Crawl Space Encapsulation! Make Sure Your Project Is Done Right!

  • I brought all of you along throughout our entire crawl space french drain project. I showed you all how to install a basin, as well as how to install a sump pump inside a crawl space. Now, after a few weeks of intensive, back-breaking labor, I want to invite each of you, to crawl along with me, as we go from corner to corner of this entire crawlspace, inspecting our brand new 2021 crawl space encapsulation project, and use this crawl space encapsulation video, to make sure your project is done right!!
    This crawl space encapsulation was performed for my buddy Rodney. He just purchased this home, is having all flooring redone, and wanted to make certain, that he protected is flooring investment!
    You see, this isn't the first crawl space encapsulation install that we have performed for Rodney. A few years ago, we performed our crawl space magic underneath his previous home! Here is a full project video of Rodney's old house • HOW TO CONTROL MOISTUR...
    If you take the time to see Rodney's previous home's video, you'll see he had three different crawl spaces in the old house! That was a humidity problem project and a half let me tell you!
    I was glad that this new house only needed one crawl space sump pump and basin, and only one santa fe dehumidifier system. We installed our big santa fe advance model inside this project.

    And if all that moisture removal wasn't enough for you, once we got control of all the standing water inside this wet crawl space, I had to spend another two days constructing a brand new crawl space door.     Once all of that was finished, we put down a new 6 mil ground vapor barrier, before we installed any of our fiberglass reinforced 20 mil poly. The exhaust system on this crawlspace encapsulation is made up of three of our humidistat fans.

      We certainly did! Wait until you see the upcoming new project video. We had to rip an existing encapsulation out, and then install our's. Should finish it up tomorrow I hope.

    Back breaking work for sure. I needed to sell my house back in 2019....it was a nightmare....me, alone, digging a perimeter drain in mud under the house....I couldn't afford to go all out like this, but it solved the problem. I used a little bit of info from different channels to git-r-dun.....took me 8 months to get that house sold after I already bought another one!
    Doing all of this while working a 70 hour week trucking job.....felt like I was living in a grave....you guys make it look easy....lol.

      Unfortunately, I have done wayyyyyyy more of them than I even care to know the number to. I reckon it's just like anything else. You just get more and more adapted to the situations, the more you voluntarily subject yourself to said situations.

      Been fighting this battle for weeks now. At 68, I’m good for about 3 hours per day under the house then have to let my knees heal for one or two days before I can get back at it. 😮 I just sent a text message about a quote for my crawl space.

    The taping is so clean - especially on the piers. Unless you've done this work it's difficult to comprehend the level of effort required for a end product this nice.

    Correct me if I'm wrong because I'm no expert, but from what I've been finding is that fiberglass reinforced vapor barrier doesn't have as low of a permeability rating as the non-reinforced. I can't speak to the brand you're using, I just know it is that way between the Viper CS and the Viper CSX barriers

    I can’t really tell but looks like there is no wall insulation board. Is there a good reason for it or against it? A recent quote I got for drainage only, the foundation companywanted to put up wall board and tried to tell me it’s code. I think probably not. Why insulate the walls when not encapsulating? I can’t see anything but wasted money but I may be missing something.

    Hey tanner im encapsulating my crawl space DIY after I kill mold(already solved the water problem) and finished encapsulating should I…
    A. Condition the space with a couple vents.
    Or
    B. Buy a fancy dehumidifier?

      I learned many years ago, the hard way, that if you copied me, you need both. If it is not EXACTLY like mine, and I mean EXACTLY, you could probably get by with a dehumidifier. If it's like mine, and you do not have an exhaust system, your crawl space will become stagnant, and begin stinking, as it cannot hardly breathe whatsoever. Thanks for commenting.

    11:29 check out the cracking that is starting from where the builder notched out the girder instead of shimming. I dont know if you do jack supports too but Tanner that's definitely something you should point out to the home owner for the longevity of his home. And at 12:09 too.

