      @@AusPropertyMasteryWithPK it has tightened. Before when people would buy for $400k we would rent out for $425 per week. Now they have to pay $425k to secure same property with same return. And investors are happy to do so. The rent returns we have got for some of your clients is amazing though. Rents are still strong. One of your bought for $377,000 and I had originally said $400 per week and we got $480 per week!

    There are alot of properties in perth with positive cash flow now but this is ideal market scenario situation.. Real question is when rental market sattels in another couple of years and interest rate increases, will it stay positive. Almost any property in perth at the moment will be cash flow positive. I am not passamistic but few agents are getting their customers to buy bad property which are cash flow positve by 30-50 dollars. That will quickly disappear if rents reduce by 10% or interst rate rise in 2023..

      Most properties above 500k are negative in Perth..
      I agree we want consistent rent rises to offset interest rate movements
