I live in NJ, and Jersey City has grown and is still growing. Lots of high rise buildings planned. The waterfront is thriving as well. People who can’t afford Manhattan rents are going there. And it’s HOBOken.
One can witness the dramatic, and impressive growth of Jersey City's skyline, walking along Hudson River Park, and Battery Park, in lower Manhattan. It resembles a mini Miami. Expect bigger and better things to come for Jersey City. Its proximity to Manhattan, is its golden egg.
L❤ JC, and Liberty State is a great park! I have so many memorable moments of running the length of the park in the winter and summer before it was even completed, and taking my son there for our weekly, special after school playtime moments together.
A lot of financial back office functions have been moved to Jersey City. Rent and labor are cheaper than Manhattan, but still close to the global bank headquarters near Wall Street/midtown.
Fun fact: Those giant money-churning businesses installed high speed data cables under the Hudson from JC to the NYSE for lightning fast transactions with minimal lag time. Every microSecond counts!
JC is getting a massive resurgence. Definitely a great place to be if you want to be close to NYC, but not be in a place as hustling/bustling. Still, a lot of areas have a long way to go, but the downtown has been totally revitalized and is great, and Journal Square is getting there next. Definitely a city to keep an eye on.

frankly, JC's been 'about to be the largest city in NJ' going on 3 decades now. Yet every Census Newark always manages to stay ahead by enough to remain the largest city. With the JC's development we'd expect it to surpass Newark by now but it hasn't (Newark is building but not at the rate JC is). If the rents keep skyrocketing Newark might swell more since it has more available land.

Unfortunately without NYC building enough housing stock for its population, there isn't much JC can do to keep rents down as NYC people just move to JC to seek slightly lower rents and slightly more space. JC obviously offers a very different feel than NYC, so it's not all about rental prices. It would be nice to see Newark and JC create more of a twin city partnership and attract businesses. But taxes are insane so there isn't much pull to NJ other than schools.

My mom lives in Ironbound which is a great and safe community, but it's pretty surrounded by unsightly industry. These definitely serve as hindering forces to demand and therefore speed of development
I went for a job interview in one of the community centers in Jersey City during the late 70s. Being a City boy, I thought nothing would phase me. I never went back for the follow up interview. Nevertheless, I was interested in renting a large apartment in Journal Square.
I would have mentioned Jersey City is now the most expensive city to rent an apartment in the United States, having passed San Francisco and Manhattan. They are building 10,000s of new housing units a year.
Jersey City and Hudson county as a whole just feels like an extension of NYC across the river. It's always been overshadowed by Manhattan, and Newark is also still part of the metro area.

Hoboken before gentrification but after the Navy Yard closed was in very rough shape and the butt of Borscht Belt comedian jokes for decades. I lived in NJ before it gentrified and when it and Jersey City were places to dump stolen cars. I used to walk past them on the way home from work in the late 1970s. The bums left because there was no money but growth and gentrification turned it around.
AS NYC makes it harder for people to travel Downtown and the tolls on the Bridges and Tunnels continue to get out of hand - a lot of companies are moving their Back office support staff to Jersey City because they have problems getting workers for those jobs. There are many Back office and computer staff moving there - where the people can get there PLUS the companies save money on wages AND rents too. Now that one can connect these offices to the main offices in Lower Manhattan so that it seems they are in the same building - it makes sense. What you are seeing is companies either downsizing their Manhattan offices or subletting them to other companies. Vacancy rate for office space in Manhattan is approaching 23%. Of course when companies do this - they also reduce the number of people paying NY Income tax as well so the city gets less revenue.
JC and hoboken are interesting, I know a lot of people who fled NY during COVID and right after cause it was close and not as expensive. No wonder why north Jersey has the hottest real estate in the country.
This somehow missed the main reason for the city's growth and decline! The entire port of NY, seeking rail connections west, moved to the jersey city waterfront for about 100 years, driving growth. Then in the 50's, almost overnight, the advent of containerized shipping made the entire port infrastructure on the Jersey City waterfront obsolete, and the port moved yet again to Port Elizabeth and Port Newark, driving decline. This vid was close, but no cigar.

