    In NYC, that walk-in closet would be an apartment, and it would cost 2 or 3 K a month.

      You mean in East Village China town west village all the older neighborhoods downtown because the Bronx queens brooklyn and Staten Island do not have closest size apartments

    Almost ALL American houses are "detached," a word rarely if ever used for houses since the word "house" implies a detached house.

      Yeah. If a home is attached to another home, it's a duplex, triplex, condo, apartment, etc. Saying HOUSE means it's stand alone HOUSE. 😂

    This is a model home in a new community. He was being quiet because there were people in the house negotiating a contract with the builder. There is usually an office somewhere in the house for this, where you also pick out the lot you want, the colors of the cabinets, flooring, countertops, etc., and add any upgrades to the home, because it hasn't been built yet. It can take 3 - 6 months usually to build the house. You may get lucky and can buy one that is already built, but basically they only build them once they have a contract, so one like that might not have everything that you want. They don't come with furniture. You may get some of the appliances included, but usually not all of them. Refrigerator and washer/dryer are usually bought by the homeowner and installed after the house is finished. And the amount of landscaping can vary from builder to builder.

    This is a great area. Close to Dallas. Close to Rockwall also. I bought a small house on the lake about 30 miles east of this location for 75,000 23 years ago. It's worth 250,000 now just because it's lakefront property.

    Virtually all private homes in the US are "Detached". In cities and older densely populated suburbs, duplexes, aka 'semi-detached" homes can sometimes be found, but they are not the norm..

    “Close,” in Texas, is relative. REALLY relative. Live in one town, work every day in a different town - the American way.
    I am impressed with the controlled environment in the attic. That is not how things are normally done in Texas and it’s awesome.

    I had a coworker who lived in Rockwall and our office was in Dallas. He would be in a mood every morning because of the commute and the traffic, but he loved the area. Rockwall lake is huge and really beautiful.

    Many new homes are being built with the "Master on Main" (or Owner's Bedroom) and en suite. Or, there are two on the main floor. GenX is to the point of taking care of elderly parents, so having an "in-law" suite in the home makes it easier to transition parents from independence to getting the help they need. Same with one-floor (ranch) homes, since mobility issues are also in play.

    This is more what I would consider normal. This is outside the Dallas - Ft.Worth area, which is a huge metroplex, so you're in a quiet area but close to a lot of activities and industries. Me personally, I'd go for a single level, but this home would be great for a young family.

      Rockwall is one of the fastest growing cities in the DFW area. Anna, Texas north of DFW is the fastest growing in the nation...and housing isn't cheap anymore.

    Hi Kabir! If you want to sell a house, get a realtor, but if you want to buy one, get a buyer's agent. It only makes sense. They can find you exactly what you want in the price range that's right for you. I did this with all three houses I bought. They don't charge you anything either. The typical cost paid to a realtor is 6% of the sales price. When you have a buyer's agent they split the commission with the realtor, 3% each. This helps the realtor to move property faster, and they know the agent is bringing a motivated, qualified buyer. Too many people waste realtors time by just wanting to see houses. It's kind of a hobby for some folks. They see something for sale, call the realtor, make an appointment, and essentially get a guided tour of a house. They have no intention of buying one. I had an aunt who was a realtor, and this happened all too often.

    That's a nice, peaceful area. The home wouldn't be $250k anymore due to a huge population and housing boom the last 4 years, but you could still get it under $400k if you are that far out from Dallas proper. That said, it's nothing at all for us in Texas to just hop on the highway and drive 30 minutes or so to shop or go to the doctor, or other errands. This home isn't far at all from most major retailers for anything they need. Maybe 15 minutes down the highway he mentioned is a major retail and restaurant hub situated next to a huge lake.
    I'm a lifelong resident of north Texas and have recently bought a home after looking at hundreds of them and deeply analyzing the market. This really is an average middle class new build in this part of Texas.

