Isaac, you should have gotten a HUD settlement sheet at closing. I would photocopy that and send it to the Taxation Department that sent you the letter. Surely you should not be responsible for all of the back taxes prior to your purchase. Let them put a tax lien against the former owner. ADDITIONALLY-It’s the town/county’s responsibility to reassess properties at regular intervals. If they failed to do that reassessment that’s a huge failure on their part. I don’t see how they can put the burden on you for the past twenty plus years. If they try to do that you should probably get a tax lawyer.

Yes, one can see if $ owed, late, partial payment and paid in full. That's basic 101. That information from the getgo shows the burden of surprise of expense you can legally be stuck with as the sale contract may contain words and verbal legal terms and legal manipulative phrases...that's why one involves an attorney in the transaction! I am truly sorry about all the problems you are having with your property. I’ve experienced it myself. Then my hubby and I bought undeveloped land - developed it- side note I even went to work for a friend of mine who was a contractor to learn about pulling permits; all the code numbers needed for all materials used, blah, blah. Fast forward house has good - get to the pole barn- went down to permitting- the said no permit needed you agricultural land your good to go. We build barn. Several years later- someone called code enforcement and now I needed a permit. Ok! I go to and engineer ( thankfully I took lots of pictures- it was built beyond code) he refused to do drawings because I was legally right. He called and talked to the code enforcement lady ( she was a piece of work) ( to put it nicely) he told me what to do ( I can’t remember what is was) it didn’t work. So I went back to him and said just draw it- I want this done and over with. He said NO!! I was legally and constitutionally in my right. ( I do appreciate him; he could have taken my thousands of dollars- but he didn’t) he gave me a name of a lawyer. Went and seen him- he was just as upset as the other guy. So he worked on it - got nowhere- that code enforcement girl wouldn’t let it go. I don’t know if she thought she was gunna make a career move by us or what. Had a bunch of hoops to jump through. One of which was proving I was an actual farm. Pointless. But ok. So filed paperwork with permitting and someone had to come out to check. This part really shows what BS they were trying to pull. Permitting sent out a guy who his job was for trees being removed on new construction ( like in subdivision) again I’m AG so trees don’t apply to me. Well just so happens this tree guy and I went to college together. Well he takes the required pictures back to his boss. His bosses response was I’ve never seen a cleaner and more functioning farm ever. ( I had horses, cows, chickens; but what was my profit to be a “farm” was I raised farm to table pork” nobody knew unless I took them to see them. So that backfired on CE lady. What it came down to.. lawyer called and told me I could continue to fight it which would cost me a ton of money. Or I have my deed rewritten to combine my two adjacent 5 acre tracts into one 10 acre tract. Lawyers words “ the county wants it that way to show a sign of ‘ good faith’”. Good faith for what ( still don’t know) we were in our legal right to build that barn. We moved out of state a few years later. Sorry for the long post. Just alway watch your back and take lots of pictures! Best of luck!!
I had a situation where I bought two adjacent lots, about 8 acres each, from a farm auction that a church member had. Bought and paid for cash on the barrel head. I go to check my deed and the county, without my permission, combined the two lots into one parcel! I was pretty upset, as I lost an easement in the process. Which means, I’m sure you know, if I chose to re-survey and lop off 5 acres down the road in the future as I reached retirement, I would have no easement, therefore the land could not have a house built on it. (Did I mention it bordered a fledgling golf course? Lol.) Long story short I went to the county and said no, you can’t do this and they just said oh they were trying to make things easier for me and I said no thank you, put it back the way it was. And to their credit, they did. No attorney needed. Just shenanigans on their part, but goes to show you need to pay attention to what goes on.
When us folks are in the right.. how do we fight back??? Like where my storivame from. We ( hubby and I ) were born and raised ! How did we get shamed? Omg ! oh crap! That pump isnt at the bottom of your well! You totally got that! Easy! The pump i helped my neighbor with was 100 feet at the bottom of his well. I rigged up a lifting system from the rafters of the pump house to pull it out. plus it was steel water pipe. So i had to lift 5 feet. then cut the pipe. lift another 5 feet. cut the pipe. This took all day to get pulled out!!
It's a blessing that you were able to speak to the person who has actually been out and seen what's happening. So glad that is sorted out. House ownership always requires ongoing work but you've had a particular unfortunate experience .
What a nightmare! You seem to be emerging from it slowly but cautiously. I understand your frustrations. We purchased a home that ended up not being title clear in spite of title insurance secured at time of sale. It was never cleared of the six children of the original owner after the second wife sold the property to one family then we purchased it contract of sale. It was a nightmare that took 15 years to sort thru. We had a good lawyer who helped us and with patience we emerged with the home. None of the adult children wanted anything to do with the house so they all signed off on it. It has been a blessing to have it but it is old and needs constant repair. But it's a roof over out heads and no payments. I pray your experience becomes a blessing for you and your family as all the issues become resolved. Hang in there Isaac. You got this.

He said he is only liable for the taxes from the date he acquired the property which is usually the way it works. Now the fact that those were illegal structures is where it gets unfair. He might have a claim to get them exempted from the rest of the property since they were prior built illegal structures. Hopefully this will all work out for him in the end. ❤

As a former lawyers daughter (he is deceased) if you haven’t already, please get it in writing from the office you visited. Also, keep everything in a file and scan into a digital file.
Your title company should have found all this. We were even told a building on our property is on city easement on today’s standards. We can not put another in its place.

