  • Air admittance valves, also called cheater valves or mechanical vents are mechanical devices that take the place of plumbing vents. Structure Tech, your Minnesota home inspection company puts air admittance valves to the test in this video. Air admittance valves are inexpensive, they work, they can reduce the number of plumbing vent penetrations at the roof, they won't get blocked by frost, they're listed and approved by several listing agencies, and they cost way less to install than a plumbing vent.

    I just recently replaced my AAV for my double compartment kitchen sink because it didn't seem to be getting enough air in the system to drain thus when draining a some what soapy sink full, I would get alot of soapy water backing up into the other sink. Some water is expected to back into the other sink but mine was more than it should. Then even after that when draining water down the sink I previously drained all that soapy water, suds would back into the opposing sink excessively.
    Initially I thought I had a partial blockage snaked the line but still had this issue.
    In the end I replaced the AAV (oately) read on the it that it was rated for 9 DFU'S (a kitchen sink is 1.5 DFU'S) The one I got from home Depot was rated for 160 on a branch and 24 on a stack. They seemed to have improved the design and made it larger.
    Now I do not have the issue of excessive suds backing up.
    Just wanted to pass this on if anyone else was having this issue and couldn't figure it out.
    These are designed to stay closed until a positive pressure is applied.
    Venting systems purpose are to "maintain atmospheric pressure" in a plumbing system.

      That's one aspect I was actually looking to be compared between the different brands of AAVs. How much vacuum will the valves allow to develop before they open and allow venting to occur.
      This would determine their effectiveness as a vent, and kind of the opposite side of their ability to maintain a seal under positive pressure.
      In my case I want to make sure it doesn't allow a vacuum to develop because my sink drain isn't draining well due to the piping configuration, and correcting it would be too big a deal at this point, having to break open the wall behind cabinets.
      I wanted to see which one actually offered the least amount of restriction, with the positive pressure hold as the secondary function, even if that's normally the most important function.
      It would need to be tested with a manometer and a vacuum pump, to see how many inches of water it would develop with the valve installed.

    Excellent demonstration! Just one concern, if sewage does back up as you demonstrated, but it's gunk and not clear water, I suppose the gunk would cause the AAV to fail in the future. And, have you thought about making a video on how to use an AAV with an air compressor as a home defense weapon??

    I appreciate the time you took to explain the Air admittance check valves. More importantly, it clearly demonstrates the legacy of continued overreach by bureaucratic or preferential regulations. People who develop these regulations do so to align their careers or to justify their existence. Which naturally leads to volumes and volumes of regs stacking up decade upon decade. One day, a new breed of authors will realize that they can make history by reviewing and deleting the outdated regs.

    Thanks so much for this video. I'm putting in a new bath, and shower where none previously existed and I have a slate roof I really didn't want to have my plumber cutting into so, you just put my mind at ease about using one of those units. Just wondering if they will need to be replaced once in a while and if so how often, thanks.

    An AAV is supposed to be installed above the flood line of whatever it is protecting. So that made your test when the AAV was below that sink full of water even more impressive.

    I am a building surveyor in the UK - we use them everywhere especially on high rise new build flats. When they fail or one has been fitted incorrectly you can tell because the resident complains of a strong sewage smell.

    When they fail, and they do fail, your house smells like sewage for days on end. Average small condo will have three of these. There is no way to test them until you cut them off the pipe....so you might as well change them all at once.
    I am not a fan. Good video though!

      The challenge for these is resealing after they admitted air, with a near zero pressure in the pipe. The high pressure in the test only helps it seal. If the sewer gases are just lazily wafting up, that's when they need to prove their worth.

    S.O.S I will try to explain my current situation.
    So i do not have a cap on my vent pipe under my kitchen sink. , not sure if it ever has tbh, My Family has lived in this mobile home for approximately 2 years but I have just returned form a deployment and my son told me about the issue when I noticed my sink was draining out the vent pipe under the sink. I went to the roof where there is two pipes (idk if they are called vent pipes or stink pipes? one for bathroom and kitchen. I put my hose in the kitchen roof pipe and it came out of the vent pipe under my kitchen sink. I see the line coming in from the roof and is tied into the vent pipe above the main drain and p-traps etc.. The one under the sink has threads inside the pipe as maybe it had something attached, or may have been capped off at one point? Anyways, as I pushed water through the pipe coming out the roof it came out the vent pipe under the sink. Is there something I am missing here? So I turn the kitchen sink faucet on and it come out in the vent pipe under the sink, that has no cap on it. Is there suppose to be a cap? As my son tried to fix while I was deployed but stated he did not see a vent cap, but maybe there was one as he had to clean the "nasty mess" up and he might have thrown it away, he's not sure. Apologies if this sounds confusing, as I am pretty perplexed as to what's going on. Could it be the Main drain that's plugged forcing the water up the vent pipe under the sink when i turn my kitchen faucet on? Additionally, there is only a bad smell when it overflows, its not a constant smell from that area, or the open vent pipe under the sink. I am not trying to call a plumber, as I am not rich and i really feel I can tackle this my self. My son and his friend stated that they snaked the "main drain" under the sink. Not sure if I should rent a snake and try it myself, or if It actually only needs this cap? As if i buy a cap via process if elimination, will it have my sinks not draining or start draining up the pipe to the roof? and that would tell me if its the main drain pipe for the kitchen? There is nothing else in the home that is backing up or gurgling or anything. The mobile home is in Michigan and my son told me it all started acting up on a night it went beloiw freezing, and the heat went out that night at the Mobile Home. Thanks for any assistance from anyone that reads this-

    Interesting tests. I have used one of these valves before on an upstairs bathroom sink and it worked fine. With it being mounted below the sink level though your test makes me wonder if it would leak in that scenario (pipe clogged) if someone tried plunging the sink drain.
    Seems like that would get it to leak?

    hey man I can smell sewer if i sniff my otey sure vent. I keep replacing it but it only lasts like a month before it smells again. Any solutions?

