    Use the big empty room as a living room. Move the sofas in there. Makes sense to use the smaller room as a dining room. Way to go Matt! One step at a time.

      the livingroom should be closer to the entry. your best bet is just a huge dining room. You don't want to have to walk through the whole house to get to the living room.

    PAINTING: keep a semi consistent painting SCHEME on the resort.
    Will make long term maintenance easier. That way you dont need to store a bunch of different colors and old paint can be reused on new or remodeled projects.

    The Blue porch cover is meant to keep Dirt/Mud Daubers from building their mud nests all over it. They think it’s sky. And so they will not build on it.

      Yea, but it's the steps, trim, and ramp too. I'd keep the white but change the blue to more of a neutral color like gray. I would have someone take care of the mud dauber or wasps before every visitor.

      I've never heard that but some cultures believe a blue porch ceiling keeps evil spirits away. I vote to keep the porch ceiling blue but change the accent color on the rest of the house to tan or light brown.

    Matt, keep the porch roof painted blue. Once I painted the porch roof on my home blue (Robin’s Egg Blue) I stopped having bugs, spiders, and the mess that comes with bugs, on my porch. You might consider a lighter shade of blue though. The former owner may have painted the house white to keep it cooler in the summer, but if it’s well insulated it shouldn’t matter what color it is.

      @@400080vikkash you didn’t see anything but Daddy Longlegs there were no other bugs. I painted my porch roof blue and my porch light stays on 24/7, and for the last 6 years the roof of the porch has stayed clean of bugs.

    Don't bother the paint right now. Just make a dining room in the empty space and rent it out. By the time you are finished the resort, the building needs a paint. Then you can change it.

    Weird old-school life hack to paint the underside of the porch light blue. It's to confuse nesting insects and birds so they don't build in your ceiling. Used to be super common.

    Piece of advice, leave the blue be. At least for a while. Things you don't like, others might. So post it up for... a year or two, in that blue, especially since it's clean and dandy, and see how it bites. This is a piece of advice with a few houses under the belt. Just because you (the owner) don't like something, doesn't mean others do, works in reverse as well. Very important lesson.

    Matt, the house is fine as is just clean up the around yard trim some trees clean up the fire pit, and extend the ramp. Don't change anything that doesn't need to be fixed.

    Since the house is white. Just change the trim to black. It’s in, and also classic and won’t take away from the interior. Definitely swap the rooms. Large for living room, small for dining. You want your communal space to be as comfortable as possible.

    changing the blue trim to a light grey while leaving the walls white will give it a more modern look instantly. And installing rain gutters, - yes, rain gutters, will keep the facia boards dry and prevent rotting as well as staining of the deck from dirty water dripping off the roof.

      Light grey would just make it look worse, like if it really needs to be "modern" go with the really dark accents like people are doing and do the trim black or something else that contrasts with the white rather than just blending in like light grey does. Idk ive just seen way too many white and grey houses and it looks boring to begin with and even worse as the paint yellows in a few years

    Even though the living room is already set up for one, I wouldn't mind moving that furniture to the empty bigger room, adding a nice big sectional and a big TV. Since it's the furthest from the master bedroom you can be loud in it. Turn the current living room into a big dining room. With a bigger table.

    Turn the big conference tables into 2 tables by squaring them up or rounding off the other side. The blue on the building is kind of cooling(in temp) to the mind. Does not look bad to me, could be my age though. Ever consider putting up a canvas wall tent built on platforms with hitching rails in the area by the river? could rent those out pretty easily and you have a handy crew to blast a few of those up quickly.

      Keep this entire place ADA and make sure the bathrooms are up to code for the disabled too. No pool table but get board games. If the play set in good shape just clean it up and make it safe from sprinters? Clean up the yard get ride of green house. Put in aGrill and fire pit with seating and table. Large room turn into a living room with a pull out coach and storage for the games. Small room put a bigger dinning table for 8 people. Make sure if you have 8 beds have at least 8 set of dishes, cups and silverware. Keep the crib and get high chair. Make it family friendly.

    The empty space should be a living room and the actual living room would be a perfect dining space. So the table does not stand in your way any more and the dining room is near the kitchen. Keep the white painting to prevent the house of heating up too fast (because of that the AC can save a bit power and does not need to be maintained that often.) And as for the blue painted parts: Paint them medium grey. Believe me, it will look awesome.

    definately leave the ramp for handicap accessibility. Personally, I like the blue & white it pops against the brown/green landscape & reflects the heat. You could maybe do a light gray for porch & trim.

    The smaller living room is closer to the kitchen. Turn it into the dining room, then the big empty into the living room. I like the exterior colors myself, but you could consider making the blue a lovely green.