    My Brother. You might have one, might not want one, but XTreme Power makes a jackhammer shovel for $169-$189. I think the shovel part was another $20. I have a video of a solid clay mound about the size of a truck bed. Chopped it into pieces in 9 minutes and spread it out in 20.

    Tanner - Our house was encapsulated and 2 sumps installed about 6 years ago. The installer did not recommend the vent fans or insulation. That would explain why I get a smell randomly in my house…. Not consistent, just random. A couple of questions… 1. What humidity level do you like to keep the crawl at? 2. I was told the mold on the floor joist will go dormant after the humidity is under control?

    is the vapor barrier too high? I can't imagine the homeowner selling the house but if he does, will the termite inspector rip all that down to look at the sill plate? also looks like the vapor barrier touches wood on the pillars. does the homeowner complain about the dehu noise? I noticed you didn't put the dehu on foam to stop vibration or does the rope absorb it? did you double up on vapor barrier? otherwise looks great, super nice to have the external pump on the dehu, thanks

      We have never had any complaints about anything. And everything is visible. Poly can be pulled back anywhere along the tops for inspecting. Don't ever be fooled by the ignorant bug people's claims. They are just repeating what they have learned from their local branch manager.     Unless its a part of a business secret, can you reveal how many days it took you for this project A to Z with electrical and all? Don’t think you need any compliments T but just for those people who want everyday and everything for cheep they should watch this and ATEMPT to understand the level of greatness what we see here. Perhaps they should step back, reflect and meditate a bit as well. Understanding will come within. Or not. LOL I am contractor and crawl spaces are not strange subject to me. All I will say - this is mega inspiring. Thanks for sharing Tennessee Tech. 👽

      It was mostly just me and David. This is when I just met Hector, and he was able to help us 2 or 3 days. I would have to go back to the timesheets to be exact, but 10-12 working days. My father in law does the electrical usually in one day. Sometimes two.
      You can just about guarantee, one of our inside perimeter drain jobs, normal size, will take 4-5 working days.
      And one of our normal crawl space encapsulations, about 4-5 working days as well.
      This is with only 2-3 people.
      Could I knock them out way faster, with more people?
      Absolutely!
      But I do not approve of most people's work ethic, nor their integrity.
      Therefore, I don't work well with others. I never have.
      I am doing more trainings for other companies now than I ever have. I actually like talking to people who appreciate what they can learn from me.
      I tell everybody, "What you hear me saying ain't assumptions! I been out here living this stuff since 2005 whenever I started Tennessee Technicians. I know what works. And I have beared witness too many times to count, all the things that do not."

Although not to the extent of your operation I do have my own (contractor) and do understand what you are talking about completely and always try to educate my customers. It is truly amazing how tight people pinch the money bag and even at such existential (structural and health) issues like ground water, humidity, mold etc. I am proud of every single screw I installed in my life and obviously you are as well at your work. We’ll keep on doing our best … loud and clear. Thanks for sharing! Thats what a true ninja does!

    Great job Tanner, got a question regarding that exhaust fast located at one of the vents. So, all 100% encapsulated crawl spaces should have these? The reason I am asking is, my ex-wife and husband just built a really nice house and had the crawl space 100% encapsulated. There are 0 vents on the foundation so there are not any exhaust fans. Is this something that is a huge concern? They just got the keys back in March, so it is all new. Any information would be greatly appreciated, the home is in central WV where it gets very humid.     Do you seal all the vents except one, and put the fan in the one left open?

    For your 20 mil vapor barrier. Is that (2) 10 mil layers glued together? I only ask because I am starting a job on my own house and have been watching a lot of videos. Yours are the best by far 👍🏼. I just want to have all bases covered. Also if the 20 mil breaks down will it smell like cat urine?

      I am never too interested in travel projects, unless it is the right project. Take the recent pondless waterfalls build we did in Scottsdale, AZ. With that being said, if it happened to be something I was interested in doing, my ears are always open. Tanner likes them Benjamins.