The greater New York City Metro area would be much better off as an independent state than being part of 3 separate ones. Everything from Perth Amboy to to Poughkeepsie to Stanford and LI should be considered to be a single state, because so many problems and governing issues have risen from the three states having internal problems and all of their politics and special interest groups diluting them away from other actual problems and issues like the gateway projects, subway expansions, airport reconstruction, etc.
It is wishful thinking which will never happen. The eastern part of Suffolk has been wanting to secede from the rest of Suffolk County with the name of Peconic County for over fifty years, because of it's more rural character, and they haven't made it happen.
In what sense is a major city bordering Manhattan, with a population maybe 92% of its all-time high, a "forgotten place"? Some of the commentary sounds pretty tone-deaf to those of us who live in the area, too. Jersey City isn't growing because companies want office space there, it's growing because people who work in, or otherwise want to be close to, Manhattan are deciding to reside there while often working somewhere else.
I lived in Suffolk Co, Long Island for a year and would take the LIRR into Manhattan from St James. Anyways, I was surprised that NJ suburbs were actually closer to Manhattan than Statan Island. Jersey City was very dense in the likes of San Franciso, Staten island seemed less dense and didnt' seem to be very NYC to me - it actually seem more like suburban Long Island towns. Note: I did get to see the Twin Towers which tragically taken down seven months later on 9/11.

I grew up in the Bay, and there are many places of different geography, density and climate differences. Yea, in Concord can reach 100 degrees, over the hill in Berkeley its in the 70s. I really doubt that people know where Dogpath is in the San Francisco because its fairly built up nice after all these years. New York was really nice...much to do....saw some really nice mansions in the Bronx {never knew that}; driving on Jackie Robinson Blvd from Queens to Brooklyn surprising had many gravesites and the feel of Sleepy Hallow in the 1600s with the overcast skies and snow. Another thing...I wanted to go from Rockaway Beach to Coney Island, Brooklyn....but damn, roads go around the swamps and not just across the inlets which do have a few bridges [Think Godfather Scene]. It was a much different but really cool experience living in the area for a year. I was living in Florida at the time too with a GF and traveling back and forth a lot through McArthur Airport.
JC is the best city in NJ and close enough to enjoy NYC without actually living there. That and other reasons is why I chose to move here from suburban Long Island 31 years ago and will probably never leave unless I leave the U.S.
Many banks used to be headquartered in the New York City moved to Jesery City in order to save the cost. Just on the opposite side of the Manhattan, they could save millions. Pretty much New Yorkers moved to Jesery City too.
I appreciate you taking the time to research JC. It has fantastic diversity (immigrant communities such as “Little India”), efficient transit (Path train to downtown/midtown NYC and Newark), and proximity to NYC. You mentioned the closure of the three large train terminals in the 1960’s. To be quite honest, the decline in these passenger terminals was sealed in 1910 when the Pennsylvania Railroad (PRR) opened the north river tunnel, allowing direct passage under the Hudson to Penn Station. PRR had no need to operate two terminals and exchange place was not needed (the Path and NJ transit Light Rail have stops there now). Central Railroad of NJ (CRRNJ) was losing money in maintaining Communipaw Terminal and built a spur track to connect its mainline to the PRR, allowing the train to terminate in Newark (to allow for easier connections to NYC). Communipaw is now the base for the ferry to Statue of Liberty and Ellis Island. Great work!
As a tourist, seeing Jersey City from the ferry, doing the touristy "Statue of Liberty trip", was really weird. Almost like seeing an unknown land, I knew all those things about Manhattan and NYC planed to visit all the (touristy) places. And I watched of the waters of the Hudson River and it was so strange…Terra Incognita.