If you haven't gone already to get the pump, I'm 100% sure you need a deep well jet pump when you buy it, & make sure if it's wired 110 or 220, probably 220, there's a quick change on your pump that might need to be done. Ask their specialist at the store to help you make sure it's set up the way you need it.

Get pump fittings and extra fittings. Get glue with wet application. Start early and fill many jugs so you have use of your toilet as a just in case. You can do it! 💪🏻
Make sure when you disconnect the pipes that you tie the pipes with some ropes or ratchet straps to make sure that the pipes don’t fall down the well. The Electrical is pretty simple to do. Is it 230 or 110 volt. Should be 230 so you have two hot lead and one ground. Also should have on earth ground.
Ive worked for both the city and county building departments where I live in Montana. I know that the state determines property taxes based off structures, square footage and I 'believe' how many bedrooms, bathrooms, etc. The building permits we issue make their way to the state for tax purposes. Once a home sells, any outstanding permits that have not been 'finaled' unfortunately fall onto the responsibility of the new owner. We always encourage people to double check for outstanding permits. Realtors dont always do that. Also, google earth and different GIS systems thru jurisdictions are also used to determine when unpermited structures all of a sudden appear. And of course... the drive by of properties to see if there have been any unapproved structures, additions, etc. Obviously this can be different in other states, but it may also be helpful to you or to someone else.
Please do that video of all you have learned! I live in Oregon and watching your videos has put a pause on me buying property because I didn’t realize how complicated it is.

My friends bought a convenience store. Independent. They got hit with a 40,000 electric bill from the previous owners. They fought it in court but it was deemed 'buyers remorse'. The judge told them they should have researched the property before they bought it, so if they wanted to turn the lights on, they had to pay the bill. Be careful people, do your research!
I learned alot about this property stuff when i bought my last property. I turned out to be zoned wetlands so i wasn't able to get any building permits! So i just built a tiny house on wheels to get around it...lol! I ultimately sold that property... What a hassle!

oh crap! That pump isnt at the bottom of your well! You totally got that! Easy! The pump i helped my neighbor with was 100 feet at the bottom of his well. I rigged up a lifting system from the rafters of the pump house to pull it out. plus it was steel water pipe. So i had to lift 5 feet. then cut the pipe. lift another 5 feet. cut the pipe. This took all day to get pulled out!!

What a nightmare! You seem to be emerging from it slowly but cautiously. I understand your frustrations. We purchased a home that ended up not being title clear in spite of title insurance secured at time of sale. It was never cleared of the six children of the original owner after the second wife sold the property to one family then we purchased it contract of sale. It was a nightmare that took 15 years to sort thru. We had a good lawyer who helped us and with patience we emerged with the home. None of the adult children wanted anything to do with the house so they all signed off on it. It has been a blessing to have it but it is old and needs constant repair. But it's a roof over out heads and no payments. I pray your experience becomes a blessing for you and your family as all the issues become resolved. Hang in there Isaac. You got this.

Property taxes due from prior owner should have been something covered by title insurance. Try running this by your attorney first.
He said he is only liable for the taxes from the date he acquired the property which is usually the way it works. Now the fact that those were illegal structures is where it gets unfair. He might have a claim to get them exempted from the rest of the property since they were prior built illegal structures. Hopefully this will all work out for him in the end. ❤
@@sueginter7659 the problem is the buildings were never assessed so they were never included in a tax bill to begin with. Now the state wants to retroactively calculate and bill for the tax.

Prior owner should be responsible for time they owned the property. Also, the town/county is responsible to access property values to calculate taxes.

If you haven't gone already to get the pump, I'm 100% sure you need a deep well jet pump when you buy it, & make sure if it's wired 110 or 220, probably 220, there's a quick change on your pump that might need to be done. Ask their specialist at the store to help you make sure it's set up the way you need it.

Get pump fittings and extra fittings. Get glue with wet application. Start early and fill many jugs so you have use of your toilet as a just in case. You can do it! 💪🏻

Make sure when you disconnect the pipes that you tie the pipes with some ropes or ratchet straps to make sure that the pipes don’t fall down the well. The Electrical is pretty simple to do. Is it 230 or 110 volt. Should be 230 so you have two hot lead and one ground. Also should have on earth ground.

Ive worked for both the city and county building departments where I live in Montana. I know that the state determines property taxes based off structures, square footage and I 'believe' how many bedrooms, bathrooms, etc. The building permits we issue make their way to the state for tax purposes. Once a home sells, any outstanding permits that have not been 'finaled' unfortunately fall onto the responsibility of the new owner. We always encourage people to double check for outstanding permits. Realtors dont always do that. Also, google earth and different GIS systems thru jurisdictions are also used to determine when unpermited structures all of a sudden appear. And of course... the drive by of properties to see if there have been any unapproved structures, additions, etc.
Obviously this can be different in other states, but it may also be helpful to you or to someone else.

They fought it in court but it was deemed 'buyers remorse'. The judge told them they should have researched the property before they bought it, so if they wanted to turn the lights on, they had to pay the bill.

I learned alot about this property stuff when i bought my last property. I turned out to be zoned wetlands so i wasn't able to get any building permits! So i just built a tiny house on wheels to get around it...lol! I ultimately sold that property... What a hassle!

Issac.. Youll want to follow-up on the previous owner, to make sure the 'back taxes' actually get paid... so that, when you decide to sell your property in the future, you don't find out that there is a lien on the property itself... just sayin..