    Paint tech from Australia here. Have a look at the Colorbond range of colours. Powder coated fencing and roofing are prefabbed in those colours here. But you could leave the white sides and hit the trim with Shale Grey then Monument on the decking. It's a combo I know a few of my customers have been happy with.

    Hi Matt, we have a couple of ideas for you. The new house, just changing the trim paint is a cheaper way to update the exterior. Long in the future, these extra house can become staff housing - like a ranch manager, etc.. As far as the living rooms, I would move the living room furniture into the bigger empty space and putting the dining area in the older living room space. I am trained as a interior designer and I love arranging space not pillows. Otherwise, my hubby and I enjoy your channel and wish you all the

    Switch the living room to the bigger room and use the existing living space for the dining room. Paint the exterior a sage green withe white trim. That way it blends nicely into the landscape and elevates the look of the exterior.

    16:12 They say that painting the underside of the porch roof blue keeps the wasps from building nests there. You don't have wasps do you? Maybe you should keep that color there. Maybe now is a good time to come up with an official Desperado Resort color scheme that you apply to all DR buildings? There was a tan wall /forest green trim combo I used to like. It helped the buildings blend in with the landscape. I don't like buildings that stand out too much. Detracts from nature and all that.
    Some people have said get a pool table. If it were me, I would not. The sticks become long swords for undisciplined kids. The pool balls get thrown and bounced on the floor. You end up with holes in the ceiling and walls and dents in the floor. Windows get broken and the sticks loose their tips or get broken too. And the felt top will inevitably get food and drinks spilled on it. Not to mention kids climbing on the table destroying the felt. Put your pool tables in a recreational area at the main building. Then they can be monitored by staff easier AND you have an opportunity for concessions, snacks, drinks, and meals. I have seen things, horrible things have I seen...

    I like your idea for inside, as for the outside paint.
    Leave the white and paint the Blue to a Darker Green.
    Some like contrast colors to the surrounding area, also a calming and welcoming color.

    Could be a den. Could be a kids room. Lots of toys etc. I don't like the blue at all. Do a nice medium grey color on the trim and the deck. It's a very nice home. So clean!!     For paint. Same colors as the nice house. It looks great and will start to make the nicer deswellings have a set color palette that you can use for future structures. Trim in a wood tone.

    10:01 could take that huge table, cut the most worn out part of the one on the left, maybe a bit from the one on the right, find some legs from mkplace and voila, big dining table on the cheapy. Super easy project. A little bit of paint, a little bit of edge tape and you're done.

    You either need a big game room. Ping pong table and maybe a table for table games or make it another room with lots of bunk beds or twin beds. For extra places for people to sleep. Large families like mine love extra beds and a game room. Just don’t put a pool table so you can protect the walls and windows. Arcade games and pinball machines are cool. I rented an Airbnb or VRBO in Moody, Texas and we didn’t have any electronic games but we had so much fun playing table games and throwing around a football outside. What was important to us was that there was enough beds and towels.

    Paint the house trim and deck grey. Move the living room to the bigger room and use the current living as the dining room. Put the desk in the dining room.

    Dude, paint white stars on the blue, paint the windowsills and the hand rails red. On the deck you put a grill and corn hole. Inside you put a dinner/game table, maybe a shuffle board table and board games. I could be a fun family party style house.

    Use the colors as an oasis. Blue Water in brown landscape! Livestock tank cooling pool. Grilling patio. Go for it!

    Hey Matt, loving this journey you are on! I'd make the bigger space into a living room and change the existing living room into a dining room. Would make the house flow better IMHO. I;d also do like an outdoor kitchen on that patio area with a grill etc etc! This place is going to be tremendous when it's done! xxx

    Id paint the blue a mediumish neutral grey and keep the white. It would make it more modern to match the inside. I would turn the small living room into a dining room and get a large sectional and maybe recliner and put into the larger living room so that people can actually lay down and relax or lounge if they want to.

    Frame that big room out and make a room/ fun area with a small office. Family customers would love that. Bc at R&b’s customers don’t need a huge dining room. So like a movie room, game room with office would be more lucrative to you

    Yeah no matter what you call the channel.. it will always be Off The Ranch to us!! Now about the house! I think if u paint all the blue parts to nice darker gray it will make it look way nicer and more modern and leave the rest white.. that way it doesn’t gulp up the budget😉..

    Bigger round table for bigger room. Sage green for outside paint and a bug zapper. Second bedroom needs an elephant lamp between twin beds.

    Got to start somewhere. That’s what happened to my clients. They bought a cabin and all the stuff was left. My cleaner and I spent a day on it and got the stuff not needed. We had it up on Airbnb and VRBO that night and booked it 2 days later. I was one of the busiest places we had.

    Definitely do a small dining slash sitting room with a nice size table. And in that bigger room put a nice big living room with a nice couch!