    Isn't the AAV supposed to be set above the bottom of the sink? This would be to prevent any liquids from coming out of the vent..... yes? (I'm new to all this plumbing magic!) :)

    Its a mechanical device with a type of valve & spring regardless it can fail. I don't want sewer smells in my house ever. I'll go for the standard vent that passes through the roofing to outside. Nice video & its good to see new products.

    We’ve got one of these on my kitchen sink. The house was renovated and I guess the contractors didn’t want to connect the kitchen sink to the main vent line and just put a stand pipe with one of these on top under the sink. We seriously have to replace it every 6 months or so because it starts to malfunction after a while and gurgles and makes the sink drain slow.

      Have you tried to run a snake down the stand pipe and down your trap? The 2nd floor of my house was built out in 2012 and the original AAV that was installed then is still working fine.

      @@JesseKlaus as it turns out the sink drain pipe under the house was metal and old as hell. We had it replaced with PVC and it’s been going strong ever since. When the plumber cut the old pipe out he got me to hold one end and he held the other and you couldn’t see light through it from the years of corrosion. The plumbers that snaked it every time just punched small holes in it enough to drain and it would start to close back up after a couple months.

    The kitchen sink in my modular home has one of these valves. The sink has been acting up for awhile now. Water goes down very slowly. If I block the other side and turn on the disposer, it would empty. Then after turning the disposer off and running some water it will eventually start filling up again. Now after I turn the disposer off most of the water comes back, and will very very slowly drain down. Does it sound like this valve could be not opening at all? And is that likely to be the only problem or do you think I have a drain blockage also? Thanks!

    Question. We have a clogged drain in our kitchen. We snaked it, and found no restrictions. We then removed our Air admittance valve (AAV), and the water began to drain correctly. So we figured we needed to replace the (AAV) with a new one. Once we installed the new one, the sink became clogged again. Please help. Thank You, -RC

    After living in my house for 4 years it started leaking sewage gas in my bathroom, come to find out there is no escape coming thru my roof. Trying to educate myself on how to fix it! Hopefully this works!

    Very Important===>> The height of the AAV should be higher than the highest water level of the sink?. That is how it is designed to work. I will research further.

    Respectfully I disagree. Yes t worked, but its brand new and hasn't been subject to a hostile environmental factors, contamination and age. I have a problem with a sticking one now causing siphon of the shower trap. There's a reason half the States won't allow these. Maybe its like anything else, keep up on the maintenance but the average yuppie can't even check thier own oil on a dip stick much less maintain and check for problems on these vent valves.

    Thanks for the video. Maybe this has been answered already. But let’s say you have a clogged drain and you use a plunger! Would the pumping of it cause the sewage to come out of the vent?

    I installed a FloPlast AF110 air admittance valve in my soil pipe in the bathroom, and it sometimes makes a 'chattering' sound as it sucks air in after flushing the toilet.

    This is an older vid, and a great one, but I have to ask. If they seem to work horizontal or upside down why do we install them within 15 degrees of vertical and as high above the P trap as possible?

    They often fail after a few years when they get gummy and sticky. It may get stuck in the Open position and smell. It may get stuck Closed and rain won’t flow correctly.

    Have you ever heard of these going bad and seeping gas under a sink? I have funny smell under the sinks but not crawl space smell and causing mold growth!

    As a licensed home inspector i was not aware home inspectors were and or note code inspectors

    Could it lock open after years of aging? And then leak when clogged downhill. Maybe that's why are not legal.

    I have question example [ have 60 feet water line can i do 5feet heat tape ,5feet space and
    5feet heat tape and on and on total 60feet and use foam pipe insulation cover all the pipe

    I would like to know why the lazy cheap way is taken every time instead of doing it the correct way?? Meaning drilling holes in walls and roofs to install the piping correctly and to proper code?

    Those valves are used in rv campers so that might be the reason you see them on the shelves in Minnesota. Though depending on the specific text of the building code certain homes built during a time frame could be allowed to use those valves.

    I dont think thise valves should be installed. They cant hold the sewer gases. The swer gases presure is way lower that what you are puting in the test. Another thing is that with time the valve is gonna get all dirty and dusty from the inside and is gonna remain open or not gonna close properly. So is gonna let the sewer gases inside the hause. Not a good idea to use them. Unles you have a hause trap that is gonna block sewr gases altogether from entering the hause

    Your opinion on using these for washing machine not connected through the roof?
    I have seen where some just stub vent stack a few inches above the insulation in the attic.
    I don’t think I like that idea.

    I am adding a bathroom on first floor, there is no vent in the room , I am running all the piping from first floor down through basement to connect to the main waste line.
    Does the cheater valve have to be above the toilet level or can I install it in the basement where the piping is going, . or will a wet vent occur since I am connecting to the main waste line and that is connected to the vent from the toilet on the second floor
