Understand that this is not your typical US home with more space.. you should see how much smaller a typical Japanese apartment is. These home seem fine for the location.. and price wise, will reflect whatever the market will bear.
Nice houses, but a bit on the small side, but better than others we've seen.. My wife and I just built a two bedroom house in Concepcion Tarlac for around $12,000....of course, the family already owned the land, but it is a really good size home.

They say its gated but if you know Filipino security you'll know that is a ludicrous term that only inspires confidence in the most gullible of buyers. Just look at videos of Filipino security guards and how careless and thoughtless they are in checking bags. If you look respectable you could bring in a machine gun and they wouldn't have a clue. If there's one word that describes this culture its ambivalence. So you have to be OK with that kind of relaxed attitude otherwise it will piss you off no end. On the bright side there are many aspects of Filipino culture that are fantastically positive. What a surprise: A culture with both positive and negative attributes. Just make sure you are OK with the negatives and you'll love the positives. Like any country.

I'm not planning to have a big family so I think these houses are nice, I understand the concepts cottage house style like a toy land or doll houses it looks fun to live there, tiny house lovers would appreciate this, this maybe not for everyone's taste. The spaces made are functional and efficient. A typical family member don't really maximize the spaces of his home rolling around, some just look for a space to sit, lie, watch t.v. or eat., and besides you have spaces outside which you can use for gardening, family picnics, playing with kids, gaming, watch sunset or other small activities. the price is high but hope it's negotiable.

Maths is off mate. Been here 5 years, prices are defo on the rise. Still probably better off building your own in a more remote province or I guess picking up the houses they are not selling in more mature developments!

Crazy price, 84,000 US dollars. Who ever purchased this house is a fool. They saw you coming. Out Friendship Hwy you can buy a ground lot and have it built to your specs for less than half that in beginning 2017. I helped my friend buy and build everything this one has and laundry for 40,000 US dollars.

It used to be cheap in the PI which is why expats that where on a small pension and or Social Security could live relatively cheap. But now people with a sizeable sum of money are coming and it isn't as cheap as it was.
I added an additional little house to my wife’s family little house last year. Cost me $25,000 all in. Sadly it’s in Quezon City which is a dump where I can’t live. You pay more for these places in your video as it’s gated which is essential if your a foreigner. I’m looking to build somewhere on the coast of Batangas, which will be cheap, but I need fairly good internet which i think might be an issue, unless any of your viewers can suggest somewhere? Even though it is Angeles City, by comparison living in Metro Manila you are looking at double and then some for the Spring Bloom Home type. Very well priced I'd say the Timog Residences.
Who ever decorated in the houses needs to leave 1970 behind already. With that price why do these houses not have central heat and air instead of the small wall/window units? Where is your storage at in the attic? Or do these houses even have attics?
Kitchens are tiny, no room to prep food or store items, no storage or space in bedrooms. most bathrooms are small. No Laundry rooms. Seems more like bachelor pads to me than houses.

So as a retire I would still have to do the immigration run every 90 days...? I don’t know why that Government just doesn’t give permanent but revocable status for us bringing our money there to spend but could revoke it if you do something stupid like breaking some laws. We're not comparing apples to apples though. For $260K there you have a beautiful home with fabulous interior design, an in-ground pool, juccuzzi tub, great lighting, etc. You cannot purchase a new home for under $260K in Central Pennsylvania.

A condo in makati manila, the prime business district, is the way to go. It goes under your name and easy to rent while out of town. If you are escaping the west, why would you put yourself in the same situation where your wife could kick you out of the house you paid for? Get a condo, open up a franchise, don't get married and you will be the master of your own life. There are plenty of university girls who will date you even if you are older. It's still a different world here.
Foreigners are not allowed to own a property in the Philippines. So what's the point of showing all that houses. If the President will change the law allowing foreigners to own houses it will be good. More property tax be paid to the government.
Nice doll houses. I've looked at new houses in the Philippines. They had one electrical receptacle for the whole living room. They told me to use extension cords. I told them that is a fire hazard. They had no idea what I was talking about. Plus they don't ground any of the outlets. They also use the wrong gauge for the wiring. I lived in Mindanao for a year and saw the construction techniques and wasn't too thrilled with what I saw. The sizes of the house are exaggerated. They usually include the car port area.

