    We had left our house when I was 12 years old, today I am 24 and we have still not got the house back. No rent, No RERA, No Government, No courts helped us. Government is just sucking out taxes while not giving anything to it's people.

      I totally agree. I want to expose it. But I need specific inputs from people who have seen and experienced the bribery and corruption at first hand.

    if a cooperative housing society has defaulter members with outstading mantainace , then can that socity go for redevelp? if there is CRZ then can it go for redevelop?

    Krish, Another amazing video as always! I love the shift from emotion towards objectivity in your recent videos. I love your new tone of saying: friends, I have seen a lot of this and this is what I know which you don't.
    It is human nature to reject a new, negative idea when presented to us as the absolute truth and conclusion. When one hears upfront that self-redevelopment or redevelopment are doomed causes, one may reject the idea outright thinking that the speaker is a negative person.
    However, when you explain it point by point, one does tend to come around and understand the ground realities that one is unaware of.
    When trying to convey a message, it is a very good idea to start from the point of view of an innocent potential victim who is unaware of the realities of the world. Then, when you explain point by point what you have seen and experienced, the viewer will be like, "Yes, that can happen", "hmm, things might be this way".
    Eventually, the viewer understands what you are trying to say and comes around.
    Please keep up all the good work!

    Sir, I think that you are misleading us. You have not missed the role of the PMC. All the activities that you have mentioned will be the responsibility of the PMC. Agreed that after sales will be a problem. But we can give it to property management consultants. Where as the situation of the managing committee is concerned, whether it is redevelopment or self redevelopment, it remains the same. Moreover the banks are directed by the government to give us loans. The interest will be payable only after the project is ready. What else do we need.
    But I accept your point, that because of the managing committee, we shall never be able to accomplish that.

    Sir what is your say on, "in self redevlopment of all the evils land stays on society's name", so if anything goes wrong we can always go to bulider later on.

    Going for redevelopment with a builder is risky; you have explained why in your video.
    Also, self redevelopment by society is not possible because of so many problems.
    Then what is your advice to society members of very old buildings that are 70-80 years old ?

    Sir, now government has introduced single window facility specifically for self redevelopment. So, in the future, still the self redevelopment intended society will face this issue of govt bribes?

    how much does it take to redelop a building any idea?

      It varies a lot depending on (1) How the builder funds & finances the project i.e. borrowed funds on which he has to pay interest, or booking amounts (2) How many bribes he pays for getting clearances (3) Cost of FSI/TDR i.e. the premium charged by MCGM etc (Cost of rehabilitation component i.e. whether the redevelopment society struck a bad/loss-making deal or a good/profitable deal (4) Negotiated cost of buying development rights from other builders/land-owners

    There is a single window clearance for all the approvals for self-redevelopment and the society gets 95% loan from relevant bank.

    Forget about BMC Do you hv got faith on yr own members.I read yr articles all are negative opinion.Self development is making income for few members and only work less than 60 people.

      I can say this much with absolute certainty: In almost every society, Managing Committee treats members who question their decisions as enemies, traitors and criminals. They de-legitimize the normal democratic process of asking questions and voicing opposition.