    When I opened this video, I didn't expect it to be in my area. 😮
    I live 20 minutes to Greenville (this town) and its the closest city for dining out. I commute 1.5 hours to work each way. I love the area. It's about 30 minutes to Rockwall and an hour and 20ish minutes the airport.

    I live in this general area and Rockwall is like a 30 minute drive from Dallas, which Texans are used to driving long distances so 30 minutes is pretty close lol. Rockwall itself and the surrounding suburbs are very built up.

    Having a ceiling air/heat vent is such an underappreciated feature. I had an apartment with those and the vent was right above the bed. Flipping glorious.

    I found the location: Greenville, Texas (about 50 miles NE of downtown Dallas, on I-30). I looked it up on Google Earth, Ozark St. That is a new subdivision. It shows up on the current sattelite image but in the 2021 street view, that neighborhood didn't even exist. It was just an empty grass covered field. Royse City and Rockwall are east-side suburbs of Dallas (DFW means Dallas / Fort Worth) 30 min from that house. The entire area is growing fast, and has been ever since there's been such a place as Dallas. Maybe in the smaller Texas cities it's $277K, but even those prices sound 2019. But I live in the Rockwall area, and I can tell assure you that with rising real estate prices, you can't find a decent 3Br2Bt for under $350K, and more often than not, over $400K.

    Home prices in DFW, Texas is definitely crazy. My parents bought their house in the center of DFW in the early 1990's for $55K, and today it's worth almost $300K.

    House prices in Texas may implode soon.
    Austin alone is adding 50% to its total apartments in new builds scheduled in the next two years.

    Rockwall, a fairly famous Texas city, is in the Dallas/Fort Worth area and is about 28-30 minutes from Dallas itself. It pretty much qualifies as a suburb of Dallas, although it is a vibrant and historical city in itself. If you say, worked remotely, it would be perfect. Even so, finding work in the area, particularly if your job is among the trades, would be no problem.

    I’m also in Texas. I just moved into a new apartment after living in older ones for my entire adult life. It has the kitchen island open floor plan and I absolutely love it. It looks more expensive for the same square footage and feels bigger.

    in 2021 I got a 1600sqft 3 bed 2 bath house with almost 1/2 acre land for 100k locatedin a town of 35k but only 10min away from a large town of over 100k in central texas. So access to anything I could need but a bit quieter vibe which is what we wanted..... Yes we are updating things but very comfortable as is. You can still find decent nice houses for under 150k around me...

    Only bad thing about an open floor plan and high ceilings in Texas is that you are going to be running the AC a lot in order to cool spaces that you aren't physically in. As an example, a one bedroom loft can cost 3x the amount to cool than a one bedroom that is all separate rooms. Being able to close the doors and just cool the room you're in is great.
    Also, it's nice for fire safety to have the rooms be separated by doors.

    You'll be about an hour's drive from down town Dallas, TX which is a big city, and a lot closer to medium sized towns for daily needs. Plus driving in America is very different than driving in the UK. We have very wide roads that are made for frequent travel. This house is very much suburban living so you can't really compare it to living in London as far as prices are concerned. For a more 1 to 1 comparison with London housing prices you'd have to look somewhere like NYC.

    This is a model home. It is staged by the builder to make sales. The furniture does not come with the home.

    Texas has high property taxes although no state income tax. So it’s like adding a car payment to your house payment every month. A lot of people don’t realize this.

    That last house was not a million dollar house or at least not here in Tennessee. But housing cost is a lot less in Tennessee than in northeast. You have to understand there are areas in the state you can get a 3sq ft house for 300K or so ….it all depends on the market you live in. Northeast and CA are most expensive ….you cannot see an average for all of the US it’s very regional in regards to cost 😊

    Years ago I was showing a home in a popular beach town in California that was rented by students. They asked me if I wanted to view the walk in closet, if I did I would need to make a separate appointment since they were renting it out to another student/tenant. In my area of California an average bedroom one rents out without an ensuite bath is between $1,000-$1300/month. The average 3-bedroom home in my area rents for $4500/month.