guys..phil got this house stuff a little wrong..all the lots are 200m2 (2150sq feet) ..none of the houses are 200m2..the bigger the house the less lawn you have..but in fact the lot so small you can put your hand out the window and shake hands with the neighbour...you can get lots with out houses..that means you can buy a bigger lots...but its the land that cost money and not the house...
Those homes are reminiscent of concrete bunkers. They are all variations on the same theme. I wonder why these concrete block home are so predominate? I can only think of one thing...security. And what a motivator that is. You think there would be some lanais for these home in such a hot and humid climate.
Interesting comments - almost nobody considers the location, which really makes the price. What I just took a look, it is a guarded village area with some amenities. So, you can't really compare this to building your own in some less privileged neighbourhood. As a Finn I also can't understand the urge for large homes. If you have minus temperatures for 4 months a year, then you will want to really enjoy staying inside, but in the tropics, I for one only need home for sleeping and for an odd shower. All the "living" takes place outdoors. Not my style of houses, though - and where's the pool area?
It is a bummer that only Filipinos can own property in the PI. On the other hand, if this was not the law, the Chinese would have bought the PI already and Filipinos couldn't afford to live there.
Great video. I know when my wife and I bought our house, I wasn't expecting that the kitchen cabinets and light fixtures weren't included in the price. It came with those cheap light bulb fixtures. It felt like that old Richard Pryor movie "Moving ". We are adding our touches now though so I can't complain.
Whilst at a shopping centre in pampanga we went to one of these new house villages and the building quality is absolutely awful especially for the price they want for on I thought about it but I would never do it now I rather live in Australia just go to the Philippines for a holiday a couple times the year as their health services and quality of living are absolutely terrible unless you're rich,but in saying that I will say their SM shopping centres,much better than the ones we have in Australia the very warm & inviting

I have seen some advertised on the Internet, like Deca Clark Resort and other similar ones but it is impossible to tell what they are like by looking online. Any developments with New Clark City? Something is strange about that upstairs master bathroom.... The shower area looks like it has to drain AROUND the toilet with the drain being over by the entry door. There's no partition in the floor to hold the water in the shower area. Am I seeing that right? Maybe it was just a trick of the light.
One issue in buying is new neighbors moving in next to you. I heard of no concerns when they blast the music all day and not take control of there dogs barking. Noting one can do but live with it or move out and rent the place. (Not Good) Also, I notice the walls are thin so all family can hear each other in private moments!

3 million is 60000 dollars for 200 sq meters or 2000 sq ft house. that is an average sized house not small at all.

Prices do seem a bit high for the exchange rate but then again they are also 10 times nicer then what most people there live in..
homes in the philippines are made of strong building materials all concrete..unlike in the US panel boards ang thin wood....worth all your money.

guys..phil got this house stuff a little wrong..all the lots are 200m2 (2150sq feet) ..none of the houses are 200m2..the bigger the house the less lawn you have..but in fact the lot so small you can put your hand out the window and shake hands with the neighbour...you can get lots with out houses..that means you can buy a bigger lots...but its the land that cost money and not the house...
Those homes are reminiscent of concrete bunkers. They are all variations on the same theme. I wonder why these concrete block home are so predominate? I can only think of one thing...security. And what a motivator that is. You think there would be some lanais for these home in such a hot and humid climate.

Interesting comments - almost nobody considers the location, which really makes the price. What I just took a look, it is a guarded village area with some amenities. So, you can't really compare this to building your own in some less privileged neighbourhood.
As a Finn I also can't understand the urge for large homes. If you have minus temperatures for 4 months a year, then you will want to really enjoy staying inside, but in the tropics, I for one only need home for sleeping and for an odd shower. All the "living" takes place outdoors.

Great video. I know when my wife and I bought our house, I wasn't expecting that the kitchen cabinets and light fixtures weren't included in the price. It came with those cheap light bulb fixtures. It felt like that old Richard Pryor movie "Moving ". We are adding our touches now though so I can't complain.

Whilst at a shopping centre in pampanga we went to one of these new house villages and the building quality is absolutely awful especially for the price they want for on I thought about it but I would never do it now I rather live in Australia just go to the Philippines for a holiday a couple times the year as their health services and quality of living are absolutely terrible unless you're rich,but in saying that I will say their SM shopping centres,much better than the ones we have in Australia the very warm & inviting

Something is strange about that upstairs master bathroom.... The shower area looks like it has to drain AROUND the toilet with the drain being over by the entry door. There's no partition in the floor to hold the water in the shower area. Am I seeing that right? Maybe it was just a trick of the light.
One issue in buying is new neighbors moving in next to you. I heard of no concerns when they blast the music all day and not take control of there dogs barking. Noting one can do but live with it or move out and rent the place. (Not Good) Also, I notice the walls are thin so all family can hear each other in private moments!