They're building a 70 story apt building right across the st from me. Metro Plaza is being torn down and turned into luxury housing + a new Shoprite. And they're trying to build their own version of the Highline I think? Again literally right outside my window.
What happened? In a short words (which is all it would take) is it Transitioned with the times. And it reinvented itself under the door step of the NYC. It could do that because it already had the bones to make transition go easily. Rail like PATH and NJ Transit. It has Waterways commuter ferry service.
That is nonsense. Having lived coast to coast, and in between, NJ has a lot going for it. I spend a lot of time in Northern NJ, and it has much beauty. There's a lot of history in NJ, and it contains so many sites concerning the war of Revolution. The weather here is temperate, and the four seasons, lovely. Wouldn't exchange that for the sauna, steamhouse, and gators nest of Florida. One more thing, NJ tomatoes are the very best!

The rents are insane even in places like Newark or Paterson. We pay insane amount of tolls for roads that have few lanes except for the turnpike. It’s the leadership who ruin the state. I ABSOLUTELY HATE driving in-and out of JC/ Hoboken. The traffic/ drivers is just absolute nightmare it turns you off from ever going there. I only go there for nice views and to avoid ridiculous tolls of going into NYC.

Your point about dying industry being replaced is the story of capitalism. It doesn't always happen, but this is the point that conservatives neglect when they talk about places losing population. Their beloved capitalism will either bring the place back, or run it further into the ground, but they're always there to mock cities.
The rest of the United States thinks that the tri-state area and especially New York City, is the arm pit of the country. If you take the time to know us, we're as friendly as anyone, and we mean it. None of that "bless your heart," crap and inside, they are wishing you to go to hell.
Industry left, it gentrified and will continue to do so. What does "supported on rails" mean in English? Rail transport to JC remains convenient like the rest of north Jersey since rails were laid so long ago. Urban manufacturing is nearly obsolete and has been since the 1960s. Suburban light manufacturing in most of the Northeast ditto since greenfield sites in business-friendly LOW TAX areas abound. LOSING POPULATION IMPROVES QUALITY OF LIFE. That's what makes JC increasingly desirable like the good NJ suburbs which I will remind were built after light passenger rail allowed commuters to not live in Manhattan.
Yeah, JC was completely different before 9/11. That's when gentrification and development started increasing at a rapid pace. I'm not going to lie I kind of liked the old JC better.
J.C also took a boom with a lot of New Yorkers moving over there for a little cheaper rent, a little cause its also pricey over there. That’s the difference between aussie cities and American cities. For all intents and purposes it’s a continuous built up area and would be considered one big city here in Australia. It’s quite surprising the first time you go on google earth and expect to see San Francisco as a big city like Melbourne only to find it’s a small part of a huge built up area. It can’t really get any bigger either…while Melbourne just swells and swells.
San Fransisco can’t experience urban sprawl due to geography, but the Bay Area around it has, just like any city in AU. JC is the best city in NJ and close enough to enjoy NYC without actually living there. That and other reasons is why I chose to move here from suburban Long Island 31 years ago and will probably never leave unless I leave the U.S.
Many banks used to be headquartered in the New York City moved to Jesery City in order to save the cost. Just on the opposite side of the Manhattan, they could save millions.
Pretty much New Yorkers moved to Jesery City too.
I appreciate you taking the time to research JC. It has fantastic diversity (immigrant communities such as “Little India”), efficient transit (Path train to downtown/midtown NYC and Newark), and proximity to NYC.
You mentioned the closure of the three large train terminals in the 1960’s. To be quite honest, the decline in these passenger terminals was sealed in 1910 when the Pennsylvania Railroad (PRR) opened the north river tunnel, allowing direct passage under the Hudson to Penn Station.
PRR had no need to operate two terminals and exchange place was not needed (the Path and NJ transit Light Rail have stops there now).
Central Railroad of NJ (CRRNJ) was losing money in maintaining Communipaw Terminal and built a spur track to connect its mainline to the PRR, allowing the train to terminate in Newark (to allow for easier connections to NYC). Communipaw is now the base for the ferry to Statue of Liberty and Ellis Island.

