For example we design this for 8000 psi concrete but after 50 yrs the strenght of concrte will not be same as 8000 psi. So it not recommend to operate after 50 yrs.
So great reasoning, as a civil engineer, what is the standard of the government requirement for the condos in terms of "psi". I am sure every country must have a regularity body governing the standards.
I also had concerns with the "50 years" and finally it's all clear to me now. I guess the only downside with this is that what if after 50 years the owner wants to give his unit to his children/grandchildren as inheritance? But majority of the owners opt to have it sold. Hence, you are left with no choice but to just recieve a part of the monetary value of the land. Did I make a valid point?
The proceeds of the sale will be high if ever the location is good so when purchasing a condominium, location is a very important consideration. Also, if you want to bequeath your property to your heirs, it’s better to donate it to them while you’re still alive because they might not be financially prepared to pay the estate taxes 😊
Our building is still being managed by the builders for the last 20 years and been collecting the HOA dues but barely putting the money back to maintain and repair the building. Do you think they are intentionally keeping the money so they can get their land back after 50 years and use the HOA money to rebuild? Thank you.

Pag namatay po yung owner, paghahati hatian ng heirs yung property pero bago malipat sa pangalan nila yung title (o mamana), kailangang bayaran ang estate tax.

Our building is 20 years old. I’m paying 2500Php for HOA dues, but the builders are not using the money for repairs and maintenance. We are being scammed and can’t do anything about it. Be careful about buying condos.
With the building technology right now.. I hope 🤞 it will not happen.. Most of the condos now being built with the highest standard of construction. And being SMDC, a big developer, we are committed in delivering quality homes 🙂