    Texas is the place where I'm retiring to in about 6 or 7 years. Hopefully prices won't charge much, but I doubt it. I can probably get 3 of these homes when I sell my current one in Staten Island 🤗 Can't hardly wait! 😊

    By the way, houses in California average twice the price of an average American house. That's why everyone's leaving California for Arizona, Texas, and Florida.

    He said it's about a 30-minute drive from the nearest nightlife city. If you live within a city it's going to cost you more, if you live outside of the city there is more reasonable pricing like this house but you have to drive a little more to get to the grocery and restaurants, however, times change and the area will develop more as the neighborhoods develop in the future.

    I live just 30 miles east of Rockwall. That home looks to be in a more rural part of Rockwall County. I would not live in Rockwall as the traffic there is absolutely horrible. However, there are some good restaurants and shopping there and The Harbor on Lake Ray Hubbard there is a really nice place for various outdoor and indoor activities. There is even a concert stage right on the lake at The Harbor where you can watch it from your boat.
    Rockwall sits on top of a big hill on the east side of Lake Ray Hubbard and you can see the Dallas skyline from there. It is about 20 miles or so from Dallas. However the worst part of access to Rockwall is driving on I-30 which needed to be widened to 4 lanes on each side 20 years ago, but is still just 2 lanes. I try to avoid that like the plague anytime I go to Dallas. Or at least going there during rush hour traffic. Lots of people commute to the Dallas area for jobs.
    There are huge million dollar homes in Rockwall that face Lake Ray Hubbard. There is even one house there that looks like a castle. Royce City is about 8 miles east of Rockwall and is a booming town as well. But it's main attraction is probably the Buccees on I-30.

    This house in many states would be at least.$500,000 - 700,000. In Connecticut, Massachusetts, Northeast N.J. parts of N.Y and California this is $1 Million + . In rural areas and poorer states perhaps less than $ 250,000. It all depends on where you live. This isn't the average style house. Its what would be seen in the southwestern part of the country.

    What happens is the sooner you move in the more money you’ll make in your house. They build out these new neighborhoods to open land to make them more affordable but then other people come and start building grocery stores and restaurants near you as the are fills our. Next thing you know you’re house that you paid $250k for you can sell for $450k you take the $250k equity and the buy something closer to your ideal area or you stay where you are if you have built the right community of friends and life around you. We have land undeveloped EVERYWHERE and are constantly building new towns/ communities.

    In Austin, a 3/2 with 1500 sq ft is around $500k. And that's in the cheaper spots down south. About 5 to 10 miles south of Downtown.

    Beautiful house. I live up in the Adirondack Mountains of Northern New York State. Three hours by train, north of New York City. This house would be much more expensive in our area, and the prices went through the roof over the past ten or fifteen years. Close to New York City, this house could be a couple of million dollars, depending where exactly it was. Apartments in the city, quite often are closets in what used to upscale homes. Small closets are being rented for fifteen hundred dollars or more. Parts of California, are extremely expensive, as well.

    Remember this is cheaper because it's Texas. Other states have lower home prices too, but they aren't the most well known areas to Europe.

    Location location location.
    Rockwall is pretty far out from Dallas so lower priced, but probably about right for smaller towns in Texas. In my neighborhood just south of Houston and close to the Medical Center (huge employment complex) this house would be a good bit more than that. Inside the Loop (basically in town) it would be far more. And yes we do love our walk-in closets.

    This is not anything like an average house in the USA. The actual average house would be about 15 years old, single story with about 1500 to 2200 square feet. You’re being bamboozled by sneaky, lying real estate agents. While they are detached with double garage, the lots may only be 5000 square feet or less. The houses you are seeing are upscale and not the average house.

    Every house I've bought has been out in the countryside to get away from the hustle and bustle, and the real estate is cheaper. However, the hustle and bustle follows you with land development and eventually your countryside home becomes part of in the suburbs. I've moved three times because 10 years after I buy a home in the country, everything gets developed around me and I'm right back in the hustle and bustle I'm trying to get away from. But, that's not a bad deal because the value of your home skyrockets once they start developing around it. My $150K 4 bedroom home in the sticks 15 years ago is now worth $400k because all of the farmland around me has been bought up and developed. So I'll make a nice profit and move further out into the country again in a few years. The amount of farmland that is being sold off and developed though is pretty alarming. The nation's food supply is not created in housing developments. Less farms means less food and higher food prices.

