@@johnobrien2643 the happening places are at or nearby Tabuan area/ Saradise, were the hip and happening pubs/ restaurants are. Only tourists want to be near Waterfront.

What i have opinion with . 1. 15 meter from door to balcony, i don't remember the bomba requirement but if i remember correctly it is 12m. Never check Borneo By-Law . But 15M is loooooong 2. The square kitchen is good, but the door should have done in the middle. Then owner will have 2 counters. It seems like a single loaded wet kitchen now. 3. It looks like the program comes first, but the common area floor tiles is too dull. Appreciate if they have better common area, like their lobby. What i agreed with 1. The program is well programmed out 2. The layout plan per floor plate is like a floating semi-D or Bungalow. 3. It's the perfect place for the uncle at the bungalow opposite to have a unit for their son/daughter. ... or to park their car.
Hello Sean. 1500sq feet is a lot of space. The space issue comes when the architect tries unusual or creative floor plans. The unit here are what I call straight units. The unit is rectangular and split into 2 in the middle. One half for the public spaces and the other for the rooms, bath and kitchen.
Same thought with one of your point, paying such premium Price on the so so location. Still doesn't a seperate entrance for residence & commercial customer. But with such Low density units & looking at surrounding. Doubt that commercial shop Or cafe able to generate enough customer to visit. Beside the shop lot was mostly in same size which might not be able to capture different type of business tenant. Feeling that the design abit too much idea to put in all together. Look at the negative space that the mention on the corner there, the sculpture stain on the floor.....😥 Anyway, thank for sharing as always. Sean. 👍
Would be kinda amusing if you did a collab with the founder of Level Up fitness lol, you guys kinda remind me of each other, appearance wise. The dude was like the OG content creator in the online space back in the day, but in the form of blogging.
Kuching is my hometown! I have always noticed this condo because its on the way to spring or vivacity lol but i really dont like the facade of the building… i thought its a mid cost apartment to be honest so its surprising for me to see this review knowing its a luxurious condo
Hello Sean, Unrelated to the video but i would like to ask your opinion on Neu Suites @ Jalan Ampang for rental investment. This is my first property investment and i'm a bit nervous. The concept is mini apartment similar to like New York, Hong Kong etc. Only 430 sqft. Do you think that it is a good investment? Loan of 410k with cashback of 80k for dual key Type A1. I'm planning to invest 30k in trust fund with a return of 3% monthly (900) for 3 years. 20-30k will be used to get the 2 bedrooms fully furnished and the balance to be use in case for hidden cost or others. Seems like a good investment from my pov as i can have a fully furnished unit at jalan ampang without using any capital from my side but maybe i'm not seeing things clearly and also a bit worried with the small size.
The prices of property i kuching might be surprising for malaysians from the peninsular… even condos especially near town area… they dont make sense actually comparing to the size of the state
The shoplots are actually a must in recent high rise development. Local makes it compulsory. The good thing will be developer in control of all the 14units, ans they have no plan in selling them in near term. No promise in future.

kuching prices are actually more expensive than KL in cost of living and properties. Also most are leasehold if i am not wrong.

Good to see new luxurious condo coming up in Kuching. My concerns are that this place have flood history and the traffic is bad.
I'm not too sure regarding the flood but the traffic is nothing to a KL person like me hahaha.

i think the size is too small. a bigger unit will have higher resale value.
