- In this video I will be giving my review and opinion on the Mountain View Top Choice LS Turf Type Tall Fescue. I selected this seed to test out in a section of my lawn and the results speak for themselves. The #1 thing that I prefer about this grass seed is the AMAZING color. Check out my video for my review on this grass seed. I will be continuing to provide updates throughout the next year as to how this seed is performing when conditions get tough next summer.

How did you order this seed? Their website has no order page, just explains what types they have. Weirdest website for seed I've seen.
This question has come up many times so I have pinned the response for everyone.
Newsom Seed is local to me in MD so I just go there to purchase the seed. You can do the same if you are in the DMV area because they do not ship seed at this time.
MVS LS varieties are in a number of relabeled distributors seeds that you may be able to find locally to you also. Do a little research with your local landscape suppliers and nurseries. If not, here is a link to a online place to purchase the seed. It may not be the exact varieties I have because this was last year's blend but it will be MVS varieties and quality.

So does the blade stay at that thickness/width? I have Kentucky Bluegrass. It looks really good at this particular moment and is my favorite as far as texture/width/thickness/color, but it's a pain because it doesn't seem to hold up well in the summer here in NJ so instead of enjoying my grass in the fall and spring I'm always doing damage repair. I have some tall fescue but it's clumpy, with massive hard blades and doesn't look good with the KB. This stuff looks interesting. How is the drought/disease/shade tolerance compared to KB?

New sub here! I'm in love with that popping color and can't wait to see how it holds up over the Summer. I'm in Ohio and trying to decide which grass seed to use for our lawn renovation. Currently have KBW - Kentucky Blue Weed. A worry I have is losing the reparative properties of KBG. Ohio critters are tenacious and will tear up a yard in a blink of an eye. Keep up the great work!
Just mix in about 10-15% of KBG with your Fescue and get the best of both worlds. I have that in 2 areas of my lawn.

Looks good Cam...I chose MVS Top Choice and 365ss for my overseed this Fall and man I am a fan and won't be going back to anything else. Great germination and the color is nice. I've gotten compliments from neighbors and complete strangers. I am going to dormant seed some areas that thin out to over watering ( I need to split an irrigation zone that has shade on one side and sun on the other) and may touch up.in the spring. Keep up the good work.
That should be a really nice mixture!!! That is actually my plan for next year....shhhh. You don't realize how much a nice lawn really grabs the attention of people passing by until you actually have that nice lawn.
@@ElevatedLawnscapes You're right and I think you are going to like that combo. The 365ss came up really fast and the pout phase wasn't bad. Its worth the investment given the quality of the turf that came up. Also used Mazama for the shady side of my backyard and it blended well. The thinner blade of the TTTF makes it look more uniformed with the KGB. I also did a nitro blitz of 46-0-0 over the fall and added 0-0-50 to the last app so interested in seeing the green-up in the Spring. Live in PGC as well so its good watching content from someone in my area so keep the videos coming my dude.

Its only a weed when its in places you don't want it. But when you care for Fescue, its one of the most versatile grass types out there.

LOLOL...I have to chuckle...as a former owner of my own landscape maintenance and construction company, I know a fellow anal retentive landscaper when I see one. One of the first things I did when I started up was buy rollers for my mowers to "stripe" Lawns. That in of itself got me more than a few maintenance jobs for me, because my cuts looked so much better than others who just came though with a mow, edge and blow, with no striping...the striping adds a touch of class and distinction to a freshly mown lawn. well done.
You are right about everything you said. That stripping touch goes a LONG way but doesn't cost you any extra after the initial purchase is invested.

Yessir it is. I have the big league lawn roller which is pretty heavy. I have the homemade one that I can adjust the weight and make it lighter for times like now when we are cutting young tender grass. The goal is to not lay to grass over too much and cause damage.

@@PoloFieldsLawnService I have a metal pipe inside that I had laying around. The idea is that I will add sand or rocks (i have them in some of my landscaping) for the desired weight that I want.

This was a full renovation in this area. I wanted to use this area to test out the MVS before I used it throughout my lawn. I can say I will be using all MVS this fall for overseeding.

Newsome seed is the best. Trust me. My keg and rye blend I made with their seed is like almost black green at dusk. Like actual not green looking. Midnight and princess rye50/50 blend...amazing. For a fescue that’s really impressive but I heart titanium is the boss fescue.
Newsom is definitely a great place. I have heard good things about the Titanium. Midnight and rye sounds like a solid mixture 👍🏾💪🏾!

I understand. Its not listed as MVS on their website but they are a distributor for MVS. I need to confirm the blend for this year that Newsom has because it may change from year to year. But Newsom Seed definitely has MVS varieties in stock. You could call Newsom and ask which varieties are in the Top Choice.

Thanks for watching the channel and Im glad you enjoy the content. In that area, you could go with any of the cool season grass types including rye. If i was in that area I would probably work with a KBG and rye mix. With all the moisture in your area the Rye might have a higher disease pressure issue than the others. But as I mentioned before, you could grow any of them in your area, really would come down to personal preference.

Fertilizers choice should be based on what your soil needs from the results of your soil test. As far as brands I am testing 3 right now and they are all doing well....Protene, ProPeat, YardMastery.
Weed Killers it all depends on the time of year. I try to treat weeds early spring and stop spraying weeds once temps are over 80-85. We have some cooler temps coming you could go with Speedzone or Triplet. Again those have temperature restrictions that you need to follow. You could pick up some Bio-advance from your local big box store also you want something with 2-4,D as the active ingredient. Hope this helps.

What is the attachment on the back of the lawnmower and where can I order one.. it makes the lines crisp when you cut..
That is a DIY stripe kit. I have a video that shows how to make one for an EGO mower but the concept is basically the same. You can also buy a Checkmate Lawn Roller from Big League...its more pricey than the DIY version but does a really good job with striping.

