I just published my first listing and got 2 inquires. Had no idea what to do other than reply to their question, but the decline/pre-approve/special discount is what I wasn't sure on. Thank you for this! I watched a couple other videos and one of them said "go ahead and decline that inquiry." This was super helpful
Yep, all you need to do is reply - don't need to pre-approve or decline!
I’m not a host but I have run across a few hosts who seem IMMENSELY confused by the difference between an inquiry and a request. As a guest who does know the difference, I always find it puzzling that so many hosts don’t understand the difference. Thanks for breaking this down for them. I hate when the host doesn’t answer my questions but I get an invitation to book without answering my questions.
Oh I get you! It’s frustrating for sure. And on the host side, there’s a real impact on stats when they’re treated the same.

I do pre approvals only and I got a inquiry yestersay, thank goodnesd. But, for future reference can a person make a request on pre-approval airbnbs listing? And if so I have to decline or accept as you said? I have a no dog rule and a lady asked me if she could bring her 2 dogs with her.🙄 So do pre-approval listing get request?

For your question - if it's a request and you're not comfortable with it, you can ask her to withdraw her request. That way you won't be penalized by Airbnb for declining the Request.

You can also ask the guest to withdraw their request, completely avoiding a situation where you would have to accept or decline. Then no negative comments impact.
100%. I do that all the time!
Question: a guest sent me an inquiry asking for a discount. Those days are already very low because they are coming up within the next 5 days. I replied by saying that I won’t be able to further discount those rates. The question is: are those days available for other guest to book as I am still within my 24 hours to pre-approved, deny or send an offer? Or other people wont see those days on the calendar until I deny the inquiry?

I accidentally pre approved a guest but meant to ore approve another guest that wanted to book for twice the amount and I really need the money right now. My thought was message the guest I want to host and make sure they are still looking to book my place and cancel my he pre approval for the other guest but aim not sure if that is the proper way in terms of my Airbnb account staying in good standing and getting the most visibility
Yup! That would have been fine. There's no penalty for removing a pre-approval. You're only penalized for canceling a confirmed reservation.
I had 2 inquiry but they send me message to book my house outside airbnb parameter so that they can save the airbnb cuts.What to do in this situation?
It's a scam. Report the guest to Airbnb (there is an option when you click on their profile). Don't do it.
Hallo! I was wondering. I sent a message to one apartment i really wanted to book in new york. And am still waiting for the host to answer my first message.. It does not say how Long it usally takes for the person to answer, as it does on other hosts profile.. Can it be that the person no longer loan out the apartment? So frustrating when u really want to book that exaclty apparment.
Hmmm... interesting problem. If the dates are available then the apartment should be available. If they are not responding in a timely fashion, they are definitely getting dinged by Airbnb!

If you are a guest, as you scroll down a listing page, you will see a "Contact Host" button. It's under the map section. Click that.
So what happens if a guest rents your place then never shows up for there stay
Believe it not that has happened a few times. I confirm with the guest that they’re not coming. I either ask them to cancel without a refund or just let the reservation go empty.
Does anyone know How I can send an inquiry to the host? She asked me to do so but I am not sure how
Go to the listing, scroll down. Under the map, should be the host section - you'll see a button that says "Contact Host". That sends an Inquiry.

airbnb hq is like a cage full of angry baboons. i don't care if the delist or delete my listing, they are doing it everyday with no reason and ask once every week for a document to verify always the same address. i hate airbnb. BAN AIRBNB.
