I lived in the Bay Area for decades and had to move back to Taipei 18 months ago. I feel sorry for the majority Taiwanese, average income is low, may be 10% of what SV people, and yet the Taipei house price is similar to SV. There is no middle class in Taiwan, only 5% rich and 95% barely get-by. Weather and air quality are 2 other factors to consider for living in Taiwan. For 8 months per year, I feel miserable in Taipei due to the hot, humidity and at times bad smells.
This is one of the few UA-cam videos that are more realistic about the amount of money software engineers make in Silicon Valley. Not those people who work in nvidia Or meta where they make tons of money. 80% of the software engineers in the valley make in the range of what the interviewees in this video make. Good job!
Pple don’t get how expensive is to maintain the house here - property taxes, mortgages, repairs, gardening, HOA.. etc. No -owing the condo in the heart of taipei is cheaper. Silly pple
It’s not worth of buying houses in the bay area. Buying houses is basically moving from one form of assets to another; the high cost of living is definitely killing the room of being adventurous. So I’m definitely not positive for long term return of this form of assets.
Well, in America, in general people dislike to live in home that sharing any wall or yard with any neighbors, so townhouse which shares walls with 2 different neighbors, no matter how beautifully maintained or decorated, is considered low end housing. If the same size house is an individual standalone house with reasonable front and back yard, price will easily be 2-3 times more. So don't judge purely by the indoor area and pricing. Cultures are totally different. We all prefer single family standalone homes. A townhouse in the US also has lots of monthly expenses sometimes the monthly total fees are about the same as your mortgage payment.
要看地段, 那幾年東灣跌了不少,南灣像Sunnyvale 南面, Cupertino, Saratoga 基本上沒怎麼跌,最多也就在5%左右的浮動吧。半島更不用說,Palo alto, los gatos , Menlo Park 基本沒變化。我記得很清楚因為當時看了不少房,東灣那時候mission San Jose 學區的房價真的很好 可惜當時猶豫了

一平方英尺943美金相當於一台坪台幣100多萬,台北市蛋黃區也差不多價格,但台北市民均薪大概只有3萬美金而已,台北房價更誇張。
很難這樣比,那邊稅大概30% ~ 40%,稅後再扣掉當地房租,也很難存到頭期
不用到台北市 新北市板橋區都有開出一坪120了
別忘了美國要繳property tax ,一百萬的房子一年要美金一萬二左右,住越久付越多。

問題是矽谷的房屋很多是一層樓或者兩層樓獨棟房屋,住屋品質是台北市的高樓住宅無法比擬的,影片中的townhouse相當於台灣的透天厝,想像一下台北市有一間透天厝,會價值多少呢?

比较片面,都是科技业,要采访其他职业,像老师,医护和蓝领。
是的,在Bay Area,科技行業從業人員(不僅僅是R&D,還包括科技公司的非技術崗位)都不到本地總就業人口的1/5,可以沒有代表性。

我也是軟體工程師。 目前薪水300k 但是搬到美中西部。可以每天在家上班。比較起來,很慶幸當初離開矽谷。😊
能fully remote在外州還能maintain這樣的收入真的很令人羨慕。我overall comp package 可能比你高一些但是扣完房貸和生活開銷肯定比你差不少
高房價 跟 擁擠的交通 是我離開的主因。

的確,灣區收入高,但我覺得YT上一直把MAANG software engineer的薪水當作是一般薪水不太對,就算在Bay area 187k也是top 20%了

I lived in the Bay Area for decades and had to move back to Taipei 18 months ago. I feel sorry for the majority Taiwanese, average income is low, may be 10% of what SV people, and yet the Taipei house price is similar to SV. There is no middle class in Taiwan, only 5% rich and 95% barely get-by. Weather and air quality are 2 other factors to consider for living in Taiwan. For 8 months per year, I feel miserable in Taipei due to the hot, humidity and at times bad smells.

這房價跟新竹比不是太貴啊,新竹關埔區域跟竹北基本上一個房間就是大約30萬美金,四房大樓120幾萬美金,空間小多了,所以用房價所得比來看,灣區的房價也不是真的有多貴
買房其實捏LP勉強可以,貴的是維護和property tax
你可能被青安房貸洗腦了,人家是在意能不能五,六年結完房貸,提前退休享樂
考慮買房,在哪邊靠薪水都不會太夠用 ,在台灣年薪三百萬台幣,已經是P90,算非常高了,買房也是不夠用。😂

一百多萬的房子每年要繳三萬左右的地稅,還每月交三四百塊管理費,另外還每年的保險費,如没有三四十萬的年收入,是很難支撑的。

其實當時聽到 Quantitative Easing, 亦即是印鈔票的好聽版,就應該知道要買房子。 Starbucks 咖啡 Cappuccino 由 $2.75 升到 $2.95, 又升到 $3.25 ,就有聽過是小物品先升,大物品例如房子會跟隨,結果今天咖啡 Cappuccino $5.50,有些 townhouse 也是 從當時 $750k 變 $1.2M,又變 $1.5M 甚至 $1.8M. 不過,如果現金買,沒槓桿買,就只升一倍 (2x),那我買 Apple 幾年前到現在都升了三倍(4x). 除非可以買房子用 20% down payment,則五倍槓桿,升 2x 變成升 10x
科技公司用你建立AI体系,然后你就可以走了。最少40%的科技工作基本上在未来不是可持续性的。

現實很難過
我覺得買房子投資有個好處:如果誰誰誰是拍馬屁拉關係進某公司,拿每年 US$400k 或 $500k,或者他看了什麼,說如何表現得很自信,但其實他不如別人的,也是拿 每年 US$400k 或 $500k。而有些人不搞關係的,他拿 US$200k 或者 $150k,但是,你房子總可以賣或者租給這些幸運者。即是:你自己沒那麼幸運進 Google,但你可以把房子賣給進了 Google 的人。如果你可以賣了三間,大概你就可以退休了。我以前的電腦同事,進 Oracle,不是靠工資退休,是靠買了房子賣給這些 Google, Facebook, Netflix, Amazon 的人退休
理想很豐滿 200k 你去哪買個房子? 自備80%嗎
@@kunalchang980 現在是比較難。以前, 1995 年,Oracle 附近四房,人工湖邊的房子,才 45 萬美元,真是賣掉香港 600 呎的單位,一百萬美元,就可以現金買美國兩間四房的。如果供,三間甚至四間不是問題