As a tourist, seeing Jersey City from the ferry, doing the touristy "Statue of Liberty trip", was really weird. Almost like seeing an unknown land, I knew all those things about Manhattan and NYC planed to visit all the (touristy) places. And I watched of the waters of the Hudson River and it was so strange…Terra Incognita.

I was living in Jersey City up until I retired about 10 years ago. So I retired and Tulsa Oklahoma so my money could go farther! But I really miss Jersey City and the sanity that was there! Because most people believed in reality, and I really miss that!!
They're building a 70 story apt building right across the st from me. Metro Plaza is being torn down and turned into luxury housing + a new Shoprite. And they're trying to build their own version of the Highline I think? Again literally right outside my window.
What happened? In a short words (which is all it would take) is it Transitioned with the times. And it reinvented itself under the door step of the NYC.
It could do that because it already had the bones to make transition go easily.

That is nonsense. Having lived coast to coast, and in between, NJ has a lot going for it. I spend a lot of time in Northern NJ, and it has much beauty. There's a lot of history in NJ, and it contains so many sites concerning the war of Revolution. The weather here is temperate, and the four seasons, lovely. Wouldn't exchange that for the sauna, steamhouse, and gators nest of Florida. One more thing, NJ tomatoes are the very best!
@@LUIS-ox1bvall good points and things I love about NJ but I think the commenter meant in terms of quality of life. I left NJ, the taxes are 2nd highest and we have nothing to show for it. The rents are insane even in places like Newark or Paterson. We pay insane amount of tolls for roads that have few lanes except for the turnpike. It’s the leadership who ruin the state. It’s very beautiful though you are correct

I ABSOLUTELY HATE driving in-and out of JC/ Hoboken. The traffic/ drivers is just absolute nightmare it turns you off from ever going there. I only go there for nice views and to avoid ridiculous tolls of going into NYC.

Your point about dying industry being replaced is the story of capitalism. It doesn't always happen, but this is the point that conservatives neglect when they talk about places losing population. Their beloved capitalism will either bring the place back, or run it further into the ground, but they're always there to mock cities.
The rest of the United States thinks that the tri-state area and especially New York City, is the arm pit of the country. If you take the time to know us, we're as friendly as anyone, and we mean it. None of that "bless your heart," crap and inside, they are wishing you to go to hell.

Industry left, it gentrified and will continue to do so. What does "supported on rails" mean in English? Rail transport to JC remains convenient like the rest of north Jersey since rails were laid so long ago. Urban manufacturing is nearly obsolete and has been since the 1960s. Suburban light manufacturing in most of the Northeast ditto since greenfield sites in business-friendly LOW TAX areas abound. LOSING POPULATION IMPROVES QUALITY OF LIFE. That's what makes JC increasingly desirable like the good NJ suburbs which I will remind were built after light passenger rail allowed commuters to not live in Manhattan.

Yeah, JC was completely different before 9/11. That's when gentrification and development started increasing at a rapid pace. I'm not going to lie I kind of liked the old JC better.
J.C also took a boom with a lot of New Yorkers moving over there for a little cheaper rent, a little cause its also pricey over there. J.C is beautiful compared to NYC, i was at the Newport mall yesterday everytime im thr J.C area i love it, im happy and feel free. Hoboken all of just way better than NYC which is just a disaster and a disgrace

That’s the difference between aussie cities and American cities. For all intents and purposes it’s a continuous built up area and would be considered one big city here in Australia.
It’s quite surprising the first time you go on google earth and expect to see San Francisco as a big city like Melbourne only to find it’s a small part of a huge built up area. It can’t really get any bigger either…while Melbourne just swells and swells.
San Fransisco can’t experience urban sprawl due to geography, but the Bay Area around it has, just like any city in AU. Lots of cities in the US grow bigger and bigger, It’s just the growth areas have different city names it’s still a big sprawling metro area, the LA Metro area has 14 million people, more than half the entire population of all of Australia.
