Can you please tell how we can check online whether the Mutation has been sanctioned (manzoor)?
Mutation means that land has been transferred from one person to another. For the same, mutation entry is made which is the record that indicates such transfer of title of the property. These records are maintained in the revenue records of the said area in the State. To check if the Mutation has been sanctioned online, kindly visit the official website (different for the different States) > Mutation > Fill the relevant details including District, Tehsil, Registry No. etc., and Search.
Madam ji ki lal lakir wali property da intkal ho sakda hai
Since lal lakir properties are not entered into revenue records, such properties can only be transferred, i.e., the person who is possessing/ living/owning the property can sign on a stamp paper stating that Person A has transferred/sold the property to Person B with a certain consideration and possession of the property is given.

Madam we have been living in our property for 40+ years now but there is no record of it's previous ownership in the committee (govt)
Please suggest how can we get the mutation done on our name without previous ownership record of the property
You have not mentioned the location of your property. The procedure for mutation differs from state to state. In some of the states, mutation can be done on the basis of present ownership documents and occupancy. Please share the details to provide you proper reply.

The registry belongs to us but haven't had its mutation done since we were unaware of mutation thinking that registry is the ONLY legal ownership document. Now we want to apply for loan and bank insists on MUTATION. Patwaris say they are unable to retrieve our record, so they can't simply do the mutation. My question is the then Tehsildar must have seen some record order to issue and sign the Registry back in 1980s. How come they can't find any record today. It's Patwaris' duty to maintain mutation records

Madam please kuj help kardo asi fasse paye ha sanu mutation da pata hi hun laga hai. Patwari and Tehsildar koi help nhi kar rhe. Asi 40 years to reh rhe haa koi problem nhi ayi but hun loan len ch aa rhi hai

In some states, the revenue authorities do take photograph during the pedhinama or mutation entry stage. One can get record of their own property by filing an application themselves or through their lawyer before the relevant revenue authority.

Wheather Collector (Deputy commissioner) review any Mutaion at any time e.g . Mutation sanctioned in 2005 and incorporated in jmabandi can this mutation review by Collector in 2022...????
Please note that the mutation entry in the revenue records does not create or extinguish title over the land, nor such entry has any presumptive value on the title of such land.
Therefore, the mutation entry of any land/property can be changed/reviewed/revised if there is need to update in the title/ownership of the said land in the revenue records.

@@NRILegalServices but acc. to sec 45 of Punjab Land Revenue Act any mutaion. After incorporated in record of rights i.e. jmabandi only remedy to file civil suit under chapter VI of specific relief Act read with sec 45 of Punjab Land Revenue Act. And revenue authority is barred after incorporated in jmabandi and power of revenue authority is only limited to clerical mistake by way of fardbadar.

We meant that the revenue entry can be challenged through review and changed if it is found to be incorrectly entered. Although time limitation to file review is ninety days as per Section 15 of The Punjab Land Revenue Act but it can be condoned at the discretion of the Collector. It further states that any mutation entry against which appeal has been filed shall not be reviewed.
However, Section 45 of the Punjab Land Revenue Act gives an aggrieved person the right to file a Civil Suit for a declaratory decree for the land regarding which he has an entry in the record.
@@NRILegalServicesmam In case of Joint Khewat if mutation of some portion of joint Khewat is pending then next mutation can't be approved for full Khewat or only for that portion of Khewat qua the mutation is pending....??? Plz answer this..??