    You can get a nice house for $277k depending on where you buy. So, you have to pick locations where you can get more bang for your buck.

    Can’t go wrong in the DFW area. I live here. It’s got a lot of options. Want land? Want a big house that’s relatively cheap control other states? Want to live in the city? The suburbs? The country? You name we got it. Also got to remember us Texans judge distance by hours away cuz Texas is so huge. This house is about 30 mins away from the dfw area. Like for instance Ft.Worth to Houston is 4-4.5 hrs. To Austin/San Antonio roughly 5hrs. To Texarkana roughly 3hrs. To Gainesville roughly an hour. To El Paso 9-9.5hrs. Takes long to travel to El Paso than it does to travel to Colorado lol 12-13hrs you could be in Illinois lol Texas is that huge

    It's absolutely the location. I live in Los Angeles and that would be at least $2 million if not more. It's a very small city in Texas. Yes you're fairly close to a larger one but it's still kind of what it's like in small town America.

    A house like this where I live (northern plains US) would be $350k, give or take. My current house (2 been, 1 bath, ranch with attached double garage, built in ‘62) is worth $225k. Soooo that’s why I say the house in this video is probably closer to $350k. Nice house and I wouldn’t turn it down if I could afford it. I feel Lol this would be upper middle class for sure tho. So many different styles, sizes and pricing of houses throughout the US.

    Honestly ... even that house is geared towards people with higher income. That is 120 Ozark st. in Greenville Tx. Zillow prices that house at $414,000 ... it is the model home so its the best one in that group of new construction homes. The home that is closest in size that ISN'T a model home is just down the road at 180 Ozark ... that home sold for $350k. In order to afford a home at that price point you need an income of at LEAST $90k. But realistically I think you would be better off with an income closer to $150k before you think about a house at this price point. The median American household income is around $75k and I would advise a family at that level to look at homes in the $150k - $200k price range. You will have a hard time finding a video for a home at that price point though ... they sell fast so realtors don't need to bother.

    A mother-in-law suite is a bedroom and bathroom, sometimes an en suite, that’s part of the home but in its own little section, away from the main bedrooms. Some homes have a mother-in-law apartment which has its own kitchen. My father-in-law’s home is like that and my son rents the apartment from him.

    Probably only 30 minutes or so from an international airport and major metro area-- just enough to keep it simple, quiet, and insulated from city chaos, in my opinion. Nice starter home!!

    He keeps saying DFW, so this is obviously on the outskirts of Dallas. Probably about an hour outside the city center.

      Depending on traffic. Its about 25 miles each way, so yeah, an hour would be about right, M-Friday.

    I’ve lived in Texas my whole life, politics aside (genuinely though, both sides contributed to the current state of the country) Texas is going downhill here in central Texas specifically the metro area from south San Antonio to Georgetown (north Austin). The rent is going through the roof along with crime and especially theft and the traffic is absolutely insane and with everyone moving here the cell service is also getting wrecked, I have the best cell signal booster you can get and I never lose service anywhere but if I’m in a busy part of Austin or anywhere at all in San Marcos I can’t even watch a UA-cam video a lot of times. I wouldn’t recommend moving anywhere within the area I described besides maybe Kyle but it’ll be next to go if it keeps going this way. Hopefully it’ll change though

    30 minutes from Rockwall qualifies as "just outside of Rockwall"? Only in real estate talk. And Rockwall itself is a fairly distant suburb of Dallas. This is the middle of nowhere. Sure, you can get a nice home for $250K in the middle of nowhere. But then you're stuck living there.

    I bought my house in 1999 for $119,000. I paid off the mortgage about 3 years ago. My house is small at 900 feet, but it is on two plots in a 3rd ring suburb of a metro. The two plots are worth more than the house.