I just purchased a 50 pound bag Ewing irrigation blue tag, of 8020 fescue ryegrass. I did notice that on the label it had a sell by date sometime in 2022 is it OK to use?
Yes, it will be ok. You usually have about 2-3 years until you start to have reduced germination rates as long as it is stored properly.
When did you sow the Mountain View Seed? How did you prepare the area before seeding

I have zoysia in the front yard but want something different for the backyard. I get 12 hours of sun in the morning and 12 hours in the afternoon so I’m not sure what to do. Plus I have a dog that loves her backyard and need something tough, where did you get your topsoil from?
@@manga669 I used some in my backyard from MD Landscape Supply. For the renovation in this video, I actually did not add any topsoil. I will say that in my situation in the backyard, I should not have added as much topsoil as I did bc I have been working on my existing soil health for almost 2 years now. I only wanted to fill in some low spots but I ordered too much soil 🤦🏾♂️

@@manga669 Thanks!!! consistent work has gone into my backyard and I am really happy with the results. Its not where I want it to be yet but it is getting there. Consistency is what it takes, its not a 1 time and done type of deal. Be consistent and you will get the lawn of your dreams too. I agree Zoysia does look good when it is green but with it being a warm season grass type, in this area it doesn't have a chance to stay green very long.
I purchased this seed from newsom as well. Put it down 9lb per 1000. Used scotts starter fert and sprayed tenacity. Raked it, rolled it and put down peat moss. Rained super heavy the next day, couple wash outs that were repaired and im hardly getting any germination after day 5. Watering every 2 to 3 hours by hand to keep the bed moist. Am i doing something wrong?
My first observation is that it is a little early to plant seed in this area right now and it has been pretty hot the past 2 weeks. I have seen hot temps slow the germination. Outside of the temp, its only day 5 have some patience seed germination can take up to 10-14 days when under adverse conditions for example high heat. Hopefully the temps will cool down soon for you.
Is this cool or warm season grass I want mys to look green mainly in the summer because when winter come all I see is snow and I don’t want that. I can’t figure out what grass in need. I live east North Carolina. Thanks
I would love this grass to be all year round green grass.
This is cool season tall fescue and KBG mixed. During the winter it is not going to be as green as the warmer months but it will not be completely brown like a warm season grass type. In Eastern NC you will need to make sure your watering schedule, fertilization and fungicide program is dialed in for the best results.

I am still deciding between this seed and gci cool blue. Now that it has gone through winter and onto late spring, is it still as dark as gci? Any disease issue that you have seen till now?
It is just as dark if not darker. No issues with disease yet. Its holding on par with the GCI right now.

It did amazing through the summer. It still needs water like any other growing plant. How long it stays green is mainly dependent on the weather conditions and some nutrition. Last year I was still cutting into January.

You can do either one, it really depends on how much good quality existing grass you have and how much work you are willing to do. Its not necessary to kill it off but know that it may take a bit longer over time for it to become uniform working with your existing grass. It is possible without killing off your existing grass but my approach was to kill of the existing grass in this area. I have another video showing that process also. Do you prefer GCI turf seed or Moutainview seed? Which do you think is the best?
Thats a tough question my friend. I will say that they are BOTH high quality seeds. I haven't seen how the MVS will perform in the summer when it is under the most stress as I just seeded this fall. I have another test area with GCI seed that I seeded this fall also. I will say that I like the MVS seed over the GCI at their current stage. I will be doing comparisons throughout next year so you can see how they compare. And I also have GCI and Bluebank KBG mixture in my backyard. Im thinking about renovating my front yard with MVS TTTF LS and 365SS KBG next fall. So I can test and compare that mixture.

What about reel mowing this with a Cali Trimmer at 2-1/4”?
And what is your HOC with the rotary Toro?
This area gets a lot of sun in the summer and tall fescue really doesn't like to be cut that short. Let me get run this seed through a full year then maybe this fall I will take it down to a lower HOC. Temps will be more favorable at that time. My backyard was cut at 2.5" last fall and looked amazing.
HOC is 2.75-3" at this time.

What’s the difference between this seed and Scott’s tall fescue?
O% weed seed and 0% other crop seed and higher germination rate. Also, it has some newer varieties of seeds that have lateral spreading capabilities. There are other differences but those are the main ones.

Please let me know what you mean by annual? Annual Rye? This is a Fescue only blend of seed.
@@ElevatedLawnscapes some grass seed has a blend of annual mixed in it that after the first year it doesn’t look the same
@@Jamierease1833 I think I understand what you are referring to. You are talking about the Ryegrass portion. No, this seed does not have any of that, it is only Fescue seed cultivars.

I would say that it is too late to seed here in MD to get positive results. The low temps for next week are going to at or below freezing. Those temps are not good for growing new seeds. Most established lawns have almost stopped growing at this point in the year.

Type Tall Fescue and it’s doing great in the summer heat.
I have not tried it due to the weed seed/other crop composition and the price of it. Im glad it is working out for you 👍🏾.

Texas is big and has many different climates. This is a cool season grass type so if you are in central or south Texas it may not be the best option for you. Most of Texas will do better with a warm season grass type than cool season grass type.

U should use a blower to get the excess debris out of the grass it would really make it pop js
Man with the way Willow Oak leaves fall that time of year that amount of leaves would have been back on the ground before I finished recording. Sometimes you gotta pick your battles, I rather keep the extra crisp stripes by not blowing. Trust me it was all covered in leaves again within an hour. Thanks for watching!

@@86HellCat831 That is the lowest I have tried to maintain it. I think the sweet spot for it is between 2.75 and 3.25 or 3.5". It looked really good at this height.
