India and he has rental apartment in UP India and sell his apartment , does they need to pay any 20% or 30% NRI tax on top of selling price to Indian govt additionally. Spending that money in India is better or bring it to Canada is better option