      In rentals I've seen this...I have not seen appliances come with a purchased house unless it's worked into the paperwork.

      Oh wait, unless you're referring to just these new built neighborhoods including the appliances. I have never bought a new build 😂.

      @elviakevina yeah, most of the houses I've seen while searching had at least the stove/range, refrigerator and dishwasher. The washer and dryer are some times left there too.

    There's no way this model just outside of Dallas is $250k. I think he mentioned it was in the high 300's. Most new builds have similar features and finish options, but the price point will take you into the $400k+ mark. It's a nice looking home. Thanks for sharing.

      This is definitely a proper price point for a new house being built in a new community and this was in Greenville. I’ve lived in Greenville before and I think this house being $300,000 is spot on.

      Their definition of "just outside Dallas" in this case is a 90 minute commute to downtown at 3 am

    Someone trying to watch movies in the living room is not very helpful to the person trying to sleep in the Master.
    The front bedroom has the bathroom door on the outside of the room. Not really an en suite.
    Don't forget where you buy your house is where you have to live. You had better choose wisely.

    Location, location, location. In Brooklyn, say, it would be close to a million, I would think (perhaps less if you gave up 90% of the outdoor space). So not so different from London. I don't know this area in Texas, but what amenities are there? Half hour to get groceries, each way? Or to pick up a pizza? That strikes me as crazy! I'm five minutes WALK from an okay supermarket, 15 minutes walk from three more that are much better, 22 minutes from one of the best in New York (need fiddleheads? dragonfruit? fresh lemongrass? curry leaves? they got you covered, and are legendarily cheap). The drug store is across the street, the hardware is 10 minutes away, pizza two minutes, as is the liquor store, 4 bodegas in 5 minutes, 4 barbershops within a ten minute walk, etc. Within a half hours walk are at least 60 restaurants, a few with michelin stars. The hospital is 20 minutes walk (they even let me walk home from my colonoscopy), there are four parks I pass on my morning walk (one is huge). The saturday farmer's market is legendary, etc. Downsides? there are the motorcycle dudes who like to make a lot of noise for no reason. I've had detectives knock on my door to ask if I happened to notice the murder across the street. I've been robbed at gunpoint by a pair of 14-year olds, and mugged a couple of times, pickpocketed once, and had my locked up bike stolen. Oh, and a crappy apartment will cost insane money.

    250k is still what I consider unaffordable lol
    Maybe if I was married and was dual income it would be ok. I just refuse to have most of my paycheck go to debt payments or finance it for more than 15 years.

    When we bought in Frisco in 2008, it was still up and coming. We paid $310,000 and the house is worth over $700,000 now.
    Rockwall is east Dallas, so your access to downtown Dallas is good, but you are on the eastern end of the DFW metro. More central locations within DFW the same distance from downtown Dallas (like Flower Mound, Carrollton and Grapevine - where Bonnie and Clyde were gunned down) are going to be more desirable.
    Most of these master planned communities also come with a community pool and clubhouse too.
    Edit: I saw in the comments that this might be Rockwell TX. That is far west Fort Worth and easy access to FW, but a long way from Dallas. DFW metro is huge BTW. It covers almost 9,300 square miles (larger than Wales).

      No Bro, Rockwall is East of Rowlett and this property was close to Rockwall and Royse City. I live in Plano and I know that area to the SE of us.

      @@planojag595 I couldn't tell if he was saying Rockwall or Rockwell. There is a Rockwell subdivision NW of FW (or at least there was when we lived in the Waterstone subdivision in Frisco back in 2008 to 2010).

    Rockwell TX is an hour from Dallas. The area in HOT, VERY HOT. not quite as humid as Houston but still HOT.

    You won't find a house this size, for this price anywhere near Austin Texas. Is Rockwall, TX a bad area or something?!!! Maybe Kabir is watching a very old video? It sounds like this area is about a 30 to 45 minutes drive to town for groceries, restaurants etc.
